Mobile Village About
This article provides crucial information regarding Mobile Village, a mobile home park located at 4941 Sarah Ln, Hermantown, MN 55811. For local residents in Minnesota, particularly those in the greater Duluth and Hermantown area, it is imperative to be aware of the recent developments concerning this property. Based on recent public reports and customer reviews, Mobile Village is facing significant challenges, including widespread disrepair and active efforts by the owner to close the park. This situation has led to serious concerns about the living conditions and the displacement of its residents.
While traditionally mobile home parks can offer an affordable and community-oriented housing solution, the current status of Mobile Village necessitates a different kind of overview. Recent reports from reliable news sources indicate that the park, under its current management, "Elevated Management LLC," has been the subject of numerous complaints regarding severe maintenance issues, safety hazards, and uninhabitable conditions. These issues have escalated to legal actions, with city officials intervening due to threats to human life posed by the disrepair. As of early 2025, many trailers have been condemned, and the park owner has begun the process of closing the park and relocating residents.
This is a critical situation for the residents of Mobile Village and highlights the importance of being fully informed about the property's condition before considering any engagement with it. The information presented here is based directly on public data and aims to provide a factual account of the park's current circumstances, which unfortunately are far from promotional. It serves as a necessary warning to potential users in the Minnesota region who might be seeking housing options in a mobile home park.
Mobile Village is located at 4941 Sarah Ln, Hermantown, MN 55811, USA. This address places it within the community of Hermantown, which is adjacent to the larger city of Duluth. From a purely geographical standpoint, Hermantown offers a suburban setting with access to various amenities and services available in both Hermantown and Duluth.
However, the accessibility and internal conditions of the park, as described by residents, are a significant concern. One customer review explicitly states, "the road driving into the park and its avenues are full of gaping potholes." This indicates that even the basic infrastructure within the park may be severely neglected, impacting ease of access for residents and visitors alike. Such road conditions can pose challenges for vehicle maintenance and navigation, particularly during harsh Minnesota winters.
While Hermantown itself generally boasts good infrastructure and connectivity to major roads like Highway 53, the internal state of Mobile Village's access points and common areas appears to be a critical issue. For residents in the Duluth area, a convenient location is often a key factor in choosing housing, but in this case, the internal conditions seem to override the benefit of the geographical placement. Potential users considering this address should be acutely aware of these reported deficiencies in accessibility and overall park maintenance.
Services Offered (based on historical context of mobile home parks, but with strong disclaimers due to current park status):
- Lot Rental: Historically, Mobile Village would have offered lots for manufactured homes, where residents own their home and rent the land. However, current reports indicate condemnation of trailers and park closure, making new rentals unlikely.
- Basic Utilities: Typically, water, sewer, and garbage services would be managed by the park and either included in lot rent or billed separately. Customer reviews, however, mention "frozen, busted waterlines and pipes in winter" and "main waterline breaks down every year," indicating severe issues with these essential services.
- Maintenance: Mobile home parks usually provide maintenance for common areas and infrastructure. However, reviews clearly state "maintenance is asleep at the wheel," "not enough maintenance staff, maybe one person?", and a lack of care about repairs, with "Elevated management" being "more interested in making money than repairs."
- Pet Friendly: Many mobile home parks are pet friendly. There is no specific information to confirm or deny this for Mobile Village in its current state.
Features / Highlights (based on historical context of mobile home parks, but with strong disclaimers due to current park status):
- Community Living: Mobile home parks typically foster a sense of community among residents. However, the current crisis at Mobile Village, involving widespread displacement and legal disputes, severely impacts any positive community dynamic.
- Affordable Housing Option: Manufactured homes in parks are often an affordable housing alternative. While potentially lower cost initially, the reported uninhabitable conditions, lack of repairs, and impending closure negate any perceived affordability, as residents face unforeseen costs and displacement.
- Proximity to Hermantown/Duluth: Geographically, the park is near Hermantown and Duluth amenities. This geographical benefit is overshadowed by the severe internal issues of the park itself.
- Individual Lot Spaces: Residents typically have their own lot space, offering more privacy than apartment living. This feature is diminished by the overall decline of the park and the instability of tenancy.
