Promotions or Special Offers

While specific, publicly advertised "promotions" or "special offers" from Zane Village & Sales are not readily available in the same way a retail store might advertise, potential residents can often find opportunities or benefits related to the nature of mobile home park living. These often revolve around affordability, financing options, or the availability of newly listed homes.

Here are potential areas where promotions or attractive offers might arise for those considering Zane Village & Sales:

  • New Home Listings: Periodically, new or newly-refurbished manufactured homes become available for sale within Zane Village. These homes might feature modern upgrades, new appliances, or fresh interiors, which can be a strong draw for potential buyers. Keeping an eye on real estate listings that specify Zane Village as the subdivision (e.g., on Zillow, Realtor.com, or local real estate agent sites) is the best way to discover these opportunities.
  • Owner Financing or Preferred Lenders: While specific details are not public, mobile home parks, including their sales divisions, sometimes work with preferred lenders who specialize in manufactured home financing. This can sometimes lead to more favorable terms for qualified buyers compared to traditional mortgage lenders. Inquire directly with Zane Village & Sales if they offer or recommend specific financing solutions.
  • Incentives for Quick Occupancy: In some cases, if a home is ready for immediate occupancy, there might be incentives to encourage a quick move-in, such as a reduced first month's lot rent or minor upgrades included with the sale. These are typically negotiated directly with the sales team.
  • Reduced Prices on Older Models: As with any housing market, older manufactured homes might be available at a lower price point, presenting a more affordable entry into homeownership within the community. These opportunities are best found through active communication with the sales office.
  • Potential for Bulk Utility Savings: While recent reviews suggest changes to utility billing, some mobile home parks occasionally offer bulk utility rates to residents, which can sometimes lead to savings compared to individual utility accounts. Inquire about the current utility structure and any associated benefits.

It is always recommended for interested individuals to contact Zane Village & Sales directly to inquire about current home availability, lot rent pricing, and any current incentives or financing assistance they may be offering. Due to the dynamic nature of real estate and specific business practices, direct communication is the most reliable way to learn about potential deals that could make living at Zane Village & Sales even more appealing.

Conclusion: Why this place is suitable for locals

Zane Village & Sales presents a distinct and potentially highly suitable living option for many local Ohioans, particularly those residing in or looking to relocate to the Chillicothe area. Its core offering of manufactured homes within a dedicated community addresses several key needs and preferences prevalent in the Ohio housing market, making it an attractive choice for various demographics.

Firstly, affordability stands out as a significant advantage. For Ohioans seeking homeownership without the substantial financial burden often associated with traditional housing, manufactured homes at Zane Village can provide a more accessible entry point. This makes it a viable option for first-time homebuyers, individuals on a fixed income, or families looking to reduce their housing expenses while still owning their residence.

Secondly, the community aspect of Zane Village offers a unique living experience. While some past reviews indicate challenges with management and community upkeep, the concept of a mobile home park fosters a close-knit environment where neighbors can interact and support one another. This sense of community can be highly appealing to those who prefer a less anonymous living situation than a sprawling subdivision. The ability to own a home, even if the land is leased, often instills a greater sense of stability and belonging than traditional renting.

Furthermore, the location in Chillicothe, Ohio, provides a practical benefit. Chillicothe offers a balance of small-town charm and essential urban amenities, including local businesses, schools, and healthcare. Its accessibility via major state routes means that residents can enjoy the lower cost of living often found in smaller cities while remaining within reasonable driving distance of larger metropolitan areas like Columbus for employment or specialized services. This connectivity is crucial for many Ohioans who desire both affordability and convenience.

While the provided reviews highlight some concerns regarding rent increases and property maintenance under new management, it's important for prospective residents to conduct thorough due diligence, including asking current questions about lot rent structure, utility billing, and plans for common area improvements. Understanding the terms of the lot lease and the current management's policies is crucial for making an informed decision. Despite these potential areas for inquiry, the fundamental model of Zane Village & Sales – offering accessible homeownership in a community setting within a desirable Ohio location – continues to make it a suitable and valuable housing solution for many local individuals and families seeking a comfortable and affordable place to call home in Chillicothe.

I used to liked living here. It’s pretty quiet. People keep to themselves. They used to be fairly reasonable when it came to the price of rent. Ever since oak wood management took over my rent has went up 300$ trash used to be included it’s not anymore. Fees. Now they added spectrum to my bill. I didn’t want spectrum through the trailer park… I already had spectrum internet. Place my account under bulk billing saying I agreed to this. Why would I agree to a raise in internet prices? I’ve payed 29.99$ for 3 years. Through the park after 3 months goes up to 45$. Whats worse is the landlord said take it up with spectrum. They’re always finding loopholes to raise rent. I live in an crapy ass neighbor hood. Empty houses not taken care of. Empty lots not taken care of. They repaved last summer and all they did was paint the road black. Still floods continuously at the end of dearpath. What really can we do about it? Nothing but complain or move and moving isn’t an option.

It won’t let me give it a zero so I had to give a star it don’t deserve . I been here only a year and ready to leave , the interest on this mobile home is more than the mobile home payment , I was told that the lot rent would go up 10 dollars every October , and got a letter on the door saying it will be 25 dollars more instead of 10 starting next month . So you have to pay almost 400 a month on top of what you are paying for the mobile home and they do nothing , you have to fix your own issues and mow your own grass , they keep raising lot rent but won’t fix the drain on the road and everytime it rains you have to drive through water that covers your tires . They have nothing to do for the kids that live here . They make over half a million a year just in lot rent and can’t do anything to fix the problems this place has , DO NOT MOVE HERE . We are stuck . But Save yourself . Call BBB for us . ABC on your side too !!! Help !!!

My mom lives in Zane village and has lived there on Cheyenne drive and when it rains it floods in front of her home . plus the roads in there are a mess pot holes every wears in that part . They raise the lot rent every year in October $10.00 dollars and don't fix anything . That place is going down hill fast. They also covered over the swimming pool with dirt so no swimming any more . plus no tennes court for the kids . No play ground for the kids . The Basketball court is worthless . I wouldn't recommend this place for anyone . I want my mom to move . Horbile management too . Not a place for anyone!

Dislike fact that instead of replacing the water readers (were on outside of house) they took everyone's off and "back charged" for water. Mine was over $100 (normally around $30), and some were $400 or more. They took insulation off of the area over and around the water main from under my house (how they now check to see how much to charge for water) and left skirt open...in December. This created a crack (which we noticed water spill on Christmas day). They charged us $200 to fix beacuse they claimed it was our fault it had cracked. And water is linked to rent, so we had to pay or get evicted. Oh, but they 'worked with us' and split that charge between two months. They switched from Waste Management to a 'company' (couple of guys throwing trash into a tailor) that picks and chooses what to take (like leaving bags in bottom of can bc they must not like reaching into the can) and throws can into yard or in driveway. We dont have option of switching supplier because that's included with rent. Haven't painted speed bumps in over 3 yrs and you can't see them now. Only reason we are still living here is because we're trying to save enough money for a down-payment on a house.
