First of all, this is long-term (month-to-month) RV parking (instead of daily/weekly). It's in an industrial area of town (on the southeast side, near Arlington/Mansfield/Kennedale) so you do get some noise from the surrounding properties (a rock place and a manufactured home factory) as well as occasional freeway noise but it isn't horrible and if you're inside your RV with the A/C on anyway, you probably won't hear any of it. The property was a former mobile home park, so the lots are decently sized and there are some trees on site. I agree it can be hard to get ahold of someone locally (concerned if there is an emergency or something happens after hours) but they do reach back out. The only "amenity" is laundry facilities, which I haven't used yet so minus a star because more could be offered - the property butts up to a lake, there could be an area with picnic tables, grills, etc., there could be an onsite "office center" with a computer/printer access, a room to cool off, puzzle/game/video checkout (just some ideas/suggestions). Rental includes water/sewer and there are full hookups but electric is on you. T-mobile Home Internet works here, as well as antenna for local TV access. You even get a weekly trash pickup and bin! ***UPDATE*** Having been here some time now (6 months), going to update review (1/17/2024): Residents who bass their music at all hours (including nights)? Got 'em! Residents who have dogs off leash (including some dogs who charge people)? Got 'em! Residents who completely ignore speed limits and quiet hours with their vehicles and motorcycles putting children, pets and residents in harm's way? Got' em! Property that doesn't enforce their own rules? Got 'em! No way to report power outages? Got' em! Slow, poor to no communication from office staff? Got 'em! Ignored maintenance requests? Got' em! This property is next to the ghetto, and it shows. It says Lakeview, and there is a view of the lake – –however, it is completely filled with trash, and you cannot swim in it or even access it without having to climb over piles of garbage and broken branches. The staff there are unprofessional and lazy. The grounds are dirty, smelly, and noisy. There were several times where our grass had not been cut for multiple weeks and even up to an entire month. Tara is the worst office manager I could imagine. She is never there, she doesn’t answer the phone, she talks crap about everybody who lives in the Rv Park behind their backs, she lied to me about move out date procedures and is trying to charge me a full months rent and NOT return my $150 deposit after I have already moved out. She is incredibly unprofessional. It is impossible to get a hold of her supervisors as well. Now I have to take this company to court for my security deposit since it has taken over 30 days to get to me, and legally I am now required 3 times the original amount. So if management is seeing this post, get ahold of me before the court gets ahold of you.
Can I give less than 1 star? This place is over priced for no amenities, no care for the residents, no service, no peace and quiet. Builder of mobile homes on one side ( open working all hours), a gas well on the other with a rock store next to that. Right on the Highway (820), it does have a glimpse of Lake Arlington on the other side but that only adds to the mesquitoes. Managers will not lift a finger to help residents. I came home today to find a large tree directly behind my unit had fallen in the storm. Luckily only part of it ( a small part ) hit my trailor. the manager told me the tree guys would be out tomorrow. When asked what I should do since part of that tree was against my trailer likely to do damage, I was told He did not know, maybe I could go cut it down or call my insurance so my own tree people. Love this customer service. I will be moving as soon as I can find other park in reasonable distance to my work. I have had it with constant price increases, no customer service from the management, lack of property management and just getting a fond "screw you" for my efforts to make this a better place to live. Do NOT stay here if you value your property or your peace of mind.
I've visited several parks over the years living in West Texas. I have to say I was very impressed with the facilities, and even having a view of the lake. The size of the lot was pretty cool, since it kept me having the privacy I was looking for. The only noise I heard was pretty much the same as any neighborhood. So, I didn't feel like it was an issue. I was impressed with the cleanliness of the grounds, and the simple fact of having a laundry room is something I like so I don't have to go all over town. The property manager was also on point taking care of my needs! She didn't rush me when I was asking questions, like some places have, so I definitely give Tara high marks in the professionalism category. Plus, anyone who can joke around with me deserves a pat on the back. Kudos to Tara, I will be back the next time I'm in town.
I've been a full-time resident of this park for over 2 years and every year it just gets worse. All highway construction noise, all day and night. Frequently turning off the park's water supply, no amenities of any kind, including showers and the rent keeps going up every year. Management isn't helpful at all, so I can't recommend this park at all.
