For many New Yorkers, finding affordable, permanent housing in a desirable location presents a significant challenge. Mobile home communities, such as Lakeside Park in Dunkirk, NY, offer a practical and often appealing solution by providing a dedicated residential environment. Situated along the scenic shores of Lake Erie in Chautauqua County, Lakeside Park is designed as an all-age community that offers both homes for sale and lot rentals for existing manufactured homes, catering to a diverse range of residents from individuals to families.
Lakeside Park aims to provide a stable, long-term living solution with a full-time staff dedicated to the community. This arrangement typically involves residents owning their manufactured homes while renting the land—or lot—on which the home sits. This model can offer a lower barrier to entry for home ownership than traditional single-family homes, making it a valuable option for New Yorkers seeking a more cost-effective path to a fixed address. The community is strategically located near Route 5, offering good connectivity to the wider Dunkirk area and its essential services.
The surrounding Dunkirk area, nestled in the Chautauqua-Allegheny region, is known for its beautiful waterfront and strong local character. This provides residents of Lakeside Park with the benefit of being part of an established community with access to local amenities, schools, and recreational opportunities like Point Gratiot Park and the Dunkirk City Pier. While the decision to live in a mobile home park involves consideration of the specific community rules, costs associated with lot rent, and utility charges, the fundamental premise of Lakeside Park is to offer an accessible gateway to permanent residency in a friendly, large community setting in Western New York.
The park management, known as Lakeside of Dunkirk, emphasizes its full-time staff and location advantage along a primary road. For prospective residents, a thorough understanding of the financial structure—including all fees, rental agreements, and terms for both lot rental and home purchase—is essential. As with any manufactured housing community, the homeowner is responsible for the upkeep of their home, while the park maintains common areas and essential utilities infrastructure. Lakeside Park represents an opportunity for New Yorkers to pursue home ownership or long-term residency in a community-focused environment within the broader scenic and cultural landscape of the Lake Erie region.
Lakeside Park's established presence in Dunkirk means it is integrated into the local infrastructure, offering convenience that is attractive for working individuals and families. The availability of both new and pre-owned homes also provides flexibility for buyers with different budget and space requirements.

This makes the location highly practical for New Yorkers who may work in the surrounding industrial or commercial sectors.
Beyond daily convenience, the setting offers significant recreational appeal. The proximity to Lake Erie provides immediate access to the waterfront for fishing, boating, and enjoying the numerous local public beaches and parks. Point Gratiot Park, a major scenic attraction with beaches and a historic lighthouse, is a key local feature. The accessibility via a main arterial road and the convenient CARTS bus stop located on the property itself highlight Lakeside Park's excellent integration into Dunkirk's public and private transport systems.

Lakeside Park in Dunkirk, NY, is particularly suitable for New York locals who prioritize long-term, established, and budget-conscious living. The fundamental suitability of the park is rooted in its ability to offer a form of home ownership—via a manufactured home—in a scenic region that is often prohibitively expensive for first-time buyers or those on fixed incomes. The Dunkirk location provides a crucial balance: it is a peaceful, lakeside town environment that retains excellent connectivity.
For working New Yorkers, the easy access to major roadways and the on-site CARTS bus stop simplify daily logistics. For families and retirees, the proximity to a full spectrum of services, including local schools, shopping centers, and Dunkirk’s extensive public parks like Point Gratiot, ensures a high quality of life without extensive travel. The community’s location in the Chautauqua-Allegheny region also means residents are never far from the state’s natural beauty and recreational offerings, from the beaches of Lake Erie in the summer to the quaint wine country in the fall.
While prospective residents should always conduct thorough due diligence regarding park fees, utility costs, and management practices, the core value of Lakeside Park remains its capacity to provide stable, dedicated residential land for a manufactured home. This allows residents to build equity in their home and enjoy a permanent address in a friendly, large community setting along one of New York’s Great Lakes, making it an economically smart and geographically appealing option for local users.
I got behind on my rent. I offered the park my trailer, which I own in lieu of the arrears on my lot rent. I was told the park wasn't interested in my trailer that I'd have to sell, or the park could sell for an additional charge of $1000. Then I get slammed with a judgement for the arrears, hauled into court, and even though I own my trailer, get a 30 day eviction notice. Then I find out that management has made my business known throughout the park, and claim they tried working with me. Do yourself a big favor and stay away from this trailer park. Not to mention the water and sewer bill will cost you about 4 extra rents a year. If this place really wanted to work with me, I would have been afforded the opportunity to pay off what I owe.
May 16, 2019 · Andy JacchinoDon't rent from these people takes about 3 month for them to come in and fix something. And if you own a trailer and rent the lot they hassle you on everything. Very rude landlord always has an attitude about something. Very unprofessional.
May 11, 2018 · TokerTrav TWITCHRun dont walk RUN. High water bills, people working on cars in the road everyday all day, loud music, ricer hondas with loud exhausts can be heard ripping out of the parking lot super late and super early. Lots of dumping behind the park, place is a garbage pit. Not worth it, find another park.

May 07, 2024 · Georgina CancelWell I just moved not long ago and as most reviews here i too had false billing issues and water bill seems to be tied to all the others, and even when its paid i would get letters stating they werent pay.. The owners does nothing and excepts the residents to do everything when it comes to rude residents which could lead to a race issue used even when the problems are real.. They let just about anyone live here, and almost every other residents are friends and well nit to defend and lie like it was set that way thur them to do what they do..Also like loud noises all hrs of the night this is it.. Street B has people lighting off fireworks and i mean alot before i left was every day just about since may and i know a few of them and was told still going on.. The owners and managers (if any) will turn a blind eye and allow this and as for the others well let it be anyone else and sure enough we pay or get told what we done..Want land rent that goes up while the place is going deeper and deeper downhill..Than by all means
