1409 Oday Rd #64, Pearland, TX 77581, USA
For many Texans seeking a more affordable housing option or a unique community living experience, mobile home parks often come into consideration. In Pearland, one such community is Pearland Heights. Situated in a growing area, mobile home communities like Pearland Heights offer a distinct lifestyle, often providing a sense of neighborhood camaraderie. However, as with any living situation, understanding the specifics of a community is crucial before making a long-term commitment. This article aims to provide a factual overview of Pearland Heights, drawing directly from available public information and resident feedback, to help you determine if it aligns with your housing needs in Texas.
Pearland Heights, like many mobile home communities, provides residents with a plot of land to place their manufactured home, offering a potentially more cost-effective alternative to traditional stick-built housing. It's a community that has seen recent changes under new ownership, which has impacted various aspects of resident life. We'll delve into the details of its location, the services and features that are present (or noted as lacking), and the experiences shared by current residents. The goal is to give you a clear, unvarnished picture, enabling you to make an informed decision from a local Texan perspective.
---Pearland Heights is located at 1409 Oday Rd #64, Pearland, TX 77581, USA. This address places it within the thriving city of Pearland, a prominent suburb of Houston. Pearland itself offers a blend of suburban tranquility with convenient access to the extensive amenities and job opportunities of the greater Houston metropolitan area. For residents, this means being within reasonable driving distance to shopping centers, dining establishments, schools, and healthcare facilities.
The community’s position on Oday Road offers a local feel while still providing access to Pearland's main thoroughfares, which connect to major highways for commutes into Houston or other surrounding towns. Accessibility for residents typically involves personal vehicles, as public transportation options within mobile home parks can be limited. However, the overall location within Pearland ensures that most daily necessities and recreational activities are not far away. It's essential for potential residents to consider their personal transportation needs and how they align with the community's immediate surroundings and connections to the wider Pearland area.
---Based on resident feedback, the services at Pearland Heights are present, but certain aspects have become points of concern, especially since new ownership took over. Here's a breakdown of the services:
While some aspects of Pearland Heights have drawn criticism, there are certain features and characteristics that define the living experience within the community:
Based on the publicly available resident reviews, there is no mention of specific promotions or special offers at Pearland Heights. The feedback primarily focuses on rent increases and new park policies rather than incentives for new residents or discounts. Mobile home parks typically operate on a lot rental model, with pricing determined by market rates, property taxes, and operating costs. Given the described increases in rent and the focus on stricter enforcement of rules, it suggests that the park's current strategy does not heavily involve promotional pricing or special incentives. Potential residents should anticipate standard rental agreements for lots, with no advertised discounts or introductory offers.
It's always recommended for prospective residents to directly inquire about current lot rental rates, any included services, and the full scope of financial obligations, as these can change. However, based on the provided data, there are no specific promotions highlighted for Pearland Heights.
---While a direct phone number for Pearland Heights was not explicitly provided in the available data, the address is clearly stated, and some reviews mention having to go to a "Houston location" for management. This suggests that the management office may not be on-site. For the most accurate and current contact details, or to schedule a visit, it's typically best to look for official property management websites or listings for mobile home communities in Pearland that might manage Pearland Heights.
Prospective residents should plan to verify contact methods and office hours before attempting to visit, especially given the feedback about management not being on-site. Searching for "Pearland Heights Mobile Home Park management contact" might yield more direct results or a central management company that handles this property.
---For Texans considering a mobile home community in Pearland, understanding the nuances of a place like Pearland Heights is crucial. While it may not offer all the amenities found in some newer or more luxury-oriented parks, it could still be suitable for locals looking for specific attributes, provided they are fully aware of the current resident experiences and policies.
One of the primary reasons Pearland Heights might appeal to some locals is its established presence in Pearland. Being situated at 1409 Oday Rd provides residents with a location that offers proximity to the growing city's conveniences, including shopping, schools, and essential services, without being directly in the hustle and bustle. For those who already work or have family in the Pearland or greater Houston area, the geographic convenience is a definite plus, potentially cutting down on commute times and offering a familiar local environment.
Another factor is the potential for affordability relative to traditional housing in Pearland. While reviews indicate significant rent increases, mobile home living can still, for some, offer a lower entry point into homeownership (for the mobile home itself) compared to purchasing a stick-built house in the area. For individuals or families who prioritize a quiet living environment above extensive amenities like a pool, the described quiet nature of the park could be appealing.
However, it is paramount for prospective residents to thoroughly investigate and understand the current management practices, particularly concerning the parking permit system and the lack of on-site management. The experiences shared by current residents regarding strict parking enforcement, the need to travel to Houston for management issues, the twice-weekly dumpster emptying, and concerns about street lighting and lot drainage are significant factors to weigh. Transparent communication with management about all fees (including water, sewer, and potential mowing charges) and a clear understanding of all community rules are essential before committing. While the park offers a footprint in Pearland, its suitability heavily depends on an individual's tolerance for the outlined operational challenges and their priority for a budget-conscious, albeit sometimes inconvenient, living arrangement within an established local community.
Recently, enforced a parking permit agreement which the residents are highly upset about and disagree with. You have to have a permit, which is your license plate number, which the towing company employees issued. You cannot have visitors park on your driveway without giving 24 hours notice to the management or towing company. (This sounds like communism). We had to go to Houston to a different property because they have no management personnel on site. The water doesn't drain well on the section of the park I live in, the dumpster ( no curb side trash pick up) area is only emptied twice a week since the new owners took it over a few years back.Dumpster area recently smelled like urine. And, bunches of cats running around it and in the park. Roads are asphalt and they resurface the drives but do not raise them above water level or enlarge the driveways so visitors are not breaking park rules. No pool. My rent has gone from 300 to 575 in a couple years, and is going up again. They claim comparative prices, taxes and improvements with other parks that have better improvements. Street lights are always going out, what few they have. Over all, it's a quiet park, but can be scarey with the dark. And, water flowing under a mobile home wears it down. So, i would check it out well before coming here and check out other parks or options. Plus water and sewer are not included in your rent. Also, my car was towed from my yard less than 24 hours after I fell asleep and forgot to move it back onto the driveway. Recently, we have been contacted and told we will not longer have sub metered rates for our water, I'm wondering if that means we will be connected directly to city water and also trash pick up??? It has been sub metered for at least 50 years. Wow! Also, some residents got notices that they will be required to go to a Houston location to purchase parking permits for lots they are renting. Some of us for several years. Why now? And, after being here 11 years, now I'm getting notices about the upkeep of the lot. They charge $50 to mow your lot. I got a guy that has his own business to do it, when I or my neighbor can't. $25. It's a shame some business owners get more caught up in making a buck than creating a good community. Lots of things to consider. Buying a house would probably be better.
Apr 21, 2025 · Brenda HarrisI use to live there in 2004-2005 I was a kid at that time my parents had to get a house in Houston which we currently live for 20 years now. We got out of there because they were raising rent too much and sending threats. They made my parents think that the mobile homes were owned and when they were reporting taxes on the home, it wasn’t on the system.
May 03, 2025 · jesse “Jj” garciaThis is absolutely the worse trailer park anyone could ever live in here in Pearland. They have no onsite management, don’t maintain property professionally, tow trucks will tow your vehicle even if you park outside to run in and get something you forgot and your vehicle is running, the drainage backs up when it rains, the security lights are half broken, trash overflowing at the dumpsters and much more,so please stay away from this trailer park as Pearland has much better properties.
Jul 04, 2024 · Jennifer GarzaDo not recommend, they have to many fees and feel very unwelcome here. Save money and choose else where.
