Pro: Good schools in a desired part of town. Cons: under the new company they have the highest lot rent in Pearland, over $600 for a single lot. Management is flaky, she rarely returned calls, and refuses to allow anyone to talk to her supervisor. There's different rules for different residents depending on how close you are to management. The rules in the lease are cut and dry, yet some residents are allowed large dogs that run around off leash (pits, dobermans, huskies). Some are allowed 4+ vehicles, trailers, and large work trucks that they park all over the place. More yards than not are full of trash and overgrown. And the worst part of all is the dr*gs everywhere, and the fact that management is involved with them. If Brandy's not at the office, you can surely find her at the known dr*g house in the neighborhood. I'm thankful I got my family away from that place, but wanted to leave a warning for anyone thinking it's a good neighborhood to raise your family in.

Been living here since 2010..they are really picky on things to have done to the lots rented. Alot of complaints made to the wrong people and pay no attention to others actions. Neighbors are two faced. They have no respect for people who have been here for years and ALWAYS send notice letters for the smallest things, EVICTION here and there . It's overpriced even more over the years, only reason I give them two stars is because we didn't get flooded on our end of the neighborhood. But other than that, they have so many new managers constantly, cause know one knows how to do their job apparently. Accidents happen here all the time..it's not all that safe of a neighborhood. Always people speeding through the neighborhood night or day. Over 30mph. People have left because of how they treat people and how they take no action. You've been warned.

This people,take you money,if they take you to court be sure the go to court because I have agrement the pay $1728.58 and a pay my $2131.00 and they take muy house.the mánager beth knows about somebody sale drugs and she don't Care,a but is right plus a lot a cars come in the midnight must teenager,and they stay like 10 min.out side in front you driveway so you better call the owner,because when you try talk to her,she trick you because you hispanic and you not going take legal action.

They won’t answer their phones, goes straight to voicemail no matter what time. This place looks extremely filthy all the time. Just very very trash place and very rude.
