Introduction / Overview
For many Massachusetts residents, finding an affordable and conveniently located housing solution in the competitive Central Massachusetts real estate market is a significant challenge. Post Rd Mobile Home Park in Marlborough offers an alternative housing option, catering to individuals and families seeking a community-oriented lifestyle with relative affordability. Located directly on the historic Boston Post Road, this park has a long history, founded in 1955, and has evolved to serve the modern needs of its residents.
Manufactured housing communities, often referred to as mobile home parks, provide a unique tenancy arrangement where residents typically own their home structure but rent the underlying land, known as a lot or pad. This model can offer a path to homeownership at a fraction of the cost of a traditional single-family home in the region. Post Rd Mobile Home Park facilitates both the sale of manufactured homes and lot rentals for owner-occupiers, and in some cases, also offers long-term mobile home rentals. The park’s location is a key benefit, placing residents close to major commercial hubs and transportation arteries in the highly desirable Marlborough area.
It is important for prospective residents to conduct thorough due diligence, including examining the terms of any lease or rental agreement, reviewing community rules, and seeking input from current residents. Recent public reviews have raised concerns regarding maintenance of the property and responsiveness of new management to necessary repairs, specifically citing issues with porch maintenance and heating systems. Massachusetts law includes specific protections for mobile home park tenants, particularly regarding maintenance of common areas, utility hookups, and heating. The commitment of park management to adhere to these regulations is a critical factor in a resident's quality of life, and prospective renters should ensure all necessary disclosures are met and maintenance standards are clearly understood before committing.
Location and Accessibility
The Post Rd Mobile Home Park is strategically located at 181 Boston Post Rd E in Marlborough, MA 01752, positioning it as a highly accessible residential community for local users throughout Central Massachusetts.

Conclusion: Why this place is suitable for locals
Post Rd Mobile Home Park represents a suitable housing solution for Massachusetts locals primarily due to its combination of relative affordability and outstanding geographic convenience. In a state where housing costs frequently outpace national averages, the manufactured home model offers a necessary economic relief valve, particularly for first-time buyers or retirees seeking to downsize and reduce monthly expenses.
Its location in Marlborough, a thriving economic center in Central Massachusetts, is arguably the park's greatest asset. Being situated on Route 20 provides direct, quick access to I-495 and the Mass Pike, making the daily commute manageable for those working in the Greater Boston or Worcester areas. This central position minimizes the typical trade-off between affordability and location that many Massachusetts residents face.
However, local users should always approach this type of housing with awareness of their rights as outlined by the Massachusetts Attorney General's Office. State law provides strong protections regarding maintenance responsibilities, proper notice for rent increases, and the right to a five-year lease. By researching and understanding these protections, residents in the Marlborough area can maximize the benefits of the mobile home park structure—gaining homeownership or affordable rental living in a prime location—while ensuring their right to a safe and properly maintained home is respected. For the Massachusetts local seeking an economic entry point into homeownership with high connectivity to regional resources, Post Rd Mobile Home Park remains a viable and advantageous option.

This place has really gone down hill since new owner has come in. No maintenance to the property all spring n summer long. My Front porch is rotting and falling apart. Was told it would be repaired last Saturday at 10AM, no one even showed up or called to reschedule. My furnace was giving off a odd chemical smell . Was reported to new owner on Monday morning it is now Wednesday and still nothing has been done to fix the situation. There are strict laws in Massachusetts regarding tenants heat and the new pwner has shown little care to these laws.
