Introduction / Overview
In the often high-priced housing landscape of Massachusetts, finding a truly affordable entry point to homeownership is a significant challenge for many local residents. Briarwood Mobile Home Park, situated in the town of Shirley, MA, has long offered one such alternative: the opportunity to own a manufactured home and lease the land in a Central Massachusetts setting. This model is particularly appealing to those looking to keep housing costs manageable while remaining close to the amenities and job markets of the Greater Boston and Worcester areas.
Briarwood Mobile Home Park is located in a quiet, country environment, which is characteristic of the Shirley area. The town itself is known for its rural charm, conservation lands, and a trail network that provides residents with access to hiking, biking, and a variety of outdoor activities. For Massachusetts locals considering a move, manufactured home communities like Briarwood represent a way to secure a physical asset (the home) at a lower initial cost than a traditional stick-built house.
Important Local User Notice: Based on public feedback from past tenants, prospective residents—especially those looking to rent or purchase older homes—should exercise thorough due diligence before committing to a lease or sale. Reviews from local users indicate significant concerns regarding the park's management responsiveness to maintenance issues, particularly those related to pest control and internal repairs. While the park is noted for tearing down older trailers and replacing them with brand new manufactured homes, which generally ensures a quality living space for new buyers, the history of management interaction and maintenance response is a key factor that local users must investigate and consider carefully, ensuring they fully understand the responsibilities outlined in the lease agreement, particularly concerning home maintenance and pest issues.

Briarwood Mobile Home Park in Shirley, MA, is suitable for Massachusetts locals who prioritize extreme housing affordability and excellent commuter rail access to Greater Boston. Given the median home sale price in Shirley is significantly high, this community offers a vital, cost-effective alternative to achieve homeownership in a desirable, quiet Central Massachusetts town. For residents on a fixed or modest income, the manufactured home model provides the stability of owning their residence without the crushing debt of land purchase. Furthermore, the location's direct access to the MBTA Commuter Rail is a massive benefit, allowing for seamless travel to the Boston metro area for employment while living in a country setting. However, suitability for a local buyer or renter hinges entirely on their tolerance for and willingness to manage the issues highlighted in public reviews. The potential for a new, affordable home in a good location, within the Ayer Shirley Regional School District, makes it an attractive proposition, provided the prospective resident is prepared to take primary responsibility for all aspects of their home maintenance, including any pest or repair issues, as per the reported management policy. By entering with a full awareness of the community's maintenance history, a Massachusetts local can secure a financially stable home base in a town with a high quality of life.

Manager of park (Sherry) is not a kind person. Rat burrowed inside trailor & tenet was told "read your lease. Page 10", (was pretty quick with the page #) this must not be first problem. It's your responsibility. You live in a single family home. It's a TRAILOR PARK -not a single family home. So... The tenant gets BIT by the rat. Called again to management. No concern what so ever. Hung up 3x's during conversation (or her snarling). After calling the trustee Atty Peter Knox, I was asking for owners information. Sherry said she has no boss, she the boss. Peter Knox says he manages park & is a trustee. Owners want to remain anonymous. Don't rent here. It's affordable, but at what cost. Also, the people you have to deal with are plan rude and ignorant. FYI Tenant gone. They tore down the trailer (aka single family home). They put in brand new trailer. I guess the rat infested trailer could not be rented. Nice group of people. Stay away.
Jul 12, 2023 · S GThe management is irresponsible for anything that I have complained to them about like major bees/hornets nests. There are spiders all over thein inside of trailer. There also are very aware of the RAT problem. I'm still waiting for a maintenance visit for months. I am disabled and my mother is a senior citizen this is not a place you want to live regardless. Manager(Stefanie) is the most disrespectful person I've ever spoken with. They are tearing down old trailers to rent and sell. All I have to say is renter/buyers BEWARE!!!!!!!
