Leisure Village Mobile Home Park About

For Pennsylvania residents exploring various housing avenues, especially those interested in the practicality and affordability of manufactured home living, Leisure Village Mobile Home Park in Johnstown, PA, is a community that may appear in their search. Making a housing decision is significant, and understanding the nuances of a community from current resident perspectives is invaluable. This article aims to provide a clear and factual overview of Leisure Village Mobile Home Park, drawing insights directly from public feedback to help potential residents in Pennsylvania make an informed choice.

Mobile home parks often represent a unique segment of the housing market, offering a blend of individual home ownership or rental within a managed community setting. This can translate to distinct advantages in terms of affordability and a sense of neighborhood. However, like any community, experiences can vary. Reviews for Leisure Village Mobile Home Park paint a picture of a community in transition, highlighting both positive aspects and areas where residents express concerns. One resident describes it as a "Fine place to live," noting that "The trouble makers are mostly gone," suggesting an improvement in the overall social environment. This indicates a potential shift towards a more peaceful and stable living situation, which can be a key draw for many Pennsylvanians seeking a calm home.

Despite the positive note on reduced "trouble makers," the same review points to ongoing issues such as excessive noise from "quads and dirt bikes" that are prohibited by lease agreements, the presence of "unsightly junk yards at people's homes," and concerns about unparented children and trash. This suggests that while the community may be striving for a quieter atmosphere, challenges related to rule enforcement and individual property upkeep persist. Another resident summarizes this dichotomy, stating that "Some of the people that live here make you think about moving out well other people will help you with whatever you need," concluding that it's "the bad people in here that give this place a bad name for all the other good people that live here." This candid feedback underscores the importance of a strong, responsive management presence.

The transition in ownership, where "some company owns it now" rather than the original "land owner," is also a key piece of information. This change could impact management policies, responsiveness to issues, and future development plans. For Pennsylvania locals considering Leisure Village, it is paramount to engage directly with the current management to understand their commitment to addressing these long-standing concerns and maintaining a high standard of living for all residents. Despite the challenges, the underlying sentiment of "All in all a quiet trailer park" and the presence of "other good people that live here" suggests a foundation for a decent living environment for those who prioritize peace and a sense of community, even with its imperfections.

Location and Accessibility

Leisure Village Mobile Home Park is located at 100 Dry Run St, Johnstown, PA 15909, USA. This address places it within the Johnstown metropolitan area, situated in Cambria County, Southwestern Pennsylvania. Johnstown is a city with a rich industrial history, known for its incline plane, flood history, and as a regional center for education and healthcare.

The community's location on Dry Run Street likely positions it in a residential area of Johnstown, offering a local feel. Accessibility for Pennsylvania residents to Leisure Village Mobile Home Park is generally good. Johnstown is served by several major roadways, including U.S. Route 219, U.S. Route 422, and nearby U.S. Route 22. These routes provide direct connections to other cities and towns across Pennsylvania, such as Altoona to the east, Indiana to the north, and Pittsburgh to the west. This network of highways makes the park a reasonably convenient option for those commuting for work or visiting family within the greater Southwestern Pennsylvania region.

Within Johnstown, residents of Leisure Village Mobile Home Park would typically have access to essential services and amenities. This includes grocery stores, retail centers, healthcare facilities (including Conemaugh Memorial Medical Center), educational institutions, and various recreational opportunities. While the park itself is situated in a more localized area, its proximity to Johnstown proper means that daily necessities and leisure activities are within a manageable driving distance. Public transportation options within this area of Johnstown may be limited, making personal vehicle ownership generally advisable for convenient access to all the region has to offer. The combination of its location within a larger metropolitan area and relative accessibility via major roads makes Leisure Village Mobile Home Park a viable housing consideration for many Pennsylvanians.

