New Oxford Commons Manufactured Home Community About
For Pennsylvanians exploring various housing options, New Oxford Commons Manufactured Home Community in New Oxford, PA, represents a specific type of residential living. Manufactured home communities offer an alternative pathway to homeownership, often at a more accessible price point than traditional stick-built houses. For many, this offers a viable solution for achieving homeownership in a managed community setting.
Living in a manufactured home park generally means owning the home itself while leasing the land it occupies. This structure can provide a sense of independence, as residents have their own dwelling, combined with the benefit of shared community services. The concept aims to simplify certain aspects of home maintenance, as common areas are typically overseen by park management.
It is important for prospective residents to gain a comprehensive understanding of any community they are considering. Reviews for New Oxford Commons Manufactured Home Community highlight significant concerns regarding property management, rising lot rents, and property maintenance issues within the park. Comments such as "Overpriced lot rent raised 3xs since moving in!! Constant harassment from property management," and "Owner allows homes to be in ruin. First home you see when you go into the park is always overgrown with trash outside" indicate potential challenges in community management and upkeep. Conversely, the continued residency of individuals over several years suggests that for some, the benefits, perhaps related to the initial cost or location, still outweigh these concerns. It is crucial for anyone considering New Oxford Commons to conduct thorough due diligence, including visiting the community and speaking with current residents if possible, to form their own informed opinion.
New Oxford Commons Manufactured Home Community is located at 575 Kohler School Rd, New Oxford, PA 17350, USA. This address places it within Adams County, a region known for its agricultural landscape, historical significance, and charming small towns in South Central Pennsylvania.
New Oxford itself is a historic borough with a quaint downtown area, offering a selection of local shops, restaurants, and community services. Residents of New Oxford Commons are within reasonable proximity to essential amenities such as grocery stores, banking facilities, and healthcare providers. The larger city of Hanover is also a short drive away, providing more extensive retail options, dining, and employment opportunities.
The community's location on Kohler School Road provides a suburban-rural feel, away from the immediate hustle and bustle of town centers, while still offering practical accessibility. New Oxford is well-connected by state routes, allowing for relatively easy commutes to nearby employment centers in Adams and York counties, and even to larger cities like York or Gettysburg. While public transportation options might be limited in New Oxford, the road network facilitates personal vehicle use. For Pennsylvanians seeking a more rural residential setting with access to local conveniences, the location of New Oxford Commons could be a consideration.
As a manufactured home community, New Oxford Commons typically provides a framework of services related to lot rental and community management. However, based on provided reviews, there appear to be significant inconsistencies or deficiencies in the delivery of these services.
- Lot Rental for Manufactured Homes: The fundamental service is the provision of individual lots where residents place their manufactured homes. Residents own their homes and lease the land from the park.
- Utility Connections: The community is expected to provide connections for essential utilities, such as water and potentially sewer and electricity, to each individual lot. Residents are generally responsible for their direct utility usage costs. However, reviews indicate "Constant problems with water supply" and "power issues," suggesting potential issues with utility service reliability.
- Road Maintenance: Park management is typically responsible for the upkeep of internal roads within the community. However, reviews state "roads never get fixed," suggesting a failure in this service.
- Trash Services: While not explicitly mentioned, manufactured home parks usually arrange for trash collection, either as an included service or by facilitating a service residents pay for.
- Community Management and Enforcement: The park management is responsible for enforcing community rules and addressing resident concerns. Reviews, however, point to "Constant harassment from property management with 'citations'" and that "No one around to complain to about real issues." This indicates challenges in effective and equitable management.
- Maintenance of Common Areas: Management is generally expected to maintain common areas. However, a review stating, "First home you see when you go into the park is always overgrown with trash outside and a poor German Shepherd dog attached to a pole. Owner does nothing about it," suggests a significant lack of common area and property standard enforcement.
Based on the provided information, the features and highlights of New Oxford Commons Manufactured Home Community present a mixed picture. While it serves a basic housing need, potential residents should be aware of the reported challenges.
- Affordable Housing Opportunity: Manufactured homes inherently offer a more affordable entry point into homeownership compared to traditional stick-built houses, making it an option for those seeking a lower cost of living in Pennsylvania.
- Individual Home Ownership: Residents own their manufactured homes, providing them with property ownership (of the home itself) and the ability to customize their living space, unlike renting an apartment.
- Location in New Oxford: The community is situated in New Oxford, Adams County, offering access to the local amenities of a small Pennsylvania borough and proximity to other larger towns in the region.
- Established Community: It is an existing manufactured home park, indicating a long-standing residential area.
- Potential for Community Living: Like all manufactured home parks, there is an inherent potential for community interaction among neighbors, fostering a sense of belonging for some residents.
However, it is crucial to acknowledge the significant issues highlighted in the reviews, which act as counter-points to what would typically be considered "highlights" in a well-managed community:
- Reported Poor Management: Reviews consistently cite "Constant harassment from property management," a "POWER TRIPPING MONSTER" property manager, and a lack of responsiveness to "real issues."
- Unkempt Properties/Lack of Enforcement: Concerns about "homes to be in ruin" and "overgrown with trash outside" indicate a potential lack of effective enforcement of community standards, negatively impacting the visual appeal and living environment.
- Rising Lot Rent with Poor Maintenance: "Overpriced lot rent raised 3xs since moving in" combined with "roads never get fixed" and "Constant problems with water supply" point to a discrepancy between costs and services delivered.
Prospective residents should weigh these reported concerns heavily when evaluating New Oxford Commons.
As a manufactured home community, New Oxford Commons typically focuses on providing long-term residential solutions rather than short-term promotional offers common in retail. Any "promotions" would generally relate to the sale of individual manufactured homes within the park or the terms of lot rental.
However, based on the provided customer reviews, there is no indication of active promotions or special offers being run by the park management. Instead, the reviews highlight concerns about "Overpriced lot rent raised 3xs since moving in," which runs counter to the idea of promotional incentives.
Any "special offers" that might exist would likely come from individual sellers of homes within the park, who might offer a reduced sale price or other incentives to facilitate a quick sale. The park management itself is not noted for offering discounts or incentives in the provided information.
Therefore, for any inquiries about current availability, lot rent, or any potential purchasing incentives for homes in New Oxford Commons, the only reliable method is to contact the park directly using the provided contact information. However, given the negative feedback regarding management, prospective residents should approach such inquiries with a clear understanding of the reported issues.

Customer Reviews
Overpriced lot rent (raised 3xs since moving in)!! Constant harassment from property management with power issues leaving "citations" for power washing your house. There were water restriction last year so it couldn't be done and then they cited everyone before the 1st day of SPRING! No one around to complain to about real issues like the half dead tree dropping branches on my car and roof. UPDATE: They try to claim an arborist looked at and aren't doing anything about it...STAY AWAY FROM THIS PLACE!!! DO NOT RECOMMEND PROPERTY MANAGER A POWER TRIPPING MONSTER!!
Been living in the trailer park for 4 1/2 years. Owner allows homes to be in ruin. First home you see when you go into the park is always overgrown with trash outside and a poor German Shepherd dog attached to a pole. Owner does nothing about it. Fees increase every year but roads never get fixed. Constant problems with water supply. If you are considering moving into this park DON’T do it.
I was passing through. And I must say this is a beautiful little mobile home community. We'll kept. It's nice to see people going into small living with comfort.
Beautiful people would visit again !
