Mays Mobile Home Park About
Mays Mobile Home Park, located at 3168 S Bridge St, Chillicothe, OH 45601, USA, is a mobile home community situated in the heart of Ohio. For many Ohio residents, mobile home parks offer an accessible and potentially more affordable housing option compared to traditional stick-built homes, providing a sense of community living. These parks typically consist of individual lots where manufactured homes are placed, with residents often owning their homes and leasing the land from the park operator.
Mobile home parks, regulated by state and local ordinances, aim to provide essential utilities and common area maintenance. The appeal of mobile home living often stems from its potential for lower upfront costs, reduced property taxes (as residents typically only own the home, not the land), and a close-knit community atmosphere. Mays Mobile Home Park, like other similar communities in Ohio, is designed to serve individuals and families seeking these benefits within the Chillicothe area. Understanding the specific characteristics, services, and local context of such a park is crucial for prospective residents in Ohio to make informed housing decisions. This article will provide an objective overview of Mays Mobile Home Park based on available public information, offering insights into its location, services, and any reported features or concerns.
Mays Mobile Home Park is located at 3168 S Bridge St, Chillicothe, OH 45601, USA. This address places it within Chillicothe, a city in Ross County, Ohio. Chillicothe is situated in the south-central part of the state, approximately 45 miles south of Columbus, Ohio's capital. Its location offers a balance between access to urban amenities and the quieter lifestyle often associated with smaller Ohio cities.
The park's address on S Bridge Street (which is also US Route 23) indicates that it benefits from direct access to a major thoroughfare. US Route 23 is a significant north-south highway in Ohio, connecting Chillicothe to Columbus to the north and to other southern Ohio communities. This direct access is a key advantage for residents, facilitating commutes to work, access to local businesses, and regional travel. Public transportation options in Chillicothe are generally limited, making personal vehicle ownership highly recommended for residents. However, the proximity to a main road means that local amenities are typically within a short driving distance.
Within Chillicothe itself, residents of Mays Mobile Home Park would likely have relatively easy access to various services and facilities. These generally include grocery stores, retail outlets, healthcare providers, schools, and local employment centers. The city also offers recreational opportunities, parks, and cultural attractions typical of a regional hub. The overall accessibility of Mays Mobile Home Park by road makes it a practical consideration for individuals and families in Ohio seeking a convenient base within the Chillicothe area, offering connections to both local necessities and broader regional destinations.
Based on the general operations of mobile home parks and the provided information, Mays Mobile Home Park would typically offer residents specific services primarily related to lot rental and essential utilities. It is important to note that the scope and quality of these services can vary significantly between parks.
- Lot Rental: The core service provided is the rental of individual lots where residents place their manufactured homes. This typically includes the use of the designated space, providing a foundation for the home, and access to park infrastructure.
- Utility Hookups (Electric): As indicated by the nature of mobile home parks, essential utility hookups are typically provided to each lot. This includes an electric connection, as highlighted by a customer review noting "electric lines." It is common for residents to be responsible for their own utility bills, even if the park facilitates the connections.
- Water and Sewer Access: While not explicitly detailed for Mays Mobile Home Park in the provided information, most licensed mobile home parks in Ohio are required to provide access to potable water and proper sewage disposal systems for each home. These are fundamental services for habitation.
- Road Maintenance: The park is responsible for maintaining internal roads, ensuring that residents have navigable access to their lots. This typically involves basic upkeep and potentially snow removal in winter months.
- Garbage Collection: Mobile home parks usually arrange for garbage and refuse collection, either through communal dumpsters or individual curbside pick-up, to maintain sanitary conditions within the community.
It is crucial for prospective residents to directly inquire about the specifics of these services, including what is included in the lot rent versus what utilities are the resident's responsibility, and the frequency and quality of maintenance. Given the nature of the provided customer reviews, it is especially important to confirm the current state of utility infrastructure and maintenance standards directly with the park management before making any commitments.
Based on the provided information, there are limited verifiable positive features or highlights for Mays Mobile Home Park that can be definitively stated. The available public data primarily consists of critical customer reviews. Therefore, this section will focus on what is generally expected of mobile home parks and acknowledge the reported conditions.
- Electric-Only Sites: The designation "Electric Only" implies that individual lots within Mays Mobile Home Park are equipped with electrical hookups, which is a fundamental requirement for modern manufactured homes. This allows residents to power their appliances, lighting, and other electronic devices.
