For many West Virginians, finding an affordable and suitable place to call home is a significant consideration. Mobile home parks can often present a viable housing option, offering a sense of community and potentially lower living costs compared to traditional rentals. In our efforts to provide clear and factual information about local businesses, we're taking a look at MOX PROPERTIES, LLC, an owner/operator of a mobile home park located in Dry Branch, WV. Our aim is to give our fellow West Virginians a transparent overview, compiled from available public data, to help in making informed housing decisions.
MOX PROPERTIES, LLC, operates a mobile home park that might appear as an option for those seeking a rental property in the area. However, recent public feedback from residents raises significant concerns regarding various aspects of tenancy, from property conditions to communication with management. It's important for anyone considering renting from MOX PROPERTIES, LLC to be aware of these reported experiences before committing.
This article will delve into the location and accessibility of the park, address the reported services and features, and, crucially, highlight the experiences shared by former and current tenants regarding property management and living conditions. While we strive to be professional and factual, it's our duty to present all available information, especially when it directly impacts the well-being and satisfaction of our local community members.
MOX PROPERTIES, LLC operates a mobile home park located at 63 Mox Dr, Dry Branch, WV 25061, USA. This address places it along Route 79 (referred to as "Rt 79, 1" in the provided information, likely a local designation for a section of Route 79), which is a state route in West Virginia. Dry Branch is a community in Kanawha County, situated southeast of Charleston, the state capital.
For West Virginia locals, the accessibility to this area would depend on their starting point. Being along a state route suggests a connection to the broader road network, allowing for commuting to nearby towns or employment centers. However, the specific mention of the road being "the Indi 500" due to high traffic and "lots of wrecks in snow" suggests that while accessible, the immediate road conditions and traffic speeds can be challenging and potentially hazardous, particularly in inclement weather.
The park's location "on this mountain" also implies a somewhat rural or semi-rural setting. While this might appeal to some for its natural surroundings and potential for seeing wildlife like "lots of deer," it also suggests that amenities and services typically found in more urbanized areas might require a short drive. The natural environment also comes with its own challenges, such as the reported presence of "flies are god awful from being next to cattle" and "mice in the walls, common with cattle," indicating a proximity to agricultural operations.
Based on tenant reviews, the services offered by MOX PROPERTIES, LLC primarily revolve around providing mobile home rentals, but the quality and consistency of these services have been a significant concern:
It appears that while some basic services are offered, their quality, reliability, and the associated communication from management are critical issues reported by tenants.
Based on the detailed feedback from former and current tenants, here are the reported features and highlights of MOX PROPERTIES, LLC, alongside significant concerns:
However, the overwhelming majority of highlights are negative concerns raised by tenants:
Based on the provided tenant reviews, there is no indication of any promotions or special offers from MOX PROPERTIES, LLC. In fact, the reviews highlight a concerning lack of transparency and consistency in pricing and financial dealings:
Prospective tenants from West Virginia should be extremely cautious and prepared for potential financial discrepancies beyond the stated rent, particularly concerning security deposits and additional fees. There is no public data to suggest any beneficial promotions from this property owner/operator; instead, the focus is on reported financial grievances.
For those who still wish to attempt contact with MOX PROPERTIES, LLC, here is the provided information. However, it is important to note that multiple tenant reviews explicitly state significant difficulties in communication, with calls going unanswered and voicemails, texts, and emails reportedly receiving no response.
Given the severe communication issues reported by multiple former and current tenants, prospective individuals should manage their expectations for responsiveness when attempting to use these contact details. It is highly advisable to proceed with extreme caution and seek legal counsel if considering any contractual agreement.
For West Virginians considering MOX PROPERTIES, LLC in Dry Branch as a potential housing option, a comprehensive review of publicly available tenant feedback is crucial. While mobile home parks can sometimes offer a more affordable entry into the housing market, the extensive and severe concerns raised by multiple tenants regarding this specific property owner/operator paint a highly unfavorable picture.
On the surface, the location along a state route in Dry Branch might suggest accessibility to the wider Kanawha Valley. However, the reported dangerous road conditions and exposure to a rural environment with pests like flies and mice present significant daily challenges. More critically, the consistent reports of extremely poor property maintenance, including non-functional heating and air conditioning for individuals with disabilities, damaged and peeling interiors, and broken appliances, indicate a serious lack of habitability. The additional financial burdens of high electricity bills, extra fees for online payments and trash, and, most alarmingly, the consistent withholding of security deposits, further detract from any perceived affordability.
