Kosmo Village About
For Virginians embracing the RV lifestyle, whether as full-time residents or those seeking extended stays in a specific area, finding a suitable and reliable RV park is crucial. Kosmo Village, located in Glen Allen, VA, presents itself as an option that caters primarily to a "live-in community" with monthly transient spots. As locals, we understand the value of a steady base, especially for RVers who prefer to settle for longer periods rather than constantly moving from one short-term campground to another.
The concept of an RV park that functions largely as a residential community, as Kosmo Village appears to do, offers a distinct appeal. It can provide a sense of stability and belonging that is often sought by those living in their RVs. Unlike transient tourist campgrounds, a community-focused park aims to foster neighborly relationships, where residents look out for each other, creating a more settled and potentially safer environment. This aligns with the desires of many Virginians looking for a comfortable and predictable place to call home, even if it's on wheels.
However, it is paramount for prospective residents to approach Kosmo Village with a clear understanding of its operational nuances and to thoroughly investigate all aspects of their potential stay. While some reviews highlight a "great community" where "folks all nice" and "safe," others raise significant concerns about management practices, particularly regarding communication, reliability, and honoring long-term agreements. These conflicting accounts underscore the importance of direct and meticulous engagement with the park's management before committing to any stay, especially if a long-term arrangement is desired.
Ultimately, for Virginians seeking an RV park with a strong community feel and the potential for extended stays in the Glen Allen area, Kosmo Village might be a consideration. Yet, given the varying customer experiences, proactive communication and careful review of all terms are essential to ensure a positive and stable living situation.
Kosmo Village is conveniently located at 11197 Washington Hwy, Glen Allen, VA 23059, USA. This strategic address places it in Glen Allen, a well-regarded community just north of Richmond, offering excellent accessibility to major transportation routes and a wealth of local amenities.
Washington Highway, also known as U.S. Route 1, is a primary north-south artery in Virginia. This direct frontage provides residents of Kosmo Village immediate access to numerous businesses, including shopping centers, grocery stores, pharmacies, and a wide variety of dining options. The convenience of having these essential services close by significantly enhances the daily living experience for RVers, reducing travel time for errands and leisure activities.
The park's location off Interstate 95 at Exit 89 (Lewistown Road) is a significant advantage for travelers. I-95 is a major interstate highway connecting the East Coast, making Kosmo Village an accessible stop for those passing through Virginia or a practical base for exploring the region. From this location, Richmond's vibrant downtown, with its historical sites, cultural attractions, and employment hubs, is easily reachable within approximately 12 miles. Nearby attractions also include Kings Dominion, historic downtown Ashland, Virginia Center Commons Mall, and the NASCAR speedway, offering diverse entertainment options for residents and visitors alike.
The combination of a quiet, community-oriented setting with such convenient access to both local necessities and major regional attractions makes Kosmo Village's location a notable highlight for RVers looking for a long-term or extended stay in the greater Richmond area.
Kosmo Village is designed to cater primarily to self-contained RVs, focusing on essential hookups and a basic set of amenities. Based on available public information, the services typically offered include:
- Full Hookup RV Sites: The campground features 17 RV sites available year-round, all equipped with water, sewer, and electric hookups (both 30 and 50 amp). This full hookup capability is a major convenience for long-term RV residents, eliminating the need for frequent trips to a dump station.
- Self-Contained Unit Requirement: A key policy is that RVs must be self-contained units with their own restroom and shower facilities, as no public restrooms or bathhouses are available on-site.
- Free WI-FI Access: The park provides free Wi-Fi, which is a valuable amenity for residents for communication, entertainment, and remote work.
- Picnic Tables: Some sites are equipped with picnic tables, offering a designated outdoor space for meals and relaxation.
- Playground: A playground is available on-site, providing a recreational area for younger residents. This also reportedly doubles as a dog walk area.
- Pet-Friendly: Pets are welcome, provided they are maintained on a leash, catering to RVers who travel with their furry companions.
- Long-Term & Monthly Stays: While transient, overnight spots may be limited or unavailable, the park primarily accommodates monthly and long-term residents, offering stability for those seeking extended stays.