- Accessibility to Major Roadway: Located directly on S Bridge Street (US Route 23), the park benefits from excellent road accessibility. This makes it convenient for residents to commute, access local businesses, grocery stores, and other amenities in Chillicothe and the surrounding areas.
- Potential for Affordable Living: Mobile home parks are often chosen by Ohio residents as a more budget-friendly housing alternative. While specific pricing information is not provided, the general model of mobile home living often presents lower monthly housing costs compared to traditional homeownership or apartment rentals in the area. This affordability can be a significant advantage for those seeking economical housing solutions.
It is important for any interested parties to conduct a thorough personal visit and due diligence. The existing reviews mention concerns about "building and code violations," "electric lines just laying in a pile," and a general appearance described as a "nasty dump" with many "condemned" trailers. These are serious allegations that would significantly impact the livability and desirability of the park. While a park's overall state can change, these reports highlight the critical need for prospective residents to verify current conditions firsthand and assess if the environment meets their standards for safety and habitability.
Based on the provided information, there are no specific promotions or special offers explicitly listed for Mays Mobile Home Park. Mobile home parks, particularly smaller ones, may not always advertise ongoing promotions in the same way larger communities or developers might. Offers, if available, could include incentives related to lot rent, move-in assistance, or specific deals on homes if the park facilitates home sales.
However, it's common for mobile home parks to have:
- Referral Programs: Some parks offer a discount or incentive to existing residents who refer new tenants.
- Seasonal Specials: Occasionally, parks might offer reduced rates for a limited time during off-peak seasons or to attract new residents.
- Lease Incentives: Longer lease agreements might come with a slight reduction in monthly lot rent compared to month-to-month options.
- Financing Assistance: While not a direct promotion from the park itself, some mobile home parks work with preferred lenders who offer financing options for manufactured homes placed within their community. This can make homeownership more accessible.
To determine if any promotions or special offers are currently available, prospective residents in Ohio should directly contact Mays Mobile Home Park at the provided phone number. It is advisable to inquire specifically about any current move-in specials, discounted lot rents, or other incentives that might be applicable. Mobile home living, as a concept, often appeals to Ohioans who prioritize lower housing costs and a sense of community. While specific pricing details are not available, mobile home lot rents are typically more budget-friendly than traditional property taxes and mortgage payments, potentially freeing up financial resources for other needs. The presence of essential utility hookups, particularly electricity, at each site is a fundamental service that allows for comfortable living in manufactured homes.
However, it is crucial for any Ohio local considering Mays Mobile Home Park to be fully aware of and proactively investigate the serious concerns raised in publicly available reviews. Reports of "building and code violations," "electric lines just laying in a pile," "too many lines connected" to electric boxes, and a general description of the place as a "nasty dump" with "condemned" trailers are significant red flags. These suggest potential issues with safety, sanitation, and overall living conditions that are critical for habitability. Ohio residents have the right to safe and sanitary living environments, as outlined in state regulations for manufactured home parks.
Therefore, while Mays Mobile Home Park could theoretically offer the benefits of mobile home living in terms of location and affordability, its suitability for local residents is entirely dependent on the current state of its infrastructure and management. Prospective residents are strongly advised to:
- Conduct a thorough on-site visit to personally inspect the conditions of the park and specific available lots.
- Verify the status of all utilities, including water, sewer, and especially electrical connections, to ensure they meet current safety codes.
- Directly inquire with park management about the reported violations and what measures are being taken to address them.
- Review any lease agreements carefully and understand all terms, conditions, and resident responsibilities.
- Consider consulting with local housing authorities or tenant-landlord resources in Ohio if concerns persist, to ensure their rights as potential mobile home park residents are protected.
In conclusion, Mays Mobile Home Park's suitability for Ohio locals is conditional. It offers a convenient location and the general promise of affordable housing, but it demands careful and diligent investigation by any interested party to ensure that the living environment meets acceptable standards of safety, habitability, and community well-being.

Sooooo many building and code violations!!!! Propane tanks need to be 10 ft from the residence!!! The electric lines are just laying in a pile! The electric box has too many lines connected. There are more that i didn't take pics of. I was there to visit and was discusted by the way the place looks. Maybe 20 trailers and maybe maybe 8 have people living in them. The rest of the trailers look condemned. The owner and caretaker need to be fined and/or jailed.
