Lincoln Park About
For Kansans considering mobile home living, Lincoln Park in Ottawa presents a community with a notable recent history of change and evolution. Like any residential area, a mobile home park is deeply shaped by its management, and Lincoln Park has experienced a shift in ownership that has brought about new approaches to community organization and resident relations. This article aims to provide a factual overview of Lincoln Park, drawing on available public information and resident feedback to help prospective residents in Kansas make an informed decision about this affordable housing option.
Lincoln Park is a mobile home community located in Ottawa, Kansas. Recent changes in ownership have significantly influenced the park's operations and resident experiences. Previous management was described as "very nice" but possibly overwhelmed, suggesting a period where maintenance or organization might have been less structured. The transition to new owners has been met with mixed reviews. Some residents appreciate the "new owners" for being "good people," "super great at being organized," and "great at communicating," indicating a more systematic approach to park management. This suggests that the new ownership has brought a heightened level of organization and a clearer communication strategy, which can be beneficial for the overall functioning of a mobile home community.
However, other residents have expressed significant concerns regarding maintenance issues and changes in policy, particularly concerning home repairs and ownership. One review specifically highlights a refusal to fix anything unless the trailer was purchased, with repair costs being added to the sale price, leading to unresolved issues like flooring gaps and pest problems. This stark contrast in experiences underscores the importance of thorough investigation for prospective residents. Overall, Lincoln Park offers a very cheap cost of living, which is a significant factor in today’s economic climate. Despite potential challenges, the inherent affordability means that "any home has the potential to look beautiful" for residents committed to personal upkeep and who seek a budget-friendly housing solution in Ottawa.
Lincoln Park Mobile Home Park is located at 930 S Lincoln St #0, Ottawa, KS 66067, USA. This address places it within the city of Ottawa, a community in Franklin County, Kansas. The park's location on S Lincoln Street provides direct access to local amenities within Ottawa. Residents will find themselves reasonably close to essential services such as grocery stores, local shops, dining options, and public schools, which are typical features of a city like Ottawa.
From a broader accessibility standpoint, Ottawa itself is well-connected within Kansas. Major highways, such as US-59 and I-35, are within easy reach, facilitating travel to larger metropolitan areas like Kansas City, Topeka, and Lawrence. This makes Lincoln Park a practical choice for individuals who may commute to these areas for work or leisure. The park's internal streets, described by one reviewer as "small," suggest a more compact layout, which is common in mobile home communities. While internal navigation may require careful driving, the overall accessibility to and from the park within the city of Ottawa is generally straightforward, allowing residents convenient access to the resources and opportunities available in the area.
Based on available information and resident feedback, the services offered by Lincoln Park Mobile Home Park revolve primarily around lot provision and management, with varying degrees of maintenance support depending on ownership status:
- Managed Home Lots: The park provides spaces for manufactured homes, which typically include connections for essential utilities like water, sewer, and electricity. Residents are usually responsible for setting up accounts with utility providers.
- Community Management & Communication: New owners are noted for being "super great at being organized, and great at communicating," suggesting efforts to provide clear information and structure for residents. This includes responsiveness to inquiries and establishing processes.
- Grounds Maintenance: While not explicitly detailed, the positive comments about new management's organization often imply efforts to maintain common areas, roads, and overall park aesthetics.
- Affordable Living: The park offers a "very cheap for the cost of living these days," which is a primary service in terms of providing an economically viable housing solution.
- Home Ownership/Rental Options: The park appears to facilitate both lot rentals for resident-owned homes and potentially the sale of park-owned homes, though policies regarding repairs and sale terms have been a point of contention.
- Tenant Relations (Varying): Positive feedback points to improved communication and organization. However, the negative review highlights a potential shift in maintenance responsibility from landlord-provided repairs to requiring tenants to purchase trailers to get repairs, which is a critical service distinction.
Lincoln Park offers several features and highlights that are important for prospective residents to consider:
- Affordable Cost of Living: A significant highlight is the "very cheap" cost of living compared to current housing market rates, making it an accessible option for budget-conscious individuals and families.
- Potential for Home Customization: As an affordable entry point, "any home has the potential to look beautiful," allowing residents to personalize and improve their living spaces, creating a true sense of homeownership.
- Improved Organization and Communication (Under New Ownership): Some residents appreciate the "super great at being organized, and great at communicating" approach of the new owners, suggesting a more structured and transparent management style compared to previous ownership.
- Community Manager Responsiveness: While not explicitly named in the new reviews, the positive feedback about communication implies that management is responsive to resident inquiries and attempts to maintain open lines of dialogue.