It's important for prospective residents to be aware of the "no public facilities" policy, as well as confirm the availability of specific site types (e.g., pull-throughs, which are noted to be 11 of the 17 sites). While comprehensive amenities like pools or clubhouses may not be present, the focus on full hookups and a quiet environment caters to the core needs of long-term RV living.
Kosmo Village offers several features and highlights that define its appeal, particularly for those seeking an extended RV stay in the Glen Allen area. However, it's crucial to present these alongside important considerations raised by past residents.
- Full Hookups for Every Site: A significant highlight is that all 17 RV sites offer full hookups (water, sewer, 30/50 amp electric). This provides maximum convenience for long-term residents, allowing for comfortable and self-sufficient living without the need to move for dumping.
- Predominantly "Live-in Community" with Monthly Stays: This focus on long-term residents fosters a more stable and potentially close-knit community atmosphere, as noted by a positive reviewer who described it as an "almost felt like old fashion community where neighbours look out for each other." This is a key draw for those seeking stability and belonging.
- Strategic & Convenient Location: Situated directly on Washington Highway (US-1) and near I-95 (Exit 89), the park boasts excellent accessibility to surrounding amenities. This includes proximity to Kings Dominion, historic Ashland, shopping, dining, and Richmond's urban attractions, making it ideal for both leisure and practical needs.
- Quiet Environment: Despite its proximity to a major highway, the park is reportedly quiet, offering a peaceful retreat. This is highly valued by RVers looking for a restful long-term base.
- Pet-Friendly Policy: The welcoming stance towards leashed pets is a significant highlight for RV owners who travel with their animal companions.
- Free Wi-Fi: Provision of free internet access at the sites is a practical amenity for communication, entertainment, and remote work.
However, it is critical to address the significant concerns raised in multiple customer reviews. Recurring themes include a severe lack of management integrity and reliability, with specific allegations of:
- Difficulty in communication (unreturned phone calls, vague email responses).
- Outdated forms on the website.
- Failure to honor long-term stay agreements, with residents being told to vacate unexpectedly (even within 24 hours) despite prior assurances.
- A perceived disregard for customer service and keeping promises ("does not stick to their word," "blatantly lying to me").
While specific, publicly advertised "promotions" in the conventional sense (like percentage discounts for new customers) are not explicitly detailed for Kosmo Village, the nature of its long-term focus implies a different kind of value proposition. The available information suggests a structure that includes:
- Monthly Rates for Extended Stays: The park primarily operates on a monthly rental basis for its "live-in community" and "transient spots by month only." This monthly rate structure is inherently a form of "special offer" for long-term RVers, as it typically provides significant cost savings compared to daily or weekly rates at transient campgrounds. Rates were noted to be around $400.00/month in some sources, with daily rates around $30-$50 (subject to change).
- Kosmo Club Memberships: Information suggests that "Kosmo Club Memberships" are accepted for "discounted stays." While details of this club are not fully clear, it points to a loyalty program that could offer reduced rates for frequent or long-term visitors.
- Value in Amenities Provided: The inclusion of full hookups (water, sewer, 30/50 amp electric) and free Wi-Fi as standard at all sites, bundled into the monthly rate, can be considered a significant value offering compared to parks where these might be add-ons or more expensive.
Prospective residents, especially those seeking long-term commitments, should directly contact Kosmo Village using the provided phone numbers. It is absolutely critical to inquire thoroughly about:
- Current monthly rates and any associated fees.
- The exact terms and conditions of long-term stays, including lease agreements and any policies on sudden site changes or forced vacating.
- Details of the "Kosmo Club Membership" if applicable.
- Confirmation of all included utilities and amenities.
For those interested in inquiring further about Kosmo Village, including current long-term site availability, rates, and policies, here is the direct contact information:
- Address: 11197 Washington Hwy, Glen Allen, VA 23059, USA
- Phone: (804) 798-6689
- Mobile Phone: +1 804-798-6689
When attempting to contact Kosmo Village, especially given the consistent customer feedback about communication challenges (unreturned calls, vague emails, sudden changes in agreements), prospective residents are strongly advised to:
- Be persistent in their communication.
