For Florida locals considering a mobile home lifestyle, Pelican Bay in Micco, Florida, offers an intriguing option that combines a picturesque setting with community living. Situated along the beautiful Indian River Lagoon, this mobile home park presents itself as a community with appealing aesthetics and certain desirable amenities. As Floridians, we often seek out living environments that offer both comfort and access to our state’s stunning natural beauty, and Pelican Bay aims to deliver on these fronts. It’s a place that, on the surface, draws people in with its promise of a coastal lifestyle.
Pelican Bay is known for its "great looking community on the outside" and "nice amenities," suggesting a well-maintained exterior and recreational facilities that contribute to a pleasant living experience. One of its most significant draws, frequently highlighted by residents, is the "views" and the inclusion of a "pier at the Indian River," offering residents direct access to the waterfront. This makes it a potential haven for those who appreciate scenic surroundings and opportunities for activities like fishing or simply enjoying the tranquil waters. While there are some consistent challenges noted by residents regarding management consistency, HOA engagement, and water quality, the park's visual appeal and desirable location remain key factors that attract attention from those looking for mobile home living in Florida.
Pelican Bay is strategically located at 8600 US-1, Micco, FL 32976, USA. For Florida residents, this address is highly recognizable as being directly on U.S. Route 1, a major north-south artery that stretches along Florida's East Coast. This prime location ensures excellent accessibility, making it easy for current and prospective residents to reach the park from various parts of the state. Whether you're coming from Vero Beach, Melbourne, or other surrounding areas, the straightforward access off a main highway is a significant convenience.
Micco itself is a small, unincorporated community within Brevard County, offering a quieter, more relaxed pace of life compared to larger Florida cities, while still providing access to necessary services. The proximity to US-1 means that local amenities such as grocery stores, pharmacies, and dining options are typically just a short drive away. While the provided information doesn't detail walkable access to specific stores, being on a major thoroughfare usually implies reasonable driving distances to daily conveniences.
Crucially, Pelican Bay’s location offers more than just road access; it boasts "views" and includes "a pier at the Indian River." This indicates that the park is situated directly on or very close to the Indian River Lagoon, part of the extensive Indian River system, which is a major draw for water enthusiasts, fishermen, and those who simply appreciate waterfront living. For Florida locals, living near such a significant natural resource offers unparalleled opportunities for boating, fishing, birdwatching, and enjoying stunning sunrises or sunsets over the water. This combination of highway accessibility and waterfront proximity makes Pelican Bay a particularly attractive location for those seeking a mobile home lifestyle in coastal Florida.
Based on the provided customer reviews for Pelican Bay, there is no information available regarding specific promotions or special offers. The reviews instead focus on aspects like lot rent increases, management consistency, and water quality, rather than marketing incentives. As a mobile home park, the primary "offer" is the rental of a lot for a manufactured home, typically on a month-to-month or annual basis.
Given the feedback about "Lot Rent continues to increase every year" and recent increases being "around $100 or better," it is unlikely that the park frequently offers significant discounts or promotions for new or long-term residents. The dynamic of a mobile home park often involves market-driven rent adjustments rather than promotional deals typical of short-term RV parks or vacation rentals.
For Florida locals interested in Pelican Bay, the best approach is to directly contact the park management to inquire about the current lot rent rates, any associated fees, and the terms of lease agreements. They will be able to provide the most accurate and up-to-date pricing structure. It is always wise to thoroughly understand all financial commitments before committing to a mobile home lot rental.

For Florida locals considering a mobile home lifestyle, Pelican Bay in Micco offers a compelling option, particularly for those who prioritize location, scenic beauty, and access to the unique charm of the Indian River Lagoon. Its primary suitability for residents stems from its picturesque setting. The "great looking community on the outside" combined with desirable "views" and a direct "pier at the Indian River" provides an undeniable appeal for those who dream of coastal living. The ability to easily access the water for fishing or simply enjoying the tranquility is a significant draw, making it ideal for Floridians who cherish proximity to natural waterways.

This balance of a serene, waterfront environment with essential connectivity makes it an attractive proposition for those seeking a less urbanized yet accessible lifestyle within Florida. The fact that "everyone comes for a vacation" here suggests a relaxed atmosphere, which can be highly appealing to locals seeking a permanent residence that feels like a continuous retreat.
While acknowledging the consistent resident feedback regarding challenges with management consistency, HOA participation, and water quality, it’s important for locals to weigh these against the tangible benefits. For many, the stunning views, the well-maintained common property, and the unique access to the Indian River are significant enough advantages to consider Pelican Bay. It offers a visually appealing environment for those who prioritize the aesthetic and recreational benefits of living in a beautiful part of Florida. If these core attributes align with your priorities for mobile home living, and you are prepared to engage directly with management on any concerns, Pelican Bay presents itself as a viable option for Floridians seeking a waterfront community lifestyle.
It’s a great looking community on the outside with nice amenities. They need to work on their HOA events for the community - the little that they have, they have bad drama and almost no participation. They also change managers every year -So there is no consistency in that place. Lot Rent continues to increase every year!
Jun 10, 2025 · Debbie BennettPLEASE NOTE: The response from the owner is practically canned. Over the past 5 years I DID attempt to work this out with complaints. I was shut down every time. The commercial property right across the street connected to the county water system. Hoping for a place that gives some benefit to long term residents? Keep looking. Absolutely sub-standard domestic water, and they will never correct it. They had the opportunity to hook us up to fresh county water... and failed or refused. Moved here in 2018, and the rent increases were around $25 per year. Lately? They are $100 or better for a postage-stamp sized lot. Same price for smaller lots on the North side as well-sized lots on the South side. I know that this review might decrease my property value, but unlike Corporate Florida, I will not lie for a better price. The plus side is the views. It is where everyone comes for a vacation. Also, the property is well maintained and includes a pier at the Indian River.
Feb 05, 2025 · David BruleI live here ! My home is for sale on Hopetown Rd. after 15 years of paradise on the Intracoastal Waterway.
Feb 13, 2024 · Janice RockwellNice clean park with good amenities HOWEVER you never know if you'll have water or not and it's a real inconvenience to every resident here. The lot rent continues to go up yearly as they continue to patch the problem instead of replacing the old water lines. Just a warning!!
