Place is pure trash. Disrespectful towards veterans out of pure jealousy. Manager gets special treatment and privileges. Constant harassment and threatening letters. In five years absolutely zero property improvements, in five years the park property has been mowed 3 times. Hope your kids like snakes. Holes in the roads the size of blast craters. There’s 7 trailers that are condemned and filled with possums and raccoons. Constantly raising lot rent yet still no property improvements. Owner and manager should be jailed for theft and slum lord conditions.

If you like everyone knowing your personal business, here's your place. Lori will only talk to you outside her trailer and has no clue what discretion is, so she will yell all of your problems to the whole park and gossip about you right after you leave. Do you like being woken up at 9 am on the weekend because she is having her son work on her vehicle which directly goes against the lease? Perfect place for you. Do you like getting your rent statement 3 days before it's due, or even late in the winter? Lori is by far the worst landlord this place has ever seen. The only things that have changed in the well over a year she's been here is we no longer get statements at a reasonable time, we have more torn down structures littering the park, and unless you knock on her door, you can't get in contact with any of management. Update since Lori's DIL is now in charge (January 2024): nothing is better. Still get rent statements less than a week before they're due, road maintenance is worse than ever (watched a UPS driver fall on the major ice still left on the road, and hopefully they'll sue so maybe our new landlord will face consequences for her lack of action), and now they're selectively fining people for skirting issues although over 1/2 of the trailers have them. Probably a really bad idea to have someone who barely did the job in the first place to train anybody, which is why in the 4 months since I last posted, two other people have been in the same position. Update Aug 2024 Erin is just as worthless as her mother in law. She lies about evicting people breaking their lease by having registered sex offenders here, makes deals behind the scenes she knows she can't to get her family out here, then stole property from the guy who trusted her. Checked my bill on the 31st, and when it was delivered the next day, the day in which the bill is due, she tries to backdate several days back "previous charges". I'm convinced this company is just looking for the laziest humans in the country to try and run this place. Must be why there's so many empty trailers and even more people moving out.

I like where people like to write a bad review when they think the rules don't contain to them. I lived there and seen how people live. I do believe that some had written about not coming in my home. I didn't go into your home and I didn't want bugs or you knowing what I have or how I live. I was always nice about giving a verbal before I give a written violation, and heck most didn't do what they were supposed to and I would give another verbal. I tried to be fair to everyone in the park and I know I can't please everyone. Some people didn't like me from the get go and they weren't pleased at any point. I just hope they turn around and go by the rule for the new manager. As for the raise in water and sewer was not our fault. I can't believe how much sewer has raised in Keokuk. Maybe the city can lower that at some point for all of Keokuk. It's ridiculous price on the price. Well I am sorry to all that didn't like me. Just was doing my job.

Not worth ot to live here. Lori sucks. We shouldn't be doing the lot managers job for looking for people that speed through the trailer park. And shouldn't have been handed a ticket for the lawn. My boyfriend is out of doing anything due to injury and I can't be there to help him due to me being up north for work. Somethings gotta give here. $36 bill got added on to rent. You can't do that without notice. And it was a FIRST OFFENSE for the grass not getting mowed.

Stayed here a year ago and something tragic happened to my family where I had to go out of state and be with my dad bc he had a leg amputation and my mama is a stroke survivor and bc i left I was banned, the manager Lori is lazy and won't answer the phone half the time and most of the neighbors gossip about one another. Even my neighbor who lived behind me disliked Lori and said she was nothing but drama. I'm glad I'm banned bc don't gotta deal with petty drama. I definitely wouldn't recommend staying here but did meet a few good ppl but if u like drama this is the place to be