- Quiet Environment: One review mentions "Quiet," but immediately contrasts it with significant maintenance issues. This suggests any quietness might be due to a dwindling resident population or a lack of activity due to severe disrepair.
Given the dire circumstances and the active closure of Mobile Village, there are no promotions or special offers to be expected from the park management for new residents. Instead, the focus is on the relocation of existing tenants.
Public reports indicate that "Elevated Management LLC" is paying some residents security deposits or a month's rent equivalent to move out, and has sometimes provided hotel rooms due to uninhabitable conditions. However, these are compensation measures during a park closure, not typical promotions for new tenancy.
For individuals seeking housing in the Hermantown or Duluth area, it is crucial to understand that Mobile Village is not currently a viable or recommended option for new tenancy. Any "offers" from the park would be related to its ongoing closure and resident displacement, rather than enticing new residents.

It is important to note that while phone numbers are provided, recent public reports from news sources indicate significant issues with management responsiveness and care for residents. The owner, "Elevated Management LLC," has been cited for numerous violations and has reportedly been slow or non-responsive to repair requests, leading to court orders and ongoing legal disputes with residents and the city of Hermantown.
If you are a current resident seeking assistance or have concerns related to the park's closure, it is advisable to also seek guidance from local housing authorities, tenant advocacy groups like Justice North (as mentioned in public reports), or the Minnesota Attorney General's Office, which has been involved in similar cases of neglected manufactured home parks in the state.
Based on the provided information and recent public reports, Mobile Village in Hermantown, MN, is unfortunately not suitable for locals in Minnesota seeking a new, stable, and healthy living environment. Instead, it serves as a stark example of a housing situation that has severely deteriorated, leading to widespread displacement and hardship for its existing residents.
The numerous critical reviews and public statements from city officials paint a clear picture:
- "Run down, maintenance is asleep at the wheel."
- "Broken subflooring, rat/mouse infestation."
- "Elevated management... doesn't care about repairs, if repair happens, you will wait an eternity."
- "Road driving into the park and its avenues are full of gaping potholes."
- "Frozen, busted waterlines and pipes in winter, owner declined heat tape."
- "Main waterline breaks down every year."
- "Property overall is maintained alright but trailer homes are run down... place is closing down now... all trailers are being condemned for unsuitable living!!!"
- City officials have "barred nearly half of the 50-plus trailers... from occupancy because of their threat to human life."
- The owner "has done little to fix anything" and "is not on a repair path, the park is closing, full stop."
These factors collectively demonstrate that Mobile Village does not currently offer the safe, habitable, or stable housing environment that Minnesotans expect and deserve. For individuals or families in the region looking for a manufactured home park, this property is actively undergoing closure due to severe, systemic issues of neglect and disrepair.
Instead of being a viable option for new residents, Mobile Village is a situation where existing tenants are being displaced and are seeking legal and social support to find new, safe housing. Therefore, for any local user in Minnesota, this location should be recognized as a park in severe distress and in the process of ceasing operations due to unfit living conditions. Prospective residents should direct their housing search elsewhere to find a community that prioritizes safety, habitability, and responsible management.
Customer Reviews
I don't know where to begin, run down, maintenance is asleep at the wheel, broken subflooring, rat/mouse infestation, my son moved in seven years ago, when original owner owned the park, they are now on second management since then. "Elevated management" a firm from the south central minn. Doubt they examined the park before purchasing. They don't care about repairs, if repair happens, you will wait an eternity. Not enough maintenance staff, maybe one person? What I saw from his work, he is lacking experience. Spoke to the owner several times (my son has high functioning disability) whom lives there. This company "Elevated Management" seems more interested in making money than repairs and the people who live there. Also-the road driving into the park and its avenues are full of gaping potholes. Had to beg for smoke detectors to be installed, when that didn't happen, my son had to buy his own. Frozen, busted waterlines and pipes in winter, owner declined heat tape, two winters now. We are now looking for a newer apartment for him. Their main waterline breaks down every year having to be fixed. The "Elevated management" joined as a member to the Hermantown chamber of Commerce! These nut job's are slumlords at best. If I could give this place one quarter of one star review I would.

I love living over here. It's very peaceful. Neighbors are nice. They are prompt to handling any request.
It's nice having my own place to call home, it's quiet and peaceful, and we've been happy so far!