- Document all interactions (dates, times, names of people spoken to, what was discussed).
- Request all terms, agreements, and confirmations (especially for long-term stays) in writing.
- Consider sending follow-up emails to confirm phone conversations.
Thorough and diligent communication is crucial to ensure a clear understanding of the park's policies and to mitigate potential issues during your stay.
For Virginians, particularly those who embrace the RV lifestyle and are seeking extended or long-term accommodation in the greater Richmond area, Kosmo Village in Glen Allen presents a unique, albeit nuanced, set of suitable characteristics. Its primary appeal for locals lies in its dual nature as both an RV park and a "live-in community," catering to those who desire stability and a sense of belonging in their RV journey.
The strategic location on Washington Highway, with excellent access to I-95, is a significant advantage for locals. It means convenient travel to work, immediate access to a wealth of shopping, dining, and essential services in Glen Allen and Richmond, and easy exploration of Virginia's attractions like Kings Dominion and historic Ashland. For RVers who consider the Richmond area their home base or need a stable location for an extended period, this accessibility is invaluable, reducing the stress and time associated with daily commutes and errands.
Furthermore, the provision of full hookups (water, sewer, 30/50 amp electric) at all 17 sites is a major convenience that enhances its suitability for long-term residents. This allows for comfortable and self-sufficient living, minimizing the need for constant trips to dump stations, a common chore at less equipped parks. The presence of free Wi-Fi is also a practical amenity that aligns with modern living and remote work needs for many Virginians.
The "mostly a live-in community" aspect, as described by a positive reviewer, highlights the potential for a friendly, neighborly environment where residents genuinely look out for each other. This sense of community can transform an RV park from a temporary stop into a true home, which is a powerful draw for those seeking more than just a parking spot.
However, it is paramount that prospective locals carefully consider the significant and consistent negative feedback regarding management issues, specifically concerning communication, honoring agreements, and unexpected requests to vacate. While the inherent features like full hookups, location, and community potential are appealing, the reported challenges with management integrity cannot be overlooked. For a successful and stress-free long-term stay, Virginians would need to exercise extreme diligence in securing clear, written agreements and maintaining open, documented communication with the park's management. If these administrative hurdles can be navigated, Kosmo Village does offer the physical infrastructure and community-oriented environment that many local RVers seek for their extended stays in Central Virginia.
Customer Reviews
Being honest was a bit worried when we pulled but leaving I will miss it. Mostly a live in community but a few transient spots by month only. Great community. Folks all nice. Safe. Almost felt like old fashion community where neighbours look out for each other. Great location too. Near everything you would need or want.
*DO NOT MOVE HERE! PLEASE READ AND SAVE YOURSELF THE TROUBLE!!!!* READ ALL REVIEWS I rarely write reviews but felt compelled to share my experience to WARN others about this RV park. After months of checking on long-term availability at Kosmo Village, I was thrilled when the manager confirmed availability here. I promptly made all necessary payments through their residents' portal and moved in, expecting a stable stay as discussed. However, just four weeks into my stay, I received a shocking notice on my RV instructing me to vacate within less than 24 HOURS! Confused and concerned, I immediately contacted the office seeking clarity, as I had been assured upon moving in that my stay would be long-term. The manager, informed me that I hadn't done anything wrong but that my spot was needed for another resident. This is completely random as I was already in the spot for 4 weeks. Promises were made for a callback after checking with an assistant, which never happened. My follow up emails were met with vague responses, no apologies and the original agreement to long-term stay was blatantly disregarded. This experience was not just inconvenient but also incredibly stressful, highlighting a severe lack of management integrity and reliability. If you value stability and clear communication, I strongly advise looking elsewhere. DO NOT COME HERE. This park’s management does not stick to their word, and you may very well find yourself scrambling for a new place to stay as I did. There is nothing worse than a business that does not value their word or customer service and boils down to them blatantly lying to me stating that I could be there for a few months. Thankfully, my previous RV park welcomed me back with open arms. Heed the warnings in other reviews as I failed to—this place is best AVOIDED if you’re looking for a trustworthy and stress-free living environment.
