Fair Lane Acres About
For many Floridians, the idea of a peaceful and affordable home in the Sunshine State is a cherished dream. Mobile home parks often emerge as an attractive solution, providing a pathway to homeownership and community living without the typically higher price tags of traditional homes. In Bradenton, Florida, Fair Lane Acres is one such mobile home park that offers a distinct living experience. Situated in a vibrant area of the Gulf Coast, Fair Lane Acres aims to provide residents with a place to call home, blending a sense of community with convenient access to local amenities.
Exploring mobile home living means understanding the unique dynamics of these communities. Fair Lane Acres, like many parks, offers residents the opportunity to own their home while leasing the land it sits on. This structure often translates to lower overall housing costs, making it an appealing option for individuals and families looking for financial flexibility. While the allure of community and affordability is strong, it's also important to consider all aspects of park living, ensuring it aligns with your expectations for a peaceful and well-maintained environment.
Fair Lane Acres is located at 819 49th Ave Terrace W, Bradenton, FL 34207, USA. This address places the mobile home park in a well-established area of Bradenton, a charming city on Florida's beautiful Gulf Coast. Bradenton is highly sought after for its scenic waterfronts, diverse cultural scene, and its close proximity to world-renowned beaches, including those on Anna Maria Island and Longboat Key. Living in this area means enjoying the quintessential Florida lifestyle, characterized by a relaxed pace and abundant outdoor opportunities.
The accessibility of Fair Lane Acres is a significant benefit for its residents. The park's location on 49th Avenue Terrace West provides easy access to major roadways, ensuring convenient travel throughout Bradenton and beyond. Residents will find themselves within a short drive of a comprehensive range of essential services and amenities. This includes various grocery stores for daily needs, pharmacies, medical facilities, and a wide selection of dining establishments, from casual local eateries to more diverse culinary experiences. For those who enjoy shopping, there are numerous retail centers and boutiques within easy reach.
Beyond daily conveniences, Fair Lane Acres’ location offers excellent connectivity to Bradenton’s vibrant recreational and cultural attractions. Golf courses, nature parks, and fishing spots are all readily accessible, providing ample opportunities for outdoor activities. The proximity to the Manatee River and the Gulf Coast beaches means that residents can easily enjoy boating, fishing, swimming, and sunbathing. Furthermore, the park’s position allows for relatively easy access to larger metropolitan areas like Sarasota, offering additional options for entertainment, arts, and employment. This combination of local convenience and regional accessibility makes Fair Lane Acres a strategically located option for those looking to embrace the Bradenton lifestyle.
Mobile home parks like Fair Lane Acres typically offer a range of services designed to provide a cohesive and managed living environment for residents who own their homes but lease the land. While the exact scope of services can vary based on park management and individual lease agreements, common offerings contribute to the overall living experience.
- Lot Rent: Residents pay a recurring lot fee for the use of the specific parcel of land their mobile home occupies. This fee often covers a bundle of services that contribute to the park's operation and maintenance.
- Common Area Maintenance: The park management is typically responsible for the upkeep of shared spaces within the community, such as roads, landscaping in common areas, and any communal facilities. The aim is to ensure the park's overall appearance is neat and appealing.
- Utility Infrastructure Management: While residents are generally responsible for their individual utility bills (e.g., electricity, water, sewer), the park manages the underlying infrastructure that delivers these services to each lot.
- On-Site Management/Office: The presence of an on-site office or management team provides a point of contact for residents regarding concerns, questions about park rules, and payment of fees. Residents often expect management to address issues within the community.
- Waste Management: Trash collection services are usually coordinated by the park, either through communal bins or curbside pick-up, as part of the included services.
It is crucial for prospective residents to directly inquire with Fair Lane Acres management about the specific services included in their lot fees, as well as any rules, regulations, or responsibilities that come with living in the park. This ensures a clear understanding of what is covered and what falls under the resident's purview. Given a customer review mentions issues like "open septic tank" and "junk yard" conditions on a "vacant lot" owned by the park, direct clarification on park maintenance responsibilities and how such issues are addressed is highly recommended.
