Slum lords! Capital Mobile Home Park used to be nice, but now they are owned by Gemstone communities which owns 55 mobile home parks Nationwide, it's just lining their pockets. They do not care, they let anybody in. This is not a 55+ Park anymore, plenty of young adults and kids here. It is filled with Riff Raff and criminals. Very few English speaking residents. I see they look for investors I would NOT invest in this place as it is going downhill quick!! They are not taking care of things, they are letting the grounds and homes deteriorate. Everything has become really run down, they don't do the upkeep and maintenence that should be done. I do not recommend this place at all.
"Capital Mobile Home Park", It is a very nice place to live. My wife and I have been here for 12+yrs. The new management (Trish) is awesome, she actually cares and is very easy to talk to. The maintenance man needs someone to explain to him how to treat the residents and make it known to him that without the residents, he would not have a job. His personality is bad and needs attention, he yells at residents when asked a question or makes a suggestion. It is a nice clean, superbly managed park. The clubhouse is nice to play pool or cards in. Opening it up during a Hurricane would be a nice gesture of kindness since it's made of block and alot of residents would love to use it for a safe place instead of leaving they're home park. I hear about this with every approaching Hurricane. But overall, very nice park, mostly friendly neighbors. (every park has nosey gossipers). But overall I wouldn't live anywhere else, especially with the new management as I stated earlier, Trish is wonderful and gets things done. She is nice and friendly, very easy to talk to, she listens and is always approachable and take all suggestions into consideration, even though some are just too far fetched. But she still listens and takes her job seriously and does what she states she's going to do ! Hopefully she works on the Trash detail for the residents and let's the maintenance man know to be more courteous, friendly with a much better personality and to listen to the residents as he is the ears and eyes of the park during the day. (1-3-2023 update: Park is using other residents to go after residents they do not like.) Do not rent or buy a trailer in any Gemstone Communities Park. The are lawless and harass & intimidate residents. It is like a concentration camp and they do not respect your rights. Beware of the other reviews here as I do not know a single one of them that gave good ratings and are probably false and made up reviews. Just this March the maintenance man at Sunny Acres / Gemstone said he did not care about what residents thought as I made a comment and then swore at me many times, saying F-U and other obscenities at me. Facilities are not kept up, and often not working. They discourage clubhouse use by turning off AC and locking bathrooms to discourage their use. If you question them or complain they will try anything to evict, including lying on legal documents. If you want to be abused, this is the place. You will regret living there. In the other parks they manage things are worse, major illegal fining, making up rules, and harassing of residents. Gemstone just does not care about the law, they violate it daily!
Capital is a clean park and they do there best to keep things in order. They truly care about there residents