**WARNING: DO NOT STAY AT KOSMO/STONY RUN VILLAGE RV PARK & CAMPGROUND** We unfortunately made the worst mistake ever by choosing to stay at Kosmo/Stony Run Village Campground in the travel trailer a family member graciously gave to us because we were homeless and couldn't find anyone to rent to us (because we lost out home and have three large dogs, even though they trained and well-behaved). We were so relieved and thankful to be safe and have a roof over our heads... until the first rainfall, approximately two days after we got here. The lot space they assigned to us is much lower and more compromised than any other space in this "park" (which, by the way, is just a large gravel/dirt parking lot) even though the ENTIRE LOT is muddy/wet, our space just happens to be the worst, and is now a literal LAKE OF WATER. There is nothing else here. Just a parking lot. Not even restrooms/hot showers. Nothing. Just gravel, dirt and tons and tons of thick mud and POOLS OF WATER THREE TO SIX INCHES DEEP. And they charge $700 a month for the "privilege" of placing an RV/travel trailer in a flooded parking lot. That price also includes the ability to hook up to basic water and sewer lines and plug into electricity, and "free Wifi," which barely worked at all the first three weeks we were here and just recently got better... but it still repeatedly connects and disconnects every minute or so at certain times of the day/night making it impossible to complete a simple phone call or send an email. There is also NONSTOP noise from tractor trailers clanging, banging and backfiring past every minute of the day/night, since the parking lot is RIGHT SMACK UP AGAINST busy Route 1 without any buffer at all. We asked management for help as soon as we saw the lake of water forming around us and realized a very noticeable shift in the stability of our trailer that was now sinking to one side and shaking whenever we - or one of our dogs - took a step. We had no idea what to do because we've never stayed in a trailer before and we haven't the slightest clue how to rebalance/stabilize one... which we SHOULDN'T HAVE HAD TO DO ONCE OUR FAMILY MEMBER SET IT UP PROPERLY FOR US... if we had been placed on a proper, safe lot, which we were not. They waited almost 24 hours to drop off some pieces of hay and a few flat cement "stepping blocks" to place under our steps so that when we exit the camper, we don't sink ankle-deep into mud/water. However, it's still a complete muddy, flooded mess around our entire camper and we are still sinking, but at least we can step outside with only minimal damage and then try our best to leap from the block to a slightly higher piece of ground that isn't as deeply flooded. Unfortunately, though, my 15-year, sick dog cannot make that leap, so every time we take him out to potty, which is all hours of the day and night, he is literally drenched in mud and water every single time. We've been here four weeks and it gets worse every day. We now have irreparable damage to our camper from the imbalance/sinking (cracked and weakened floor/walls) and they refuse to move us or refund our money so we go somewhere else that won't further damage the only home we have now. We are stuck here, helplessly waiting for our home to crack in half or tip completely over and no one cares. TRUST US...STEER CLEAR OF THIS PLACE or you may wind up like us.
Not so cosmic Kosmo Attn all Canadians ( or anyone really)...if you plan on traveling to Virginia for any reason... DO NOT plan your stay here, especially if you plan on arriving on a weekend or holiday. There will be NO ONE here to assist you. We drove 10 hours on labour day only to arrive here to find a trailer in our spot .. A spot we pre paid for 3 months in advance. With no where to go, and no one available to contact at the time, we had no choice but to take another spot which was reserved for someone else who was to show Thursday. So on TuesDay (apparently during "office hours" we received a call back from the office (which was about 50 feet away but apparently too far to come out to see us ) to advise we would have to move by Thursday by noon. Apparently they don't keep tabs on check in and check out times. No real apology or any type of compensation for our inconvenience of having to move. Furthermore, the only thing this camp ground has going is full hookups. There is nothing else of value besides some spotty Internet. The view included a junkyard behind the office, which includes backhoes, and the extremely bright security light which flickers on and off during the evening. I would never go here again. Six years of camping and we have NEVER experienced anything like this. Would never go there again.
It is a very nice and quiet community. I have met several friendly people. Great to live or just for vacation. Just wish they had more spaces.
