Office ladies are extremely unprofessional. Application was not approved because they say we cannot have 5 people living in a 1,000 sq, 4 bedroom trailer. When asked questions about why, they would not answer and hung up when asked about the corporate number. Beware :) Edit: also sent emails to the link given on the main website a few weeks ago, that still remain unanswered.

I have lived here several years my advise to you is move one to a different park. The front office is extremely rude. You will get threatened regularly if they don't like you with fines. Even though the parts of the park they are responsible for taking care of are constantly in disrepair and overgrown. Lot rent has gone up every year and the amount it goes up has now doubled.

Before reading my review please note this community does not rent. You have to buy your home to live here. This is a world class family community. I know there are bad reviews on here about Pinellas Cascades. I have read them and I don't feel they truly represent the community. Are there issues? Sure, it's not perfect. I think the lot rent is a little high for a community that doesn't cut the grass. Maintenance does however walk around several times a week picking up any litter that may be about. I have also seen that the basketball court could use some love. I also have an issue with our plumbing that the office told my husband isn't their problem. Don't get me wrong the ladies that work in the office are friendly and personable. But they told my husband none of our neighbors have complained. Apparently they are afraid to complain or they are breaking rules. Two sets of neighbors have said their water flow is slow and they have regular backups. As a result of the issues we are having I've had plummers out 4 different times at $300.00 per visit. Basically, I have them out every 4 - 5 months. Only to be told the blockage is over 40 feet from my home. Which according to the community rules they are responsible for anything over 25 feet out. I am practically disabled and can't do laundry in my home as a result of this issue. It is very hard for me to even do laundry at the community laundromat. I don't like to bother my family for something I should be able to do in my own home. But in comparison to other family parks in close proximity I wouldn't live anywhere else. Pinellas Cascades does background checking on people before they move in. There have been people that have tried to sneak people in to live with them but the office always finds out. I don't have a problem with this as I like having a safe place to live. Kids can play outside here with minimal supervision without parents worrying. The swimming pool is also clean. There are benches with BBQ grills and even two small dog parks. One for big dogs and one for small dogs. The playground is also very nice. The community is also pretty quiet. Except for on the weekends. Sometimes it can get a little loud since people know the office is closed 😆. But all of my neighbors are nice. There are wild Muskogee Ducks in the community. They can be problematic at times leaving droppings on driveways and whatnot. There are also several stray cats in the community. They are not bothersome on my street. I only get annoyed about the cat foot prints on my windshield, LOL. No one on my street feeds them; which is why they are not really an issue. However, in other parts of the community people do feed them. If you absolutely hate cats, this is not the community for you. I hope everyone reading this finds this review helpful.

My husband and I moved here two months ago from Memphis. The park is great. Lovely neighbors, good lot feed, and incredible location. It feels like a small town but a 15 minute drive in any direction takes you to something to do. Love the proximity to the beaches, close enough that you can go every day if you want. Some of the places are in better condition than others, but I've noticed in just the past two months a lot of upgrades being done. I see management out every day touring the park, and like I said since we got here they've been working on increasing overall curb appeal with fresh flower beds and decorations. The management has been amazing and helped us with our cross country move. When my mother in law fell ill right after we moved here, they called several times to see how she was doing. Every question we've had they've answered quickly and clearly. I was a little worried about losing my privacy, but I shouldn't have been. It's surprisingly nice and quiet, especially considering how many families with young children there are! I'm also impressed at the amount of multiple generations living here. Several older parents in one home and at least one child living nearby. Everyone is very respectful of other peoples property lines and privacy. But if you need a hand with anything, like learning how to tend to your garden, multiple people will jump to help you learn! I love this little community. Great people all around.
