These communities provide a distinct blend of private residential space within a neighborhood framework, frequently at a more accessible price point than traditional housing. While navigating the dynamics of any residential community, Pine Lake MHP represents a choice for those looking to establish a home in Eastern Ohio. Its environment is shaped by both its natural surroundings and the ongoing efforts of its residents and management.

Location and Accessibility

Pine Lake MHP is situated at 42600 National Rd Lot #115, Belmont, OH 43718, USA. This address places the park along National Road (also known as US-40), a historic and significant east-west highway that traverses much of the United States, including Ohio. This direct access to a major route ensures excellent accessibility for residents commuting to nearby towns or accessing regional amenities.

Belmont, Ohio, is a village located in Belmont County, known for its rolling hills and proximity to the Ohio River. It offers a more rural and peaceful living environment compared to larger urban centers, appealing to those who appreciate a quieter pace of life. Despite its tranquil setting, the location on National Road provides straightforward connections to neighboring communities such as St. Clairsville and Barnesville, where residents can find a broader range of shopping, dining, healthcare facilities, and employment opportunities. The park's accessibility via a well-established highway means that daily commutes and regional travel are generally convenient for its residents in Eastern Ohio.

Services Offered

As a manufactured home park, Pine Lake MHP primarily offers developed lots for manufactured homes. The specific services provided by such communities are crucial for residents, and while comprehensive details for Pine Lake MHP are not broadly publicized, common services often include:

  • Lot Rental: Residents own their manufactured homes but typically lease the land (lot) on which their home is placed. This monthly rental fee covers the use of the lot and access to the park's infrastructure.
  • Utility Connections: Individual lots generally come equipped with hookups for essential utilities such as electricity and sewer. The provision for water can vary; some parks include water in the lot rent, while others require residents to pay for water separately. A review mentions that previously water was included, but now it is an additional cost.
  • Road Maintenance: The park management is generally responsible for the upkeep and maintenance of the internal roads within the community, ensuring safe and passable routes for residents and visitors.
  • Waste Management: Mobile home parks often arrange for communal or individual garbage collection services, making waste disposal convenient for residents.
  • Common Area Maintenance: If the park includes any shared amenities or common areas, such as green spaces, recreational facilities, or community buildings, their maintenance falls under the purview of the park management.

Prospective residents should make direct inquiries with Pine Lake MHP management to confirm the precise scope of services included in the lot rent, clarify utility arrangements (especially for water), and understand any other fees or responsibilities associated with living in the park. This direct communication is vital for an accurate understanding of the park's offerings.

Features / Highlights

Manufactured home communities like Pine Lake MHP offer distinct features that cater to a specific segment of the housing market, often emphasizing affordability and a community atmosphere. While specific highlights for Pine Lake MHP are gleaned from general information and resident feedback, they typically include:

  • Sense of Community: Manufactured home parks often foster a close-knit neighborhood feel, where residents can develop relationships with their neighbors. The experience of living in such a community often depends on individual interactions and the collective spirit of the residents.
  • Individual Home Ownership: Residents typically own their manufactured homes, allowing for personalization and a sense of permanence that differs from apartment rentals.

  • New Ownership and Ongoing "Updates": A reviewer mentions the park being "under new ownership" and references "updates." This suggests a period of transition and potential investment in the park's infrastructure or appearance. For some, this could be a positive indicator of future improvements.
  • Convenient Location on National Road: Direct access to US-40 (National Road) is a practical highlight, simplifying commutes and travel for residents.

It is crucial for prospective residents to be aware of and consider the contrasting public reviews. While one indicates excitement about moving in, another expresses significant concerns regarding management communication, eviction practices, and increases in lot rent and utility costs since new ownership. These differing perspectives highlight the importance of thorough personal investigation, including direct conversations with management and, if possible, current residents, to gain a full and balanced understanding of the community's current environment and operational practices.

If they don’t like you they wrongfully evict you. They don’t even bother trying to communicate or work with you. Simply hand ya your rent back or refuse to take it and take you to court. It’s happened in numerous instances. It’s almost like all the tenants who have been there for years are paying for their so called “updates”. Previously before they were under new ownership rent was affordable and included water. Now it’s over $400 just for a lot trailer not included and you have to pay water. This place has turned into an even bigger joke and is ran by inconsiderate, stuck up clowns.

I used to live here before moving to Savannah Georgia. The roads are horrible and the drugs are just as bad the land owner likes to pick an choose what he fixes if you wanna keep your car clean and unbroken I don't recommend this place. He even refuses to plow the roads in the winter and the ice build up is just horrible.

This place has gone steadily down hill the last 5-8 years. Managers and maintenance people don't stay long. Roads are barely passable. No snow plow.Rent is high, quality low. Lots of room for improvement.

This place is horrible!!!!! It use to be a nice place to live, now it’s like watching a junk yard being formed or dump. The roads are horrible throughout the park not just in the “heavily traveled” parts. You can see the pictures of what the roads are like when it snows. A lot of the trailers are empty now and falling apart (which only really started after the original owner passed away). Many trailers have junk/trash pilled around them or have junk cars park ( which again started after no one was making their weekly/biweekly ride through the park). It seems like only certain people have to follow their “rules and regulations”. Where is the lot rent going??? I guess you would lose money when you let the place go to hell.....
