For New Hampshire residents exploring the path to homeownership or seeking a low-maintenance lifestyle, mobile home parks offer a unique and often more affordable alternative to traditional stick-built housing. Mountain View Mobile Home Park, located in the picturesque town of Northwood, NH, represents an established community in the manufactured housing sector. These communities provide residents with the ability to own their home while renting the land beneath it, a model that significantly reduces initial investment and property tax burden.
Living in a manufactured home community like Mountain View is often a preferred choice for individuals and families seeking to reduce their monthly housing costs or for retirees looking for single-level living. The mobile home park model allows residents to enjoy a sense of neighborhood camaraderie, often providing amenities and a structured environment that fosters community interaction. Located in a scenic area known for its lakes and rural character, Mountain View offers a potentially desirable setting for local Granite Staters who value both community and a connection to New Hampshire's natural beauty.
It is important for prospective New Hampshire residents to conduct thorough research into any manufactured housing community. While the ownership model offers cost benefits, concerns regarding lot rent increases, park maintenance, and responsiveness of management, as noted in public reviews, are critical considerations. Prospective tenants should carefully investigate the latest conditions, lease terms, and actual community standards before making any commitment. Homeownership in a land-lease community requires a partnership between the resident and the park owner, and understanding the current state of that relationship is paramount.
Location and Accessibility
Mountain View Mobile Home Park is situated at 1 Pheasant Ln in the town of Northwood, NH, a location celebrated for its classic New England charm and access to outdoor recreation. Northwood is known for being a rural community nestled among numerous lakes, including Northwood Lake and Harvey Lake, which offer residents fishing, boating, and swimming opportunities.
The park’s location in Northwood is geographically advantageous for commuters and those who enjoy quick access to nearby cities. It is conveniently located near major commuter routes, specifically US Routes 202 and 4. These routes provide direct access to the larger employment and retail hubs of the state, including the city of Concord (the state capital), Dover, and Rochester. This makes Mountain View an appealing option for local New Hampshire workers who desire affordable homeownership in a rural setting without being completely isolated from commercial and professional centers. Furthermore, the community is located within the highly regarded Northwood School District, feeding into Coe-Brown Northwood Academy, a key feature for local families.
Services Offered
A manufactured housing community typically offers various essential services and utilities bundled into the monthly lot rent, providing a predictable structure for residents' basic needs. While specific utility arrangements can vary per park and resident agreement, the general services and amenities provided at Mountain View Mobile Home Park aim to support comfortable, year-round living.
Features / Highlights
While the public record on the park's current condition and services is mixed, information regarding the property suggests several features that appeal to different segments of the local population:

Conclusion: Why This Place is Suitable for Locals
Mountain View Mobile Home Park is suitable for New Hampshire locals, particularly those in the Seacoast and Capital regions, primarily due to its combination of affordable homeownership and its excellent location. For local families, the park offers spacious, multi-bedroom homes in the desirable Northwood school system, which is a rare find at an accessible price point compared to traditional single-family homes in the area. For local retirees or downsizers, the community provides the simplicity and convenience of single-story living with greatly reduced exterior maintenance responsibilities.
The park’s location on commuter routes provides a crucial connection to the state's economic centers, while the natural setting in the scenic Lakes Region offers immediate access to a core aspect of the New Hampshire lifestyle. Ultimately, Mountain View Mobile Home Park offers local residents a realistic path to property ownership in a charming rural town, maintaining the dream of having one’s own space in the Granite State, provided they carefully weigh the cost-benefit of the land-lease model against current community management practices and operational standards.

Just drove through your park. WHAT A DUMP. This is why these parks that could be nice are called Trailer Trash. Owner must be a slum lord. Enforce some rules.😡 I can not believe the price of the park rent your charging. STAY FAR AWAY FROM THIS PLACE!
Aug 26, 2025 · Kar BAvoid at all costs. New ownership has come in and significantly increased rates over 50% in the last year for existing tenants. For new tenants it has increased over 100% in the past 3 years. They consistently fail to perform any maintenance or upkeep of the park. Trees fall, fences collapse and ownership refuses to do anything. The handyman (Shawn) that they had working in the park was great, but it’s rumored they failed to pay him for over 5 months which resulted in him quitting. We have had two large snow storms here and plows weren’t sent out until 3pm making it impossible to get to work. Owners are unresponsive and and refuse to take care of tenants basic needs. Go somewhere else!
