Services Offered

Lakewood Village aims to provide its residents with a comfortable and well-managed living environment, streamlining many aspects of daily life. While specific services can be subject to individual lease agreements and park policies, mobile home parks like Lakewood Village typically offer a range of essential services included within the lot fees.

  • Lot Rent: Residents pay a lot fee for the use of the land their mobile home occupies. This fee often encompasses several shared services, contributing to the overall affordability of living in the community.
  • Utilities Management (Partial): While residents are typically responsible for their individual utility hook-ups and usage (e.g., electricity, water, sewer), the park often manages the infrastructure that delivers these services to the lots.
  • Common Area Maintenance: The management, reportedly under Roots Management, is responsible for maintaining the common areas of the park, which includes ensuring the overall appearance and functionality of shared spaces.
  • On-site Management: The presence of on-site managers, described by a neighbor as "on the ball," is a key service, providing a point of contact for resident inquiries, concerns, and community coordination. Their role includes overseeing the park's operations.
  • Screening Process: A thorough screening process for new residents is in place, as noted by a neighbor, indicating a focus on maintaining a suitable community environment.

It is important for prospective residents to inquire directly with Lakewood Village management regarding the exact services included in their specific lot fees, as well as any additional services or responsibilities. This ensures a clear understanding of what is provided and what residents are responsible for individually.

Features / Highlights

Lakewood Village offers several features and highlights that contribute to its appeal as a mobile home community in Vero Beach. These aspects aim to create a positive living experience for its residents.

  • All-Age Park: Unlike 55+ communities, Lakewood Village is an all-age park, meaning it welcomes residents of all generations. This fosters a diverse community environment, suitable for families with children, working professionals, and retirees alike.
  • Affordable Living Option: One of the primary highlights, as noted by an impressed neighbor, is the seemingly "pretty reasonable" fees for the amenities and services provided. This positions Lakewood Village as an accessible and cost-effective housing solution in Vero Beach.
  • On-Site Management: The presence of "on the ball" managers is a significant feature, suggesting proactive and attentive oversight of the park's operations, which can greatly enhance the resident experience.
  • Thorough Screening Process: A rigorous screening process for prospective residents is in place. While this can make entry more selective, it indicates an effort by management to maintain a certain standard and quality of residents within the community.
  • Community Focus: Despite being a mobile home park, the general sentiment points towards an active attempt to foster a community environment. The management's presence and screening process suggest a desire to cultivate a pleasant neighborhood.
  • Well-Maintained Appearance (from an outsider's perspective): An external neighbor, whose acreage abuts the park, expressed being "impressed with it's mobile home park next door," indicating that from an outsider's perspective, the park appears well-run and maintained.
  • Owner-Occupied Homes: Many residents own their homes within the park, which often contributes to a stronger sense of pride of ownership and community stability, as residents have a vested interest in their properties and the park's well-being.

It is important for prospective residents to conduct their own due diligence, including visiting the park, speaking with current residents if possible, and directly verifying all features and policies with park management to ensure it meets their individual expectations and needs.

Promotions or Special Offers

Specific, short-term promotions or special offers at mobile home parks like Lakewood Village are typically not widely advertised publicly on a consistent basis. The primary "offer" that makes Lakewood Village attractive, as highlighted by external observations, is its overall value proposition: seemingly "pretty reasonable" fees for the amenities and services offered. This inherent affordability, especially in a desirable location like Vero Beach, can be considered a standing benefit for those seeking cost-effective living solutions.

However, it's always advisable for prospective residents to directly contact the park management to inquire about any current availability, rental incentives, or specific terms that might be in place for new residents. Occasionally, a park might offer a limited-time reduction on first-month's rent, a waiver of certain application fees, or specific deals on homes for sale within the park (if they also manage sales). These types of offers are dynamic and best confirmed through direct communication.

Additionally, for those looking to purchase a mobile home within the park, individual sellers or real estate agents specializing in manufactured homes in the area might have their own promotions or pricing strategies. It is highly recommended to speak with the Lakewood Village office directly for the most accurate and up-to-date information on any available promotions or opportunities that align with your housing needs.

Conclusion: Why Lakewood Village is Suitable for Locals

For Floridians, particularly those in the Vero Beach area seeking an affordable, community-focused, and accessible living option, Lakewood Village presents a compelling choice. Its suitability for locals stems from several factors that align with the desires and practical needs of Florida residents.