Perhaps the most concerning aspect for any West Virginian seeking a stable home is the reported lack of communication and transparency from MOX PROPERTIES, LLC. Allegations of management denying leases to the Attorney General, unreturned calls and messages, and inconsistent pricing undermine trust and create an environment of extreme uncertainty for tenants. The severe impact on residents' health and well-being, as detailed in the reviews, along with the reported legal disputes and advice to "RUN RUN RUN from this bunch," strongly suggest that this mobile home park is not suitable for those seeking a safe, reliable, and respectful living arrangement in West Virginia.
While the goal of finding an affordable home is understandable, the overwhelming evidence from real tenant experiences indicates that the significant drawbacks far outweigh any potential convenience or initial low cost that MOX PROPERTIES, LLC might appear to offer. West Virginia locals are advised to exercise extreme caution and thoroughly explore all other housing options before considering this property.

My family and I moved out of a trailer we rented from MOX in December. We spent days getting that place looking spotless and like-new. When we left, I guarantee it looked better than when we moved in. It’s now the middle of March, and we have not heard about our security deposit. We’ve called about 20 times. I’ve left several voicemails to the property manager. We’ve texted and emailed, but no response. Even if we end up not getting it back for some wild reason, we at least deserve communication. However, the app had our post-move inspection on it, and we passed. So, I would love to hear back from MOX. This entire experience has been awful.
Mar 14, 2025 · Terry McCoyUPDATE - I am crippled from a bad surgery with hypertension and heart disease, the heat didn't work this winter and the air doesn't work now, maintenance man came and said he would have to ask permission (they already told us they are rarely given permission) to fix it, this picture is from 7:30 at night and it won't cool off. We even asked for window units, which we were not provided. I'm going to report them to the state for disability violations. We were able to find a place the last day here in WV. Very very small, 75% of stuff in storage. Cabinets pressed board and peeling and water damaged throughout. Lots of deer on this mountain. Have to be careful on the road because it's the Indi 500. Refrigerator didn't work so they brought one all scratched up and the door doesn't seal properly. Owner told us they have Frontier cable here, we asked because I work from home. Called to set it up and guess what? NO internet. You can't even get a landline to get DSL here. No phone, no internet, no cable, how lovely. Flies are god awful from being next to cattle. Mice in the walls, common with cattle. You can hear them in the walls when it's quiet, had one dead one in the bedroom. Yard floods over the walkway when it rains - they said *take a picture.* Electric runs high, over 300 per month. Lots of wrecks in snow, recorded a few. Maintenance is super fast to show up and nice guys. I see they have much nicer and larger homes, I think we were in such a hurry we had to grab something and unfortunately it's rather run down. The cheap flooring is bubbling, you can see where a kitchen chair sets. They didn't put in water resistant flooring in the bathroom and you can see it's totally up from the subfloor and has a mildew smell even though we keep floor covered after showers. Not owners fault but the fault of the installer not being thorough. We had to buy burners for the very old stove and that hasn't helped. The oven doesn't heat to temp properly, had to buy a counter top oven. For the fan, the filter is all bent up and doesn't even fit properly. The sprayer on the sink is loose and falls over. Something black on one of the tub walls, looks like paint. They didn't prime the walls before painting so there are a lot of areas it's chipped off, asked about paint when we moved in to take care of it and make it look better. We had to buy 3 sets of shelves and 2 cabinets because of lack of cabinets in the kitchen. Putting up plastic over windows, when they were put in they were not insulated and you can feel the cold air hitting you. You pay $10 a month extra to pay rent online and $18 for trash. It's just too small and old. For a family starting out with only 1-2 kids and no need for kitchen space and not picky about cabinets and appliances, it would be fine. We will start looking to buy or rent larger this year. Haven't rented in over a decade, quite a shock. We gave them nearly two weeks on moveout and left it spotless and do you know they tried to say the vents were bent? Walking on the floor is considered normal wear and tear by law and they were cheap ass vents to bend like they say. We gave them the property back 2 weeks early, walk through cleared, they took possession yet want us to pay another week and no word on deposit (neighbors said he never returns deposits - must be hard to be a millionaire). I have contacted Disability & Aging on them just today, let's go to court. UPDATE still no deposit return and getting messages from others who want to do a group lawsuit. UPDATE - they told the attorney general they never leased to me, yet enclosed paperwork I had initialed and signed. They did finally return part of the deposit. RUN RUN RUN from this bunch.
Sep 20, 2024 · Sherry LevoyMy daughter and son-in-law rent from Mox Properties. Nice landlord, very buisnesslike. Someone needs to control some of the dogs in the area though, put up a fence and not let their dogs run free. For our safety, the owners safety, as well as the dogs safety.
