Minnesota Lake, located in Port Huron, MI, is one such community that has been part of the local landscape. This article aims to provide an overview of Minnesota Lake mobile home park, based on publicly available information and resident feedback. It's important for individuals and families considering a move to gather comprehensive details to make an informed decision that aligns with their needs and expectations for a comfortable and secure living situation in the Port Huron area.
Minnesota Lake mobile home park is located at 1219 Minnesota Rd, Port Huron, MI 48060, USA. For Michigan residents, Port Huron offers a unique blend of historical charm, waterfront activities, and a strong sense of community.
Port Huron, positioned at the southern end of Lake Huron and the St. Clair River, provides various recreational opportunities, including access to beaches, parks, and boating. The city is also a significant border crossing point to Canada, via the Blue Water Bridge, contributing to its dynamic atmosphere.
The park's location on Minnesota Road places it within the broader Port Huron area, which is generally accessible via local roads and state highways. Depending on the exact position on Minnesota Road, residents may have varying degrees of proximity to local amenities such as grocery stores, pharmacies, schools, and medical facilities. Public transportation options in Port Huron are also available, though the specific routes and stops near the mobile home park would need to be verified with the local transit authority.

Based on the provided public reviews, there are significant concerns raised regarding the management and maintenance services at Minnesota Lake mobile home park. While typical mobile home parks aim to provide a range of services to their tenants, the actual execution and perceived quality of these services at Minnesota Lake, according to resident feedback, appear to be highly problematic.
Common services typically offered by mobile home parks include:
-
Lot Rental: The primary service for residents is the rental of a lot for their mobile home. This typically includes access to utilities like water, sewer, and potentially trash services, though the reliability and management of these are a point of concern in reviews.
-
Maintenance and Repairs: Parks are generally responsible for maintaining common areas and addressing infrastructure repairs. However, reviews indicate severe issues at Minnesota Lake with "timely manner" of repairs, a lack of record-keeping for repair requests, and alleged negligence regarding crucial issues like pest infestation from "cats getting inside my vent."
-
Office and Management Accessibility: A functional park office with accessible management is crucial for addressing resident needs. Reviews state, "There is never anyone in the office," highlighting a significant lack of management presence and communication.
-
Community Management: This typically includes enforcing park rules, ensuring a safe environment, and mediating disputes. However, the reviews suggest a severe breakdown in community management, particularly concerning "gangs" and threats to children, indicating a lack of effective intervention or security measures.
-
Common Area Upkeep: While the overall condition of the community is not directly described in terms of common areas, the issues with individual home maintenance (e.g., "outdated," "cupboards falling apart," "nasty carpet") suggest a broader lack of consistent upkeep and investment.
It is important for prospective residents to understand that the perceived level of service at Minnesota Lake, based on the provided feedback, falls significantly short of standard expectations for mobile home park management.
Based on the provided customer reviews, it is challenging to identify positive "features" or "highlights" for Minnesota Lake mobile home park, as the feedback is overwhelmingly negative and raises serious concerns for prospective residents. The reviews highlight significant deficiencies rather than appealing aspects.
However, to provide a factual representation of the available information, the following points can be inferred, though they often represent challenges rather than benefits:
-
Location in Port Huron: The park's address in Port Huron, MI, places it within a city that offers waterfront access to Lake Huron and the St. Clair River, as well as local amenities, shopping, and connection to Canada via the Blue Water Bridge. This geographical location is an inherent characteristic of the property.
-
Established Community: As an existing mobile home park, Minnesota Lake has been in operation for some time, suggesting an established infrastructure for lots and utility connections. However, the condition of this infrastructure, as indicated by reviews regarding "outdated" homes and repair issues, is a significant concern.
It is critical to note that the provided reviews focus heavily on severe negative experiences, including:
-
Lack of Management Presence: "Never anyone in the office."
-
Delayed and Unaddressed Repairs: Issues with "timely manner" of repairs, need for residents to "remind them about repairs and submitting proof," lack of record-keeping for "list of repairs," and unaddressed problems like "cats getting inside my vent and having babies."
-
Poor Home Condition: "Everything is outdated. Cupboards falling apart and my new one was just a piece of wood you measured and cut. The shit was literally sticking to my feet and was nasty when I moved in."
-
Safety Concerns: Explicit warnings to "DO NOT NOT NOT NOT NOT MOVE THERE" if you have children due to "2 gangs here" and incidents where "My kids have been threatened to be set on fire by a child." There are also serious allegations of law enforcement interaction with uncooperative residents.
-
Financial Disputes: Allegations of being a "thief" and attempts to "play with my money" regarding rent payments after moving out.
Based purely on the provided feedback, prospective residents should be aware that the primary "highlights" of this property, according to current and former residents, are severe operational and safety concerns.
Based on the provided customer reviews, there is no information available regarding any promotions or special offers at Minnesota Lake mobile home park. The existing feedback primarily focuses on significant operational and safety concerns, rather than any incentives for prospective residents.
In the context of the severe negative reviews, it is highly unlikely that the park would be actively promoting itself with special offers without first addressing the fundamental issues raised by current and former tenants.
Typically, mobile home parks might offer:
-
Move-in specials (e.g., reduced first month's rent).
-
Discounts on lot rent for new tenants.
-
Referral bonuses for existing residents.
-
Incentives for purchasing a mobile home and placing it in the park.
However, given the nature of the feedback provided, prospective residents considering Minnesota Lake should prioritize investigating the serious allegations of management issues, safety concerns, and property conditions before inquiring about any potential promotions. The emphasis from the reviews is on the fundamental habitability and management of the park, rather than financial incentives.
