Came to New Braunfels Texas on May 23rd. My son is a Supervisor in the Oilfields with Tincup Solutions. I got to also see my 2 grandchildren n daughter in law. The trailer home he has is so beautiful, you don't even realize its a trailer. The lot he is on is so perfect. He's right at the entrance with an enormous back yard for the kids and it circles to a covisac so the kids are able to play and ride their bikes π² π² with the other kids. There are only about 10 to 15 total trailer homes and at night its so peaceful even though 35N is right by them. I had a Blast staying there and he also took me to eat crawfish for the very first time...mmmm good..π price range for 5 people was tip n all $100.00 appetizer, food and drinks for all. I am looking for a lot to place a double wide, and Mr. Mark has been such a great help to my family and I. Answered all my questions after hours. Updated review below (nearly 3 years here) 2017 review Current resident for over a year now. Pros: -Great park manager Mark. -Great location, Gurnee Hall, floating the river, Schlitterbahn all within 10 minutes and it's right off of I-35. HEB, Buc-ee's and the Town Center shopping/ restaurant complex within 3 minutes AND the outlets in San Marcos Within a 12-minute drive. -Not super run down. Most of the homes here would be considered newer. Cons: -High rent and it's increasing Jan 2018! They base rent off other area parks, which makes sense at first thought until you compare this park to other area parks. -The homes here are jam-packed, no Landscaping outside of your own personal yard because the park is nothing but concrete. Once you look at the pictures you'll see what I'm talking about. It just doesn't feel like home... -The wood privacy fence around the park, at first glance looks decent but in reality its garbage, full of temporary patches. -No gate or community area In the end if you're just looking for a place to rent for a year or two and really don't need it for anything more than a place to live, it's really not bad here! --------- Jan 2019 The pros listed above haven't changed I've spent a good amount of time researching other parks in New Braunfels and found that this might actually be the best one in town! Even the big park by Buccee's. Their gate is never closed and all those residents talk about is how poor mgmt is and how much of a pain their speedbumps are. I don't deal with either of those. I've seen parks that aren't paved and are just run down. That or just down right ghetto... Everyone here is chill and keeps to them selves. Ive come to learn that all parks are jam packed more or less, so I got over that. There are only a few homes here 25 or so, so the traffic is low and the individual yards (when mowed) actually look quite nice. We get perks occasionally if you keep your space nice. Ex dont get a notice for a few months and get $20, even up to $50 off next rent. Doesn't happen all the time, but it's nice when it does! Fence has been fixed and newer homes have been moving in, which really makes the place look good There are currently 2 lots open too. I'm glad to live here!

This is a great community to place your new home in. Clean, quiet, and run by awesome management. Canβt say this about all the parks in the area. I have been personally involved in helping many of the residents put their new homes in Pecan Way, and they are all quality people!
