Kimball Estates MHP About

Are you searching for a unique approach to homeownership or an alternative housing solution in the Michigan region? Kimball Estates MHP in Smiths Creek offers a distinct mobile home park experience. For many in Michigan, manufactured home communities provide a pathway to more accessible living, often with a sense of community that differs from traditional suburban neighborhoods.

A mobile home park, or manufactured home community, is a residential area where individuals own or lease manufactured homes and lease the land or lot upon which their home is situated. These communities are designed to offer a more affordable housing option, allowing residents to benefit from homeownership without the high costs associated with traditional real estate. Kimball Estates MHP aims to provide such a setting in Smiths Creek, offering a potentially more attainable housing solution for those looking to establish roots in the area. We understand that finding a place that truly feels like home involves various factors, and we strive to present a clear picture of what living at Kimball Estates MHP entails.

Like any community, Kimball Estates MHP has its own unique characteristics and management practices. We believe in providing factual information to help prospective residents make informed decisions. Living in a mobile home park often means engaging with community rules and management, which are put in place to maintain a certain standard of living for all residents. Understanding these aspects upfront is key to a positive living experience within the community. Our goal is to offer a transparent overview of Kimball Estates MHP, allowing you to assess if it aligns with your housing preferences in Michigan.

Location and Accessibility

Kimball Estates MHP is situated at 5148 Dove Rd, Smiths Creek, MI 48074, USA. This location places the mobile home park in the quieter, more rural setting of Smiths Creek, within St. Clair County, Michigan. While Smiths Creek offers a tranquil environment away from the direct hustle and bustle of larger cities, it still provides reasonable access to necessary amenities and services, making it a feasible location for a wide range of residents.

The proximity to major roadways, while not directly on a major interstate, allows for relatively easy travel to nearby towns and cities. Port Huron, a larger urban center in St. Clair County, is typically a short drive away, offering a wider array of shopping centers, grocery stores, dining establishments, and entertainment options. Residents can access essential services and retail therapy without an extensive commute. Additionally, the area benefits from being within reasonable driving distance to other significant communities in Michigan, providing opportunities for employment, further education, and specialized services.

For families, the location means access to local school districts, though the specific schools would depend on the exact boundaries. The rural character of Smiths Creek often appeals to those seeking a more relaxed lifestyle, with opportunities for outdoor activities in the surrounding natural landscapes. While public transportation options might be more limited compared to densely populated urban areas, the location generally accommodates those with personal vehicles, allowing for convenient access to all that St. Clair County and the broader Michigan region have to offer.

Services Offered

At Kimball Estates MHP, the services provided are typical of a mobile home park environment, focusing on lot leasing and community management. Based on available public information, here are some aspects of the services offered:

  • Lot Leasing: The primary service is the leasing of individual lots to residents who own or wish to place a manufactured home on the property. This provides a space within the community for their residence.
  • Community Management: There is an on-site management presence responsible for overseeing the park's operations, enforcing community rules, and addressing resident concerns. The effectiveness and responsiveness of management can vary, as indicated by resident feedback.
  • Utility Access: Residents typically have access to essential utilities such as water, but it's important to note that the reliability of water supply has been a concern for some residents, with reported water breaks and insufficient notice for shut-offs.
  • Waste Management: The park has arrangements for trash pickup; however, past issues regarding bulk item disposal and the availability of dumpsters have been raised by residents. It is advised to clarify the current trash contract and bulk item disposal policies.
  • Property Maintenance (Common Areas): While there have been reports of staffing issues regarding park maintenance, the park is generally responsible for the upkeep of common areas, though residents' experiences with this aspect may differ.
  • Rental Programs: The park may offer "rent-to-own" programs for some trailers. Prospective participants in such programs should thoroughly inspect the condition of any homes and understand the terms regarding repairs, as some residents have reported discovering underlying damages after moving in.
  • Community Rules Enforcement: Rules are in place regarding various aspects of resident conduct and property appearance (e.g., items in yards, political signs, bonfires). Enforcement of these rules can be perceived as inconsistent by residents, with some feeling there are "favorites" within the community.

Features / Highlights

Kimball Estates MHP, like any mobile home park, offers specific features inherent to its community structure:

  • Individual Home Lots: Residents lease individual lots, providing space for their manufactured home and a small surrounding yard. This offers a degree of personal outdoor space, though community rules govern its appearance and use.
  • Affordable Housing Option: Mobile home parks generally represent a more affordable housing solution compared to traditional stick-built homes, making them accessible to a wider range of income levels.
  • Community Environment: Living in a mobile home park fosters a close-knit community atmosphere, where residents may interact more frequently than in other housing types. However, social dynamics and perceived fairness in rule enforcement can influence this aspect.
  • Access to Smiths Creek Area: The park's location provides residents with access to the quiet, rural charm of Smiths Creek, offering a peaceful living environment away from urban density.
  • Potential for Home Ownership: For those looking to own their home, the park offers the opportunity to purchase a manufactured home and lease the lot, which can be a more attainable path to homeownership.
  • Renovation Potential: Some homes within the park, particularly those available through rent-to-own programs, may offer opportunities for residents to undertake cosmetic fixes and personalize their living space, though potential underlying issues should be thoroughly checked.
  • Vehicle Access: Residents typically have dedicated parking areas at their individual lots, allowing for convenient access to their vehicles.

If I could give less than a 1 star rating I would but because I cant, I lived in this park almost 4 years, within that four years you could tell the park management had there few people that could do no wrong and everyone else was the bottom of the barrel. You cant have kids toys in the yard and if you leave the stuff in your yard you get a notice. They shut off the water for all these water breaks and dont give enough notice. If you make a complatint about another resident it doesnt get taken care of because tammy has her little group of people. There is not maitance on the property because he quit and they wont replace him. So nothing gets done. They do rent to own to some people with only cosmetic fixes and leave the people who do rent to own to deal with the bigger damages that they cover up with paint or messed up drywall so when you go to fix up the place you can see the major problems. They wont bring in a dumpster or update the trash contract to be able to throw away bulk items and when you set them outside tammy will text you yelling at you. Before I moved there was a suprise inspection and several people including myself got violations and got told to throw bulk items away in the dumpster that got removed. They have tammys husband tearing down the old and rotted trailers gets ignorant and trys to be the boss when he has no say so. He has tried to come on my property to cut the grass and was going to charge me. When I told him to leave my property he cussed me out. He is not the park manger He does not need to be on someones property without concent. They had people having bonfires and everything was fine and dandy but when someone not in the group of people tried to have one tammy would sent ignorant messages out. I could go on and on about everything that happens there. I will never move back there or tell people to move there. It is not worth it. My youngest got lead poisiing from being there with all of the bad water breaks that they have had.