It is strongly advised that any individual interested in this location contact the management directly to verify current status and address any concerns raised in public reviews, as the provided information does not suggest a focus on promotional activities at this time.

Prospective residents are advised to use these contact numbers to attempt to reach the park management directly. Given the public feedback indicating challenges with management accessibility ("There is never anyone in the office"), persistence may be required. It is crucial to use any contact opportunity to thoroughly inquire about the concerns raised in online reviews regarding maintenance, safety, and management responsiveness before making any decisions about residency.
Based on the provided customer reviews, it is exceptionally challenging to present Minnesota Lake mobile home park as "suitable for locals" or to offer a promotional conclusion. The feedback from current and past residents highlights significant, pervasive issues that directly impact habitability, safety, and tenant well-being.
The reviews explicitly warn against moving there, particularly for families with children, citing serious concerns about "gangs" and threats, indicating a severe lack of safety and security within the community. Allegations of violent threats against children that required police intervention, coupled with an uncooperative response from a resident's parent, paint a picture of a potentially dangerous environment. This directly contradicts the fundamental need for any family or individual to feel safe in their home, a primary consideration for Michigan residents seeking a place to live.
Furthermore, the persistent issues with management, described as "terrible," "never anyone in the office," and failing to address repairs "in a timely manner" or even keep track of them, suggest a profound disregard for tenant welfare and property maintenance. Problems like "outdated" homes, "cupboards falling apart," "nasty" carpets from move-in, and unaddressed pest infestations ("cats getting inside my vent and having babies") indicate that basic living standards are not being met. The emotional and financial stress described by a single mother trying to manage these issues while dealing with a child's medical condition is a stark warning for any prospective tenant.
While the geographic location in Port Huron offers access to local amenities and the waterfront, the fundamental issues of safety, property condition, and management responsiveness, as detailed in the reviews, overshadow any locational benefits. For Michigan residents, a safe, well-maintained, and professionally managed living environment is paramount. The overwhelming evidence from the provided reviews suggests that Minnesota Lake mobile home park, as currently described, does not meet these basic criteria and therefore, cannot be recommended as a suitable living option for locals seeking a stable and secure home. Prospective residents are strongly advised to conduct extremely thorough due diligence and consider these serious concerns before contemplating a move to this location.
Customer Reviews
There is never anyone in the office. They don't know how to handle their repairs in a timely manner.... leaving you at risk of having to move because it's not "live able". My inspector has been trying to get me to move for the last five years and I should have listened. I have never dealt with such a stressful rental experience in my life!! I had to remind them about repairs and submitting proof of the repairs. They didn't even have the list of repairs that was sent out to them. So I had to provide that too....on top of work and being a single mom to a child with a medical condition. I'm just a tenant and I'm not on your payroll. You guys need some serious management seminars before you even talk to people like you do. I would not recommend renting from them. It's a no star for me. You guys are terrible. It took me 6 years to get new carpet. The shit was literally sticking to my feet and was nasty when I moved in. Everything is outdated. Cupboards falling apart and my new one was just a piece of wood you measured and cut. I have told you guys multiple times about cats getting inside my vent and having babies. Not one person has crawled underneath my trailer and fixed it. What a waste of my gas right?? And to have the nerve to try to play with my money. I will print everything off and take you guys to court. Talking about everything that was sent to you up until the 24th is yours. No any April payment I sent out was for March and you are no longer my landlord. You're a thief. Your dad would be ashamed of you.
If you have children DO NOT NOT NOT NOT NOT MOVE THERE!!! There are 2 gangs here. One made of high school aged kids and one made of middle/ elementary school kids. My kids can no longer leave our yard without fear of being jumped all. I'm fearful for the youngest life. My kids have been threatened to be set on fire by a child as he has a gas container in his hands, and when the COP went to the childs house, the mother yelled out "I'm not answering the door, I'm busy" even when they said it was the cops...took the cops threatening to brake the door done for the mother to finally answer the door.
It is hard for u to get maintenance to come over To fix any problems. I have been waiting 3. Months for them to come back to finish fixing what was wrong with trailer when i moved in. They only have 3 guys fixing the places. When u have 300 trailers to look at and fix hard to them here when there is anything is emergency.
Very quiet compared to some manufactured home communities I have lived in. I've never had an issue with the staff or the office when I've had an issue. They have been patient and helpful. We own our home so I'm not familiar with the maintenance issues some are complaining about. I like it here and we have a great spot at the end of a road, so there is very little traffic.
I hope this reaches everyone inside and outside of the parks of Port of call and Minnesota Lake. If and when you see or have seen inside of them. I hope you all give 1 star too bad they didn't have a 0 star I would definitely choose that. Only for very very very poor maintaining the insides and well the outsides of the trailers too. They are all just falling apart and now causing fires when renters are not home. Windows of the trailers are also broke/falling apart literally. They do not want to spend money on them to fix them up. If their daddy was still here I'm very very sure he would be very very disappointed in them for not maintaining them like their daddy actually did. Instead they are worried about their own problems of their own places to live oh yeah and definitely worried about their paymemts on their like 10 vehicles they own or are trying to pay on to own. Was a very good place to live. But not no more at all. Will have more updates later. Yes I looked at other reviews and the others are right about the kids that recently moved in or have lived there for a while making it bad for the actual good kids that lived here for a while or moved in not long ago. But there is a ton more situations then just that making it bad to live there. I am currently making my list. Everyone else should too so if something ever comes up then you will have everything jotted down for your personal records. Thank You for reading. The outside of the mobile/manufactured park may look ok but unless you walk in one or all you won't believe on how dangerous they really are. Most do not have screens on them. Even in minnesota lake. It gets very very hot in the trailers because you can't open your windows unless you want bugs or spiders or rodents invading your trailer.
