Introduction / Overview
For New York residents looking to simplify their living arrangements and access homeownership without the burdens of high property taxes and mortgages typical of the Capital Region, Pattersonville Mobile Homes
presents an option focusing on affordability and strategic location. Although its mailing address is Amsterdam, NY, the community is closely associated with the Pattersonville area, known for offering a quieter, more removed atmosphere while remaining conveniently accessible to city amenities.
This community operates on the model of manufactured home living, where residents typically own their home structure but lease the land (lot rent) from the park owner. This system is a significant factor in making homeownership accessible to a wider demographic of New Yorkers. The park has been noted by residents for its low lot rent, which is a major draw for budget-conscious individuals and families seeking to reduce monthly housing expenses.
The community is generally acknowledged for its quiet location, appealing to those who desire a respite from the bustle of city or suburban life. However, prospective buyers or renters in the New York market are always advised to conduct thorough due diligence regarding the condition of the specific home they plan to occupy, as with any real estate transaction, to ensure it meets their quality and maintenance standards.
Location and Accessibility
Pattersonville Mobile Homes is strategically located at 241 NY-5S, Amsterdam, NY 12010, USA. This address places the community directly on State Route 5S, a key east-west corridor that runs parallel to the Mohawk River and the New York State Canal System. This positioning provides excellent vehicular access to the surrounding areas of the Capital Region.
The location strikes a notable balance for New York locals: it’s described as quiet and slightly secluded, yet highly convenient. The park is just minutes away from the commercial hub of North Amsterdam, which hosts major retailers such as Walmart, Target, Kohl's, and various dining establishments. This means residents can enjoy the peace of mobile home living without sacrificing quick access to essential shopping and services.
Furthermore, the park’s position makes it a solid base for regional recreation. It is situated approximately 15 minutes south of the Great Sacandaga Lake, a popular destination for summer activities, including boating, fishing, and general relaxation. For commuters, the proximity to NY-5S allows for reasonably direct routes toward Schenectady and Albany, making the commute to larger employment centers feasible.
Services Offered
The services provided by Pattersonville Mobile Homes are primarily centered on maintaining the community infrastructure and providing necessary utilities for the leased lots. Specific, publicly confirmed details on included utilities are limited, but the general model of lot rent typically covers the following community-level services:
Lot Rental: Provides the homeowner with the use of the lot and access to the community infrastructure for their manufactured home.
Natural Gas Lines: One notable service in the local area is the installation of natural gas lines, which can be a significant convenience for home heating, eliminating the need for residents to constantly refill propane or oil tanks.
Utility Management: While utilities are typically paid for by the tenant, the park owner is responsible for managing the central systems, which often include water and sewer infrastructure to the lot line.
Road and Common Area Maintenance: The park manager is responsible for maintaining the interior roads and common areas of the community.
Features / Highlights
Pattersonville Mobile Homes is highlighted by features that appeal directly to New York residents seeking affordability and a specific quality of life:
Highly Affordable Lot Rent: Customer feedback points to lot rents around the $350 per month range (though this figure is subject to change), which is remarkably low for the greater Capital Region and is a significant draw for low-cost living.
Quiet, Convenient Location: The community's setting on NY-5S is consistently praised for being quiet, offering a peaceful residential atmosphere away from high traffic, yet maintaining easy access to major retail centers in Amsterdam.
Natural Gas Availability: The park has invested in installing natural gas lines, a modern utility convenience that provides efficient and reliable heating options for residents, a crucial feature for Upstate New York winters.
Proximity to Broadalbin-Perth School District: The location is tied to the Broadalbin-Perth Central School District, a specific feature of interest for local families when making residential decisions.

This low overhead allows local users to dramatically reduce their fixed living expenses compared to renting an apartment or paying a traditional mortgage and property taxes.

Nice location and quiet, lot rent is cheap, ($350), but beware of what you rent/purchase. ( One trailer has mold and has been sold that way twice.) Nicer homes are overpriced.
Mar 24, 2019 · Holly AnnIf I could give zero stars I would. I would not rent from this landlord, he scammed me knowing this was my first home. When i first moved in March 2023 there was a water pressure issue. The landlord was aware and had the maintenance man put in an extra water tank in the house thinking that would resolve the water pressure...it didn't and I said I would wait for warmer weather and be patient till it gets warm so the maintenance people can go outside and look at things so it's not so cold when they work....well warmer weather came. I was ignored and chose to have a plumber come out on my own accord. I was explained that the issue is with the curb in the park and also needed a new well pump. I told the landlord the issues and told him if he couldn't cover the cost I would. The landlord refused to fix it and refuses to let me fix it and instead wants to evict me in February 2024. Mind you I have had no true running water and at a Max been getting 5lbs of pressure. If I could post videos I would but I get a trickle most times and the other half of the time I have no water at all. I have to do my laundry at family members and shower at family members just so I can at least get dishes done...the water ph and acidity levels are through the roofs and my hair and teeth have much damage...do your research before renting here ...and mind he rented to me, signed a lease and also never gave me the lease back...renting out to me knowing all this about this trailer and knowing I have a small child...do not rent from here