- Established Community: As an existing mobile home park, it offers an established neighborhood feel in Ottawa, rather than a new development.
- Proximity to Ottawa Amenities: Its location in Ottawa provides residents with convenient access to local shops, services, and community facilities.
- Mixed Resident Experiences (Important Note): It's crucial for prospective residents to acknowledge the contrasting reviews. While some praise the new management's organization, others express serious concerns about maintenance policies and unresolved issues (e.g., flooring, pest control) in park-owned units.
- Focus on Ownership Transition: The stated policy in a negative review regarding repairs being contingent on purchasing a trailer indicates a potential shift towards encouraging home ownership within the park.
Mobile home parks typically do not offer "promotions or special offers" in the same way retail businesses or larger residential complexes might. However, the primary financial advantage of living in Lincoln Park, as highlighted by a resident, is the "very cheap for the cost of living these days." This inherent affordability serves as a significant ongoing "promotion" for residents seeking budget-conscious housing solutions.
- Lower Monthly Costs: Compared to traditional apartment rents or mortgage payments for stick-built homes, lot rent at Lincoln Park likely presents a more economical monthly expenditure.
- Affordable Entry Point: The overall cost of a manufactured home, combined with the lot rent, often provides a more accessible path to homeownership or stable residency for many individuals and families.
- Potential for Direct Purchase Incentives: While not explicitly stated as a general promotion, the negative review mentioning the requirement to purchase a trailer to get repairs could imply that direct sales from the park might come with certain terms, possibly including financing options or other incentives that facilitate the purchase. However, this is speculative and would need to be confirmed directly with management, with clear understanding of terms and conditions.
Prospective residents are strongly encouraged to directly contact Lincoln Park management to inquire about current lot availability, specific lot rent details, what is included in the rent, and any policies regarding repairs, maintenance responsibilities, and home purchases. A clear understanding of all financial and contractual terms is paramount when considering residency in any mobile home park.

It is highly recommended to contact the park management directly to schedule a visit, discuss your housing needs, and obtain the most accurate and up-to-date information regarding lot rents, utility responsibilities, community rules, and any policies related to home maintenance or purchase options. Given the mixed reviews regarding management and maintenance policies, a direct and thorough conversation is crucial for prospective residents to clarify all terms and ensure the park aligns with their expectations.
Lincoln Park presents a mixed but potentially suitable living option for locals in Kansas, particularly those in the Ottawa area, primarily due to its affordability. In a housing market where costs continue to rise, the "very cheap for the cost of living these days" aspect of Lincoln Park offers a significant advantage for budget-conscious individuals and families seeking stable residency. The transition to new ownership has brought a reported improvement in organization and communication, which can lead to a more structured and potentially harmonious living environment for some residents.
However, it is crucial for prospective residents to exercise due diligence. While the low cost of living is appealing, the concerns raised about maintenance and repair policies under the new ownership, especially for existing units or those not purchased from the park, highlight the need for clear understanding of responsibilities. For Kansans who prioritize affordability and are prepared to engage proactively with management to understand all terms, or for those looking to bring their own home and manage its upkeep, Lincoln Park could be a viable option. Its location in Ottawa also provides convenient access to local amenities, balancing affordability with the practicalities of daily life. For those seeking an economical housing solution and willing to navigate the specific dynamics of this community, Lincoln Park offers a unique path to homeownership or affordable living in Kansas.
Customer Reviews
Old owners where very nice , I think they maybe just had too much on their hands.... understandable. New owners are good people, super great at being organized, and great at communicating... It's very cheap for the cost of living these days; and any home has the potential to look beautiful.
DO NOT LIVE HERE. The old landlord I had was decent and his mom ran the office, she was kind and caring like a second grandma almost. Then the new owners took over. Refused to fix anything at all unless I bought my trailer, and even then the cost of it was going to be added to the amount he is or was going to sell it to me for. They ripped up the flooring to fix it and did not lay anything down to replace it so the pics are what it looks like now. I have moved from there but the gaps in the floor left a roach issue and the running boards they torn up left mice holes available and had a huge mice issue. This was in Unit 17. If I could give negative stars I would
Expensive for a view of an old furniture dump. We leave the doors locked and security cameras on. Kinda dirty, water pressure blows, ticks everywhere. definitely isn’t child free like that last review said, which would be fine, except there’s a known child sex offender lives here.
Not very clean of a place, and the mobile homes ate old abs in bad shape.
High rent 450-600,not in good shape. no pets allowed (not even to visit) no one is ever in the office. But the grass is always mowed
