For Texans traveling to and from Morningside Village, accessibility is generally good due to its proximity to major transportation arteries. Services Offered

Morningside Village, as a mobile home park, aims to provide the fundamental services and infrastructure necessary for manufactured home living. While specific details can sometimes vary and are best confirmed directly with park management, here are the general services and amenities typically offered in such a community:

  • Lot Rentals: The park primarily offers spaces (lots) for rent to individuals who own their manufactured homes. This includes providing the necessary connections for utilities at each lot.
  • Utility Hookups: Each mobile home lot is equipped with essential utility hookups, which typically include connections for water, sewer, and electricity. Residents are usually responsible for setting up accounts and paying for their individual utility consumption.
  • Homes for Sale/Rent: Depending on availability and park policy, Morningside Village may also offer pre-owned manufactured homes for sale or rent directly within the community, providing options for prospective residents who do not currently own a mobile home. They reportedly handle both single-wide and double-wide homes.
  • Waste Management: Mobile home parks generally arrange for centralized or curbside trash collection services for their residents, ensuring convenient waste disposal.
  • Road Maintenance: The park is responsible for maintaining the internal roads within the community. While a review mentioned roads being "horrible," the intention is for adequate infrastructure for resident access.
  • Pet-Friendly Policy: Most mobile home parks are pet-friendly, allowing residents to have pets, although specific rules regarding breed restrictions, size limits, and leash requirements usually apply.
  • On-Site Management/Contact: The presence of a phone number suggests that there is a management presence available to address resident inquiries, collect rent, and enforce park rules. This typically includes an office or designated contact for residents.

It is always recommended for prospective residents to inquire directly with Morningside Village management about specific utility arrangements (e.g., if water or sewer is included in lot rent or billed separately), current trash collection schedules, and any specific rules or fees regarding pets or other aspects of community living. This direct communication ensures clarity on all services and responsibilities.

I have 2 friends that live here and visit frequently. They have raised his lot fee more than triple what it was in 2 years. His yard is a swamp 99 percent of the time and hes repeatedly asked for help figuring it out along with several other issues. I recommend thinking long and hard before setting your home up here. Hes stuck unless he pays to have his home moved and reset somewhere else.

I thought about moving here but parking for friends and family is very very limited or none existent. The roads are horrible too.

Nice and quiet but the manager is shady. She keeps raising rent with the promise to pave the roads yet 2 years later of constant $50 raises on rent and still no paved road.

It looks like a quiet place and clean only mobile homes ...we only clear and clean up one lot I'm guessing they are going to build pads to put more mobile homes

Maria the manager is a very unpleasant person, but the place is good. Some people follow the rules, but we don’t have equal opportunity.