Firstly, the "all-age park" designation makes Lakewood Village highly suitable for a diverse range of local residents. Unlike age-restricted communities, it welcomes families, individuals, and retirees alike, fostering a multi-generational environment that reflects the broader community. This inclusivity can be particularly appealing to Floridians who wish to live in a diverse neighborhood or who have family members of varying ages. The concept of owning one's home within the park, as many residents do, also resonates with the local desire for homeownership without the typically higher costs associated with traditional stick-built homes in Florida. The "pretty reasonable" fees, as noted by an external observer, underscore its value as an economical housing solution in a desirable coastal region. For locals looking to manage their living expenses effectively, this affordability is a significant draw.

Secondly, the proactive management, under Roots Management, and the "thorough screening process" are intended to contribute to a stable and well-maintained community. For Floridians already residing in the state, the importance of good community management and a safe environment is well understood. While a recent resident review raises serious concerns regarding safety and management's response to incidents involving felons and police activity, it also highlights the residents' deeply vested interest in their community and their expectation for a secure living space. This ongoing dialogue between residents and management, even when contentious, indicates a collective desire to maintain a positive living environment, which is a common trait in established Florida communities. For potential new residents, this transparency, though challenging, allows for informed decision-making and the opportunity to engage directly with management about current safety protocols and long-term plans for addressing resident concerns.

Finally, the strategic location in Vero Beach is a major advantage for locals. Already familiar with Florida's weather and lifestyle, residents can appreciate being close to essential services, recreational activities, and, most notably, the beautiful Florida beaches. The convenience of living near shopping, dining, and major roadways streamlines daily life and allows for easy access to all that the Treasure Coast has to offer. This blend of affordability, community focus (despite recent challenges), and excellent location makes Lakewood Village a practical and potentially rewarding choice for Floridians seeking a place to call home.

Let me tell you something about these people. They do an excellent job of running a park. I actually don't live in the park but my acreage abuts the park so I see a lot that goes on there. That should be a testament in itself. An outsider (neighbor no doubt), impressed with it's mobile home park next door? I am. I've met with the managers there on different occasions and they are "on the ball". It's an all age park but their screening process is so thorough, I don't know if I would even qualify to live there (LOL)! The point is that setting aside the unfortunate stigmas that adhere to mobile home parks, you've got a pretty good one here. Their fees seem pretty reasonable for all the amenities and services you get for them. Take a look, you might be pleasantly surprised!

Lived here for 8 years and seen a steady decline as of tonight 2-28 2025 we have so many felons living in this park actually tonight shots were fired against a neighbor that is a know problem here in this park actually tonight. Guns drawn by several police officers to apprehend a know problem in this park . Roots Management and the manager needs to take a closer look that what’s going on in this park . I personally own my own home here as do many of us and we all feel it’s not a safe place to live anymore . ROOTS PLEASE LOOK INTO WHATS GOING ON IN YOUR PARK AND YOUR MANAGEMENT. The only answer we get from Management is call the police .. It’s not our responsibility to keep our neighbor safe it should be the manager they do a background check but still allow fellas to live here ! Why ???? Several of our long term residents are considering escrowing our rent pmts till this problem is addressed! ROOTS DO BETTER OUR PARK IS GOING TO HELL !

Having lived here for 12 years, this place continues to go downhill. They promise to do things like dig a ditch to keep the water from going underneath our homes but to no avail. Now in last 3 years rent has gone up from 515.00 per month to know 700.00. How nice. Still haven't fixed the drainage problem. Just dig a ditch, please. 🤪

Lakewood Village is a wonderful community with friendly neighbors, spacious lots, and kind and responsive staff. The rates are affordable. The location is great; it is easy to go shopping or access the freeway. The maintenance staff is always working on projects to improve and or maintain the utilities and landscaping. The facilities are also terrific; we loved the swimming pool, and the new laundry room is "top shelf" with an app-based payment system. The app will indicate how many machines are available before you haul your dirty clothes to wash. The app also notifies you when your machines have finished running their cycles - fantastic and fair priced! My wife and I lived there for six months, and we plan to return again in a few months. We highly recommend Lakewood village!
