Location and Accessibility

Suburban Estates Manufactured Home Community is located at the Intersection of Suburban and MD-246, Lexington Park, MD 20653, USA. This prominent location places it directly in Lexington Park, a key area within St. Mary's County. Lexington Park is a significant hub in Southern Maryland, known for its proximity to Naval Air Station Patuxent River (NAS Patuxent River), a major employer and economic driver for the region.

The community's direct access to MD-246 (Great Mills Road) ensures excellent accessibility. MD-246 is a primary thoroughfare that connects residents to vital services and attractions throughout Lexington Park and beyond. For daily needs, residents are within a very short drive of numerous amenities, including major retail centers such as Walmart, Target, and various grocery stores. A wide array of dining options, from fast food to local restaurants, are also easily accessible.

Furthermore, the location provides convenient access to employment opportunities at NAS Patuxent River, as well as businesses and services that support the base. Recreational facilities, schools, and healthcare providers are all within a practical commuting distance. While some community feedback mentions localized issues like dirt bike noise and parking challenges on specific internal streets (e.g., Pleasant Drive), the overall external accessibility to and from major roads and commercial areas remains a strong point for Suburban Estates. This strategic placement allows residents to be well-connected to the vibrant economic and social life of Lexington Park while residing in a dedicated residential community.

Services Offered

As a manufactured home community, Suburban Estates Manufactured Home Community primarily offers land leases for residents who own their manufactured homes. This foundational service typically includes various components aimed at creating a managed living environment. While a comprehensive, official list of every service is not widely publicized, based on the nature of manufactured home parks, common services generally include:

  • Lot Rentals: Providing individual plots of land where residents place their manufactured homes. These lots typically include hook-ups for essential utilities such as water, sewer, and electricity.
  • Community Management: There is typically an on-site or readily available management office responsible for overseeing the community's operations. This includes handling resident inquiries, addressing concerns, and enforcing community rules to promote an orderly living environment. (Some reviews, however, suggest concerns about management's responsiveness to specific issues).
  • Maintenance of Common Areas: Management is generally responsible for the upkeep of shared spaces within the community, including internal roads and common landscaping. (Some resident feedback indicates a desire for more consistent upkeep of these areas).
  • Utility Management: While residents typically pay for their own individual utility consumption, the community often manages the underlying infrastructure for services like water and sewer, and sometimes trash collection, which may be included in the lot rent or billed separately.
  • Community Rules and Regulations: Establishing and enforcing guidelines for residents regarding aspects like property maintenance, noise levels, parking, and pet policies to ensure a harmonious living environment.
  • Pet-Friendly Environment: Many manufactured home communities are pet-friendly, allowing residents to live with their pets, although specific breed or size restrictions may apply.
  • On-Site Parking: Homes typically include dedicated parking spaces, aiming to provide convenient off-street parking for residents.

Prospective residents are encouraged to directly contact the community management to obtain the most accurate and current information on specific services included in the lot rent, and to inquire about any specific concerns regarding community maintenance or rule enforcement.

Features / Highlights

Suburban Estates Manufactured Home Community offers several features that can appeal to potential residents seeking manufactured home living in Lexington Park, MD:

  • Affordable Homeownership: One of the most significant highlights is the opportunity for more affordable homeownership compared to purchasing a traditional site-built home in St. Mary's County. Manufactured homes provide a more accessible entry point into the housing market, making homeownership attainable for a wider range of individuals and families.
  • Convenient Lexington Park Location: The community's prime location at the intersection of Suburban and MD-246 offers exceptional accessibility. Residents benefit from being very close to major employers like NAS Patuxent River, as well as extensive retail options (Walmart, Target), diverse dining, and essential services, all within a short drive.
  • Established Community: As an existing manufactured home community, Suburban Estates has an established infrastructure and is a recognized part of the Lexington Park residential landscape.
  • Managed Environment: Being a managed community, there is typically an office and staff responsible for overseeing the park's operations and maintaining common areas, aiming to provide a structured living environment.
  • Pet-Friendly: Many manufactured home communities, including others in the Lexington Park area, are generally pet-friendly, which is a significant advantage for animal lovers seeking housing.

It is important to acknowledge that some public reviews have raised concerns regarding quality of life issues such as noise from dirt bikes, perceived lack of management responsiveness to these issues, and general concerns about cleanliness and crime. These are important considerations for prospective residents. While the concept of a manufactured home community offers many benefits, individual experiences can vary, and it is always advisable for interested parties to conduct thorough due diligence, including visiting the community and speaking with current residents if possible, to gain a comprehensive understanding of the living environment.

Promotions or Special Offers

For manufactured home communities like Suburban Estates Manufactured Home Community, "promotions" typically relate to incentives for new residents who are either purchasing a manufactured home to place in the park or buying an existing home within the community. Direct, widespread public promotions for reducing lot rent or offering significant discounts are not consistently advertised.

However, based on general practices in the manufactured home industry, potential "special offers" or benefits for prospective residents could include:

  • Affordable Home Pricing: The primary and most consistent "offer" is the inherently lower price point of manufactured homes compared to traditional stick-built housing in St. Mary's County. This provides a significant cost-saving opportunity for homeownership.
  • Lot Rent Structure: While current lot rent amounts are not publicly available, they typically include the lease of the land and may cover some basic services. Understanding this monthly cost is crucial for budgeting.
  • Incentives for New Home Placement: If the community is actively seeking to fill vacant lots with new manufactured homes, they might offer incentives such as a period of free or reduced lot rent, or assistance with moving costs.
  • Financing Information: The park management or affiliated real estate agents may be able to provide information on financing options specifically tailored for manufactured homes, which can be a valuable "offer" in facilitating a purchase.

Given the competitive nature of the housing market and individual community dynamics, any specific promotions would likely be communicated directly by the community management. For the most accurate and up-to-date information on any current incentives, available homes (if the community sells them directly, or through specific realtors), or lot rent specifics, it is essential to contact Suburban Estates Manufactured Home Community directly at the provided phone number.

PLEASE do something about those teens riding dirt bikes in the neighborhood. First off it’s illegal, two nobody wants to hear that all day. Send out letters in the mail to residents , or penalties, or anything , they usually hangout on pleasant drive wearing masks before riding dirt bikes around the neighborhood . White dirt bike , green dirt bike This is ridiculous. It seems as if the management office doesn’t care or not putting enough effort to solve this issue.
