The park features a collection of manufactured homes where residents own their home structure but pay a monthly lot rent to the park management, Liquid Management.
This community provides a living environment that is often described as quiet and safe, a significant draw for local families and individuals. The setting is notably enhanced by the presence of numerous mature trees, offering a wooded, natural feel that many residents appreciate as a pleasant backdrop to their homes. While the affordability factor remains a core attraction, offering a lower barrier to entry compared to traditional home purchases or standard apartment rentals, prospective residents should be aware of the increasing lot rent costs seen in the area over recent years, a trend that reflects broader economic pressures on housing and utility costs. Despite the increase, the community maintains its reputation as a viable option for those prioritizing home ownership over perpetual renting, or for those navigating the current competitive housing market.

Meadowbrook Mobile Home Park is particularly suitable for Pennsylvania residents, especially those in the Harrisburg region, who are searching for affordable homeownership in a market facing historic scarcity and high prices. The community offers a practical solution: a place where residents can own their dwelling while benefiting from utility inclusions (water, sewer, trash) in a consolidated monthly lot rent payment.
The park's location in New Cumberland provides the best of both worlds: a quiet, safe, and wooded residential setting and incredible accessibility to the major employment centers and amenities of Central PA via nearby interstates. For young families, individuals rebuilding their financial foundation, or those seeking temporary stable housing while navigating the long-term housing market, Meadowbrook represents a sensible financial choice. While residents should anticipate the challenges common to established mobile home parks, such as road maintenance issues and annual rent adjustments, the core value proposition—affordable, pet-friendly, family-oriented homeownership near a major metropolitan hub—makes Meadowbrook a valuable community option in the local landscape. It serves as a necessary bridge for many who wish to live in this desirable region without the burden of prohibitive upfront costs or escalating conventional rent.

The trailers are cheap to buy especially in this market. If you can't afford a house in this economy or rent in the area, this isn't the worst choice. Near park, police, fire station.Only about a 5 minute drive. The area is quiet and safe. Lots of kids so not the worst choice for families. Only a few miles from the highway. Trash, water is included. Water should be safe to drink since it's public now. Used to have to boil water when it was well water. Check what can be trashed. Pets allowed. Dogs, cats. There are cats on the property. Some residents keep them as outdoor cats. Cons-Few of the staff can be rude. Once had an argument about rtent. Calm one second and volatile the next, reminded me of when I went on vacation and got lost wandering in a bad area and this addict was calmly asking the people in front for money then suddenly started yelling and arguing when he didn't get any. Lots of trees. Some may be dead. Dead trees can fall at any moment, anywhere, even at home. I heard this actually did happen to one of the trailers. Don't know if the trailer is still standing. LLC. Limited liability corporation. The rent is like 750-760? Used to be 300 to 400 a few years ago, which is normal for a trailer park. But over the past few years it somehow increased to 750. Before the increase of home costs, this would have basically been the same amount as your monthly mortgage. That being said- it's not a bad place to live short term if you're waiting for the housing shortage to lessen and prices to drop. A little too much trash in the area. Not sure if anyone ever cleans The roads are bad. Very bumpy, apparently they used to say they were going to fix it. It's been over ten years. Now they just put some cement in the potholes once in a while. The trailers are like 40 years old. Trailers don't last as long as houses according to the Internet. If you are thinking of buying to move to another location- consider that a trailer this old might be updated before you can move it. Or that they might not be in a condition to move. Also can cost anywhere from 7 to 15k? If your allergic to cats note there are cats on the property 10 percent? Late fee for late rents. So if you're late paying rent, you have to pay 75 extra. Snow removal can be a little delayed. May also not be well done. Some trailers are on hills, so they might be tough to get to in bad weather. They increased the rent almost every year over the last few years. Two years ago rent was like 500. Once they had increased it twice in the same year. Their reason for that they said it was because of the increase of the water bill for water. A few people claimed theres a sewage smell in some of the homes at times. 2 stars.