Fair Lane Acres, as a mobile home park in Bradenton, offers certain features that could be considered highlights for potential residents. These aspects aim to create a particular type of living environment.
- Mobile Home Ownership: A primary feature is the opportunity for individuals to own their own manufactured home, often at a more accessible price point than traditional stick-built housing in the Bradenton area.
- Community Structure: The park provides a structured community environment, where residents live in close proximity, fostering a neighborhood feel.
- Managed Environment: As a managed mobile home park, there is an established system for lot leasing and rules, which aims to create order within the community.
- Potential for Friendly Neighbors: One positive review highlights "Friendly neighborhood" and "super clean yards with pretty flowers," suggesting that many residents actively contribute to a pleasant living atmosphere.
- Bradenton Location: Its location in Bradenton, Florida, is a significant highlight, offering residents access to the city's amenities, cultural attractions, and proximity to the Gulf Coast beaches.
- Affordability Potential: Mobile home living is often considered a more affordable housing option, which can be a key highlight for those seeking to reduce living expenses.
However, it is vital to present a balanced view. A concerning customer review mentions significant issues that could detract from the living experience. These include:
- Maintenance Concerns: Reports of a "junk yard" on a park-owned vacant lot, an "open septic tank" near a main water line, and a "hoarder" neighbor indicate potential issues with park maintenance and enforcement of community standards.
- Safety and Nuisance Issues: Allegations of "drug deals," "homeless" individuals, and "fighting and swearing almost daily" on a specific block, along with a perceived lack of responsiveness from the park office, suggest significant challenges related to safety and peace of mind.
- Perceived Lack of Management Care: The review states, "No one seems to care," reflecting a resident's frustration with the park's management in addressing serious concerns.
Prospective residents should take these varying perspectives into account. While some residents find the park to be a friendly and clean place, others express profound concerns about safety, maintenance, and management responsiveness. It is strongly advised to conduct thorough due diligence, including visiting the specific areas of concern mentioned in reviews, and directly engaging with park management about how they address these types of issues, before making any decisions.
Mobile home parks like Fair Lane Acres typically do not advertise widespread, short-term "promotions" or "special offers" in the same way a retail business might. Instead, the primary "offer" of mobile home living often lies in its inherent affordability and value compared to traditional housing. Any specific incentives would likely be situational or tied to individual transactions.
Potential "offers" or benefits that a prospective resident might encounter when considering Fair Lane Acres could include:
- Competitive Lot Rent: The ongoing benefit for residents is typically a lower monthly housing cost through lot rent, which may be more affordable than renting an apartment or paying a mortgage on a traditional home in Bradenton.
- Value for Location: The opportunity to live in Bradenton, a desirable Florida location near beaches and amenities, at a potentially lower cost, serves as an ongoing value proposition.
- Used Mobile Home Deals: Individual sellers within the park might offer their homes at competitive prices, or sometimes, the park management itself might have pre-owned homes for sale at attractive rates.
- Inclusions in Lot Rent: While not a "promotion," the services covered by the lot rent (e.g., common area maintenance, trash collection) represent an ongoing saving for residents compared to managing these services independently.
For the most current information regarding any available homes for sale within Fair Lane Acres, specific lot lease terms, or any rare incentives that might be offered at the time of inquiry, it is crucial to directly contact the park management using the provided contact information. They would be best equipped to discuss specific availabilities and financial considerations.

On the 600 block 49th terrace or ave terrace has turned into a junk yard. I have filled a report with Manatee County have see no results. I have lived behind this for 23 years and has now got out of hand. Also there is open septic tank near rear corner of lot caused by last hurricane our main water line runs only a couple feet away from it. Full and will stink. The neighbor next door to it is a hoarder. Have contacted office no help. Park owns this vacant lot. Drug deals and homeless are common. Fighting and swearing almost daily. How do you go to for help. No one seems to care. Leo Piclney