Services Offered

Based on typical operations of established mobile home parks and insights from resident feedback, Leisure Village Mobile Home Park would generally offer the following core services:

  • Lot Rental: The fundamental service is the rental of individual plots of land (lots) where residents can place their manufactured homes. These lots come with pre-existing utility connections.
  • Utility Hookups: Each lot is equipped with hookups for essential utilities such as water, sewer, and electricity (with various amperage options typically available). Residents are typically responsible for their own utility usage and bills.
  • Road Maintenance: The park management is generally responsible for the upkeep and repair of internal roads within the community, including routine maintenance and potentially snow removal during winter.
  • Common Area Maintenance: Maintenance of any shared community spaces, such as green areas, shared facilities, or general landscaping within the park, falls under the responsibility of the management.
  • Waste Management: Services for trash collection are commonly provided, often through communal dumpsters or scheduled pick-up services, contributing to the cleanliness of the park.
  • On-Site Management/Support: An on-site or accessible management team is typically present to handle resident inquiries, enforce park rules, process lot rent payments, and manage property issues. The reviews refer to interaction with a manager, "Deb."

It's important to note that while these services are expected, resident reviews highlight concerns regarding the effectiveness and consistency of management in addressing issues such as illegal ATV usage, unkempt neighboring properties, and overall adherence to lease agreements, particularly since the change in ownership to "some company." Prospective residents should inquire directly about current management policies and enforcement practices for these services.

Features / Highlights

  • Quiet Community Potential: Despite some challenges, residents describe it as "All in all a quiet trailer park" and note that "The trouble makers are mostly gone," indicating a positive shift towards a peaceful living environment.
  • Affordable Housing Option: Manufactured home parks generally offer a more accessible and affordable pathway to homeownership or rental compared to traditional housing in the region.
  • Community Atmosphere: While mixed, reviews suggest that "other people will help you with whatever you need," pointing to a supportive sub-community among residents. "People keep to themselves and there's hardly any drama" also highlights a generally independent yet peaceful co-existence.
  • Managed Environment: As a managed park, fundamental infrastructure and common areas are overseen by a management entity (now "some company owns it"), which theoretically provides a level of consistency.
  • Proximity to Johnstown: The location offers convenient access to the city of Johnstown's amenities, including shopping, dining, healthcare facilities, and cultural attractions like the Johnstown Flood Museum and the Inclined Plane.
  • Rural/Suburban Blend: Located in Cambria County, residents can experience a blend of suburban convenience with a more rural, laid-back atmosphere, appealing to those seeking a balance.

It is crucial for potential residents to consider the noted challenges, such as unaddressed noise from ATVs, unsightly properties, and management responsiveness, and to verify the current state of these issues through direct communication and an on-site visit before committing to a lease or purchase.

Promotions or Special Offers

Specific, publicly advertised promotions or special offers for Leisure Village Mobile Home Park are not available through the provided public data. Mobile home parks, particularly those primarily focused on long-term lot rentals for manufactured homes, typically do not run short-term retail-style promotions. Their "offers" are generally tied to the fundamental value proposition of manufactured home living and the terms of lot leases.

However, for prospective residents interested in Leisure Village Mobile Home Park, it is always advisable to directly inquire with the park management about:

  • Current Lot Availability: The most critical "offer" for many is simply the availability of a suitable lot for their manufactured home, as vacancies can fluctuate.
  • Lot Rental Rates: Current pricing for available lots, which may vary based on size, location within the park, and included utility services (hookups).
  • Lease Terms: Information on the duration of lease agreements (e.g., month-to-month, annual, or multi-year options) and any associated benefits for longer commitments.
  • Home Sales/Rentals: If the park also offers homes for sale or rent directly, they might have specific pricing, financing options, or move-in incentives related to those units.

Given the feedback regarding management and the change in ownership, it is particularly important for interested individuals to engage directly with the park's current management team via phone or in-person visits. This direct contact will be the most reliable way to obtain accurate, up-to-date information on available lots, current rental terms, and any specific offers that might be in place for new residents.

Fine place to live. The trouble makers are mostly gone. Now if only the quads and dirt bikes would remain unheard that would be wonderful. Pretty sure the lease we signed back in the day stated they are prohibited. Don't expect the land owner to do anything, some company owns it now. Not to mention the people with ATVs that don't even live here the drive through. Guy on middle road has trash all over the place all the time. Kids aren't parented. And there's at least two unsightly junk yards at people's homes. Other than that people keep to them selves and there's hardly any drama, unless the park jailbird comes home to visit. All in all a quiet trailer park.
