For Texans seeking a place to call home, whether it’s a long-term spot for their mobile home or a temporary stay for their RV, finding the right community is crucial. Van Manor Mobile Home & RV Park, located in the expansive city of Houston, aims to provide such a space. This dual-purpose park caters to both manufactured home residents and RV travelers, offering a variety of living solutions within a bustling urban environment. As with any community, understanding its offerings and considering various perspectives is key to making an informed decision about where to settle or stay in our great state.

The decision of where to live, especially for those with mobile homes or RVs, involves weighing many factors, including location, affordability, and the quality of management. Van Manor Mobile Home & RV Park has been an established presence in Houston, serving a diverse group of residents. While some residents have expressed significant concerns regarding management practices and utility billing, it's important to approach such decisions with a comprehensive view, recognizing that experiences can vary. For many Texans, a mobile home or RV park offers a more accessible entry point to housing in a major city, or a convenient base for exploring. This park attempts to meet those needs by providing essential services for both types of residents.

It's vital for prospective residents to conduct thorough due diligence, including visiting the park, speaking with current residents if possible, and carefully reviewing all lease agreements and community rules. Understanding your rights as a tenant in a Texas mobile home park is also crucial, as the Texas Manufactured Home Tenancies Act provides specific protections and responsibilities. While some reviews highlight challenges with communication and utility charges, the park's existence and listed amenities indicate its foundational purpose: to provide lots for mobile homes and RVs with necessary hookups in a Houston location. This article aims to present all available information to help Texans make the best choice for their unique living situation.

Van Manor Mobile Home & RV Park is conveniently situated at 9522 Telephone Rd, Houston, TX 77075, USA. This location places it within the sprawling Houston metropolitan area, offering residents and visitors excellent access to the city's myriad opportunities and conveniences. For Texans, Telephone Road is a well-known thoroughfare, providing direct routes to various parts of the city and connecting to major highways. This accessibility is a significant advantage for daily commutes, accessing employment centers, and reaching Houston’s extensive array of cultural, recreational, and commercial hubs.

Being in the 77075 zip code means the park is part of a mature Houston neighborhood, typically characterized by a mix of residential and commercial developments. Residents can expect convenient access to essential services such as grocery stores, healthcare facilities, schools, and local businesses. The proximity to Telephone Road also ensures that public transportation options are likely available, further enhancing mobility for those without personal vehicles or who prefer not to drive for every errand. While some reviews mention issues with utility service, the physical location itself offers strategic advantages for those needing to be well-connected within Houston. This balance of a residential setting with urban access is a key draw for many Texans considering a long-term stay or an RV stop in the area, providing a practical base for both work and leisure within one of the largest cities in the state.

  • Pet-Friendly Policy: The welcoming approach to pets is a significant highlight for many Texans who travel or live with their animal companions.

  • Big Rig Friendly: RV amenities like pull-thru sites and various amperage options (20, 30, 50 amp, and even 100 amp mentioned in some listings) suggest it can accommodate larger recreational vehicles, a crucial feature for many modern RVs.

  • Proximity to Houston Attractions: The park's location allows for easy access to major Houston attractions such as the Houston Museum of Fine Arts, the Houston Zoo, Space Center Houston, Kemah Boardwalk, and various museums and parks, making it a good base for tourism.

When considering Van Manor Mobile Home & RV Park, it's important to understand potential promotions or special offers. Based on publicly available information, specific, time-sensitive promotional deals are not prominently advertised. However, mobile home and RV parks often have varying rates for daily, weekly, and monthly stays, with monthly rates typically offering the best value for extended periods. For example, some listings indicate RV rates starting from $40 per night, with monthly lot rentals for mobile homes being around $600/month as per their floor plans page, though rates are subject to change and specific promotions are best confirmed directly. Reaching out directly allows you to speak with park management or staff who can provide specific information on rates, lease terms, and address any questions about the community or services. It is recommended to call during business hours to ensure a prompt response.

For Texans, deciding on a mobile home or RV park involves balancing numerous factors, and Van Manor Mobile Home & RV Park presents a complex picture of suitability. Its location on Telephone Road in Houston is a definite advantage for locals, offering convenient access to work, schools, and the extensive urban amenities of one of Texas's largest cities. This accessibility means less time commuting and more time enjoying family and career opportunities within the Houston metropolitan area.

The park's dual nature, catering to both mobile homes and RVs, allows for a flexible living solution, whether one is seeking a permanent affordable home or a temporary base for exploration. Amenities like the swimming pool, laundry facilities, and pet-friendly policy are appealing, enhancing the quality of life for residents and travelers alike. The presence of full utility hookups and the capacity to accommodate large RVs are practical benefits for those with specific vehicle requirements.

However, it is crucial for Texans to acknowledge the significant concerns raised in recent customer reviews, particularly regarding management responsiveness, consistency of utility services (especially electricity), and opaque billing practices. These issues, if prevalent, can detract significantly from the perceived value and comfort of living at the park. Texas law does provide tenants of manufactured home communities with specific rights, including requirements for written leases, notice periods for non-renewal, and landlord responsibilities for maintaining common areas and utility lines. Residents have the right to inspect utility records if submetered and should be aware of procedures for addressing repair needs. Prospective residents should thoroughly investigate these aspects, perhaps by visiting the park, observing conditions, and if possible, speaking with existing residents to get a balanced perspective.

Ultimately, for Texans prioritizing an accessible Houston location and the potential for affordable mobile home or RV living with a range of basic amenities, Van Manor Mobile Home & RV Park could be considered. However, this must be weighed against the noted challenges, prompting a strong recommendation for diligent inquiry and a clear understanding of the lease terms and park policies before committing. Being informed and proactive is key to a positive experience in any housing situation, particularly in communities with varied resident feedback.

Worst place to live. Manager has no consideration for residents. The rent goes up $10-$20 every 6 months due to “expenses going up.” They give no courtesy notices whenever they do plumbing and just disconnect your water out of the blue and when you call the office, no one seems to answer or return your call smh. The electricity meter usage is also no longer on your rent statement, so for all we know we’re being scammed into paying more than what we should. As a tenant you have a right to know how much your monthly usage is. Save your money and go elsewhere where you’re appreciated as a resident and get your money’s worth. Don’t believe any 5 star ratings on here!
