Key Largo Mobile Home Park, situated in the heart of Murrells Inlet, aims to offer just that: a place to live that is close to the region's beautiful beaches and vibrant attractions. While mobile home park living can offer significant cost benefits compared to traditional housing, it's also a choice that comes with unique considerations, particularly concerning community governance and resident rights. Key Largo Mobile Home Park is no exception, providing a location that is highly desirable for many, coupled with specific operational aspects that prospective residents should thoroughly understand.

Located in the charming city of Murrells Inlet, this community positions residents within easy reach of the best that Georgetown County has to offer. The concept of a mobile home park is to provide a more accessible route to homeownership or long-term rental, fostering a sense of community within a defined area. For those looking to settle down in a picturesque setting with access to amenities, Key Largo Mobile Home Park offers a spot. As with any community, understanding the dynamics between residents and management is key to a comfortable living experience, and transparency about park policies is crucial for informed decision-making.

Key Largo Mobile Home Park boasts a truly advantageous location at 3610 US-17 BUS, Murrells Inlet, SC 29576. This address places it directly on a main thoroughfare, US-17 Business, ensuring excellent accessibility to all the attractions and necessities of Murrells Inlet and the wider Grand Strand area. Murrells Inlet is celebrated as the "Seafood Capital of South Carolina," offering an unparalleled array of dining experiences, from casual eateries to upscale waterfront restaurants serving fresh, local seafood.

The park's strategic positioning means residents are "Close to beaches and boardwalk," providing immediate access to the beautiful South Carolina coastline. Whether it's for sunbathing, swimming, fishing, or simply enjoying the ocean breeze, the pristine beaches are just a short drive away. The proximity to the Murrells Inlet MarshWalk is another significant highlight. The MarshWalk is a popular scenic boardwalk lined with restaurants, bars, and shops, offering stunning views of the salt marshes and frequent live entertainment. It’s a focal point for both locals and tourists, providing endless opportunities for dining, socializing, and enjoying the natural beauty of the inlet.

Furthermore, living on US-17 Business ensures convenient access to "shopping" and "medical" facilities. Grocery stores, retail centers, pharmacies, and healthcare providers are all within easy reach, simplifying daily errands and ensuring residents have access to essential services. For South Carolina locals, this level of convenience, combined with the coastal charm of Murrells Inlet, makes Key Largo Mobile Home Park's location a major draw. The comfort and accessibility provided by this location contribute significantly to making it a desirable place to call home.

While a detailed, official list of services provided by Key Largo Mobile Home Park is not publicly available, based on the nature of mobile home communities and general industry standards, residents typically receive or have access to a core set of services. These services are essential for facilitating a functioning and comfortable living environment.

  • Lot Rentals: The primary service offered by the park is the rental of individual lots where manufactured or mobile homes can be placed. This includes providing the designated space and access to necessary utility connections.

  • Utility Connections: Key Largo Mobile Home Park provides the infrastructure for essential utilities such as water, sewer, and electricity to each lot. While the cost of consumption for these utilities is typically the responsibility of the resident, the park ensures the hook-ups are available. Reviews suggest inquiries about "wifi, trash, sewer, water" implying these are typical considerations or services that might be covered by lot rent or billed separately.

  • Roads and Common Area Maintenance: Like most mobile home parks, the management is generally responsible for the upkeep of the internal roads and common areas within the park. This ensures accessibility and maintains a certain level of overall appearance.

  • On-Site Management (Implied): The presence of park owners "Tiny and Brit" who manage the community implies an on-site or readily available management team to address various aspects of park operations and resident concerns.

  • Community Standards Enforcement: While there are noted concerns in reviews about the consistency of "covenants" enforcement and "whims which change as often as the wind blows," the intention to maintain community standards is generally a core service in mobile home parks.

The features and highlights of Key Largo Mobile Home Park primarily revolve around its strategic location and the inherent benefits of mobile home living. While specific on-site amenities are not detailed, the following aspects stand out:

  • Prime Murrells Inlet Location: A major highlight is its address on US-17 Business in Murrells Inlet, providing immediate and convenient access to all the attractions and necessities of the area.

  • Proximity to Beaches and Boardwalk: Residents benefit significantly from being "Close to beaches and boardwalk," allowing for easy and quick trips to the ocean, the Garden City Pier, and the popular Murrells Inlet MarshWalk for recreation, dining, and entertainment.

