Traditional homeownership can be a significant investment, and the rental market can present its own set of challenges. Mobile home parks, also known as manufactured home communities, offer an alternative pathway to homeownership or long-term residency that often comes with a more accessible price point and a distinct community feel.

Maple Creek Mobile Home Park, located in Woodson, Illinois, is one such community that serves residents in the region. This article is designed to provide local Illinois users with a clear, factual, and informative overview of Maple Creek Mobile Home Park. We understand that choosing a place to live is a highly personal decision, influenced by factors such as location, available services, community atmosphere, and overall value. Our goal is to present the available information about Maple Creek to help you in your housing search.

We will cover the park's precise location and accessibility, discuss the general services typically offered in mobile home communities within Illinois (as specific details for Maple Creek are limited in public data beyond general contact information and reviews), highlight common features, and provide essential contact details. While customer reviews for Maple Creek Mobile Home Park are included, we will present them as direct feedback, acknowledging that individual experiences can vary, and prospective residents should always conduct their own due diligence.

It's important to note that mobile home parks in Illinois operate under the oversight of the Illinois Department of Public Health (IDPH), which licenses and inspects parks with five or more sites. This regulatory framework ensures that communities adhere to certain standards regarding structural integrity, utilities, and safety, providing a baseline level of quality for residents. Understanding these broader industry standards can help set expectations when evaluating any mobile home park, including Maple Creek.

Location and Accessibility

Maple Creek Mobile Home Park is situated at 200 West St, Woodson, IL 62695, USA. Woodson is a small village located in Morgan County, Illinois. This location offers a quiet, rural setting, which can be appealing to those seeking a slower pace of life away from the hustle and bustle of larger urban centers. For Illinois residents, particularly those in the central part of the state, Woodson's location provides a sense of community and relative tranquility.

The address, 200 West St, suggests a primary access point within the village, making the park discoverable for those navigating to the area. Services Offered

While specific, detailed service offerings for Maple Creek Mobile Home Park are not comprehensively available in the provided public data, mobile home communities in Illinois typically provide a standard set of services to their residents. These are generally governed by the Illinois Mobile Home Park Act and the Illinois Mobile Homes Landlord and Tenant Act. Based on these general industry practices and regulations, residents can typically expect the following provisions:

  • Lot Rental and Essential Utilities: Residents usually own their manufactured homes but rent the individual lot or space upon which their home is situated. The park is responsible for providing and maintaining the infrastructure for essential utilities up to the individual lot. These commonly include:
    • Water supply connections.
    • Sewage disposal system connections.
    • Electrical hookups.
    • Potentially natural gas or propane connections, depending on the park's infrastructure.
Often, basic utilities like water, sewer, and trash collection might be bundled into the monthly lot rent, or billed separately.
  • Common Area Maintenance: The park management is generally responsible for the upkeep and maintenance of common areas within the community. This includes internal roads, shared green spaces, and communal facilities, ensuring they are well-maintained and safe for residents.
  • Waste Management: Regular garbage and recycling services are typically arranged by the mobile home park, providing a convenient and organized system for waste disposal for all residents.
  • Road Maintenance: The park owner is responsible for ensuring that all internal roads within the mobile home community are kept in good repair and accessible, which is an important aspect highlighted by a customer review.
  • On-Site Management or Point of Contact: Many mobile home parks, especially larger ones, have an on-site manager or a designated contact person responsible for addressing resident concerns, enforcing park rules, and overseeing day-to-day operations. The Illinois Mobile Home Park Act often requires a designated custodian's office and contact information.

Prospective residents should always inquire directly with Maple Creek Mobile Home Park regarding which specific utilities are included in the lot rent and what other services are provided to ensure full clarity.

Rude agent . Double booked us with another couple . Terrible roads and terrible presentation. The agent named Ryan is a horrible person to show properties. Tries to not give you any choice of seeing other properties. At $790 you should be completely satisfied with your home . It's not a welcoming atmosphere and I'd recommend staying far away from this company
