This service includes the fundamental provision of a space with essential utility hookups (water, sewer, electricity), which are standard in mobile home communities.
-
Community Management: There is a management entity overseeing the park, responsible for operations, collecting lot rents, and addressing various resident concerns. While one reviewer highlighted issues with management's care for the place, another praised the friendly staff, indicating a presence of personnel.
-
On-site Amenities (with caveats): While one review states, "The pool area looks like a cheap motel," and another implies a general lack of care for the place, the mention of a "pool area" suggests the presence of some communal facilities. This could include a swimming pool, and potentially other areas, though their condition is a point of concern raised by residents.
-
Friendly Staff: One positive highlight from a review specifically mentions, "Staff is friendly." This suggests that interactions with the park's personnel can be pleasant and helpful for residents, which is an important aspect of community living.
-
Gorgeous Location (Potentially): While one reviewer sharply criticized maintenance, another described the "place is gorgeous!" Information regarding specific promotions or special offers for lot rentals at Palm Beach Colony is not publicly available in the provided data. Mobile home parks typically do not advertise widespread discounts or seasonal incentives in the same manner as retail businesses. Their pricing structure is generally based on monthly lot rental fees, which can vary depending on factors such as the size of the lot, its specific location within the park, and the duration of the lease agreement.
Given the mixed feedback from residents, particularly concerns about the company's apparent lack of care for the place and "appalling" maintenance, it is crucial for prospective residents to conduct thorough inquiries regarding current rental rates, any associated fees, and the terms of the lease. While one reviewer praised the staff as "friendly," the long-term resident's concerns suggest that direct contact is necessary to understand the full financial commitment and any potential increases in lot rent over time. Any specific offers or incentives would need to be discussed directly with the park's management. It is highly advisable to obtain all financial details and contractual terms in writing before making any commitment to reside in Palm Beach Colony.

When contacting, it is recommended to be prepared with specific questions about community rules, maintenance schedules for common areas and amenities (especially the pool), and any measures in place to address speeding concerns within the park. Given the conflicting reviews, a direct conversation with management will be crucial for clarifying expectations.
For Floridians considering mobile home living in West Palm Beach, Palm Beach Colony presents a combination of attributes that could appeal to certain individuals, while also raising significant concerns that warrant careful consideration. Its prime location in West Palm Beach, with easy access to major roads and a wide array of urban amenities like shopping, dining, and cultural attractions, is a clear advantage. For locals who value convenience and proximity to city life, this geographical benefit is substantial. The presence of "friendly staff" also suggests a pleasant initial interaction point, and the description of the "place is gorgeous" by one reviewer indicates that there are potentially aesthetically pleasing aspects to the community.
However, it is absolutely essential for prospective local residents to acknowledge and thoroughly investigate the strong negative feedback from a long-term resident. Concerns about the park's overall maintenance ("appalling at best"), the appearance of the pool area ("looks like a cheap motel"), and serious safety issues due to speeding vehicles within the community are significant red flags. The sentiment that "This company doesn't seem to care about the place" suggests a potential disconnect between management and the upkeep of the common areas and resident safety.
Therefore, while Palm Beach Colony offers an established community in a desirable West Palm Beach location, its suitability for a local Floridian will depend heavily on their priorities and willingness to accept the reported conditions. For any local considering this park, an in-person visit is not just recommended, but critical. During such a visit, actively observe the condition of the pool area and common spaces, note vehicle speeds within the park, and if possible, speak with current residents to gain a more comprehensive understanding of daily life and ongoing issues. It is crucial to directly assess whether the reported drawbacks concerning maintenance and safety align with your expectations for a comfortable and secure living environment before making any housing commitment.

Lunch was delicious Staff is friendly place is gorgeous!
I've been here for 15 years. This company doesn't seem to care about the place. The pool area looks like a cheap motel. People speed through here don't even look where their going. The maintenance and clean-up of this place is appalling at best.
i have lived here for a year and a half and i would not recommend this park, a great place and very good amenities but poor management. the office is always closed and the way they manage thing like the club house rental is not professional at all. they will ask you for a ($200 BLANK) money order and will never give it back to you without even notifying you why or the reasons. that money will go to a fund for equipment or maintenance of the park ( how do you know that? ) according to them. i will really like to stay here but not under the actual management. hope this issues will be fixed sooner than later.
It was clean and the place was calm it has a view of the lake on the right side of the home's. The circus sets up right next to it so you can walk to it.
Very tight nit neighborhood good standards as to what a house should look like nice pool multiple good spots for fishing just a nice place in general.