  • Access to Shopping and Medical Facilities: The location ensures convenient access to various "shopping" options for daily needs and essential "medical" services, enhancing the practicality of daily living.

  • Affordable Living Potential: Mobile home parks generally offer a more affordable housing solution compared to traditional homes in desirable coastal areas, making homeownership or long-term rental accessible to a broader range of residents.

  • "Nice looking lots": One positive review specifically notes "Nice looking lots," suggesting that the individual spaces are well-maintained or aesthetically pleasing, contributing to a comfortable residential environment.

  • Comfortable Area: Another positive comment describes it as a "Comfortable area," indicating a general sense of ease and pleasantness within the community.

Based on the provided customer reviews, it is evident that Key Largo Mobile Home Park has a unique approach to promotions and financial obligations that prospective residents should be acutely aware of. Rather than traditional promotional offers, the reviews highlight specific financial aspects that function as conditions for living in the park.

One critical "offer" or rather, a mandatory fee structure, mentioned is a "$4 thousand dollars to move in." This suggests a significant upfront cost beyond typical security deposits or first month's rent. Furthermore, a substantial "$5 thousand dollar exit fee" is noted when selling a home, coupled with the requirement to "use their realtor" or "move your trailer." These are highly unusual and significant fees that would directly impact the overall cost of living and the ease of selling a mobile home within the park.

These points are presented as a "WARNING ⚠️ WARNING ⚠️" by a former resident, advising prospective individuals to "Do not move into Key Largo mobile home park" and to "Please check with other residents before you make your move." This feedback strongly suggests that the financial structure, particularly the move-in and exit fees, and the requirement to use a specific realtor, are key considerations that might overshadow any perceived promotions.

Therefore, for those considering Key Largo Mobile Home Park, the primary "promotions" to investigate are not discounts but rather a thorough understanding of all mandatory fees, contractual obligations, and the reported changing "whims" of the owners. Direct, in-depth inquiry into all financial and contractual terms is paramount before making any commitments.

For all inquiries regarding lot availability, rental terms, and specific park policies at Key Largo Mobile Home Park, prospective residents are strongly advised to contact the management directly. Given the specific concerns raised in reviews about fees and lease obligations, a direct and comprehensive discussion is crucial.

  • Address: 3610 US-17 BUS, Murrells Inlet, SC 29576, USA

  • Phone: (843) 651-2517

  • Mobile Phone: +1 843-651-2517

When contacting the park, it is highly recommended to specifically inquire about:

  • All upfront costs, including any move-in fees, security deposits, and first month's rent.
  • The exact amount and terms of lot rent.
  • Details regarding any "exit fees" or charges upon selling your mobile home.
  • Any requirements to use a specific realtor for sales within the park.
  • A copy of the complete lease agreement and community covenants for thorough review.
  • Clarification on how park rules are communicated and enforced, and the process for addressing resident concerns.

This detailed inquiry will help ensure full transparency and allow you to make an informed decision about living at Key Largo Mobile Home Park.

For South Carolina locals, Key Largo Mobile Home Park offers a living option rooted in an undeniably prime coastal location in Murrells Inlet. The allure of being "Close to beaches and boardwalk," with easy access to shopping, medical facilities, and the vibrant dining scene of Murrells Inlet and the MarshWalk, is a significant advantage for anyone desiring the quintessential South Carolina coastal lifestyle. This geographical benefit means less time commuting and more time enjoying the natural beauty and recreational opportunities that the region is famous for.

However, based on resident feedback, it's crucial for locals to approach this opportunity with thorough due diligence. While the location provides excellent convenience and a "comfortable area" for some, concerns about high move-in and exit fees, coupled with reports of inconsistent rule enforcement and management "whims," suggest a need for clear understanding of all contractual obligations. For a local, knowing these specifics upfront is vital for a suitable living situation. If transparent communication regarding all fees and clear, stable lease terms can be established and understood, the park's excellent location could still make it an attractive option for those prioritizing coastal access and finding a space for their mobile home within this desirable area. Ultimately, it is the responsibility of prospective residents to carefully weigh the undeniable benefits of the location against the reported challenges in park management and financial terms.
