Razorback Mobile Park About

For individuals and families in Arkansas considering mobile home living in the vibrant city of Fayetteville, Razorback Mobile Park is a name that may come up in your housing search. Like any residential community, understanding what it offers – and what potential challenges exist – is crucial for making an informed decision. This overview aims to present a factual picture of Razorback Mobile Park based on available public information, helping prospective residents navigate their housing choices in Fayetteville.

Mobile home parks often represent an accessible entry point into homeownership or a more affordable rental option compared to traditional apartments or houses. Razorback Mobile Park, located in a bustling area of Fayetteville, positions itself as a residential community. However, public reviews indicate a spectrum of experiences among its tenants, highlighting both the practical aspects of mobile home living and specific challenges that residents have encountered. It's important for those considering this park to weigh these factors carefully.

The information available suggests that Razorback Mobile Park operates under management that has faced scrutiny regarding park maintenance, rule changes, and responsiveness. While the concept of mobile home living offers flexibility and community, understanding the day-to-day realities, including potential issues with noise, pet policies, and security, is essential. For Arkansans exploring housing options in Fayetteville, a thorough investigation and direct communication with management are recommended to fully grasp the living environment at Razorback Mobile Park.

Location and Accessibility

Razorback Mobile Park is located at 55 E 15th St #12, Fayetteville, AR 72701, USA. This address places it squarely in Fayetteville, Arkansas, a dynamic and growing city known for being home to the University of Arkansas. East 15th Street is a significant thoroughfare, suggesting that the park is situated in an urban or suburban area with relatively easy access to city amenities.

Fayetteville is a major hub in Northwest Arkansas, offering extensive services, including diverse employment opportunities, a wide range of retail stores, various dining establishments, and comprehensive healthcare facilities. The park's location on E 15th Street likely provides residents with convenient access to these city resources. Its proximity to a main road also means good connectivity to public transportation routes, if available in the immediate vicinity, and straightforward access for personal vehicles.

However, the urban location also brings certain characteristics, as noted in reviews. Being on a main thoroughfare can mean "a lot of traffic" and the sound of "Emergency vehicles wail through at all hours of the night." This is a common trade-off for accessibility in a bustling city like Fayetteville. Additionally, the location means being part of a more densely populated area, which might impact the perceived sense of privacy or quietness compared to a more rural mobile home park. Despite these considerations, its central Fayetteville location offers practical advantages for residents seeking access to the city's offerings.

Services Offered

Based on the typical operations of a mobile home park and insights gleaned from reviews, Razorback Mobile Park primarily offers lot rentals for mobile homes. Residents typically own their mobile homes and lease the land they occupy within the park. While specific details on included utilities or on-site amenities are not extensively detailed in the provided reviews, general services often found in such communities would include:

  • Lot Rentals: Providing designated spaces for mobile homes, where tenants pay a recurring lot fee (rent).
  • Utility Hookups: While not explicitly detailed as included, standard mobile home lots come with connections for utilities such as water, sewer, and electricity. Residents are typically responsible for their own utility bills, though some parks might include water/sewer in the lot fee. (Reviews mention tenants paying rent, implying utility bills are separate or partially separate.)
  • Park Maintenance (Limited): Reviews indicate that park maintenance, specifically regarding falling tree limbs, has been a concern, described as a "joke." This suggests that while some level of maintenance for common areas may be attempted, its effectiveness is debatable according to tenant experiences.
  • Management Presence: There is a management entity responsible for the park, collecting rent and ostensibly addressing park rules and tenant issues. However, reviews suggest that "Management is difficult to reach when issues in the park need addressed and Johnny on the spot come rent collection time."
  • Tenant Rules and Leases: The park operates with tenant rules and lease agreements, which reportedly undergo "constantly making changes." This implies a set of guidelines for residents, though the consistency of their application or communication is a point of contention in reviews.

It's important for prospective tenants to thoroughly review any lease agreements, understand what utilities are included (if any), and clarify park rules and maintenance responsibilities directly with management.

Features / Highlights

Based on the provided customer reviews, the "features" and "highlights" of Razorback Mobile Park are primarily described from a critical perspective, focusing on areas of concern rather than positive attributes. It's important to present these as reported by tenants to provide a factual overview.

  • Urban Location Accessibility: Situated on E 15th St, the park offers convenient access to Fayetteville city amenities, services, and traffic routes. This can be a highlight for those prioritizing urban convenience.
  • Traffic and Noise: A significant feature is the presence of "a lot of traffic" and "Emergency vehicles wail through at all hours of the night," indicating a potentially noisy environment due to its urban setting.
  • Falling Tree Limbs: A recurring issue highlighted is that "The trees drop limbs persistently," suggesting a maintenance concern related to arboreal hazards.
  • Challenges with Park Maintenance: Reviews describe "Park maintenance is a joke," indicating that general upkeep of the grounds may not meet resident expectations.
  • Management Responsiveness Concerns: Tenants report that "Management is difficult to reach when issues in the park need addressed," but are "Johnny on the spot come rent collection time," suggesting a lack of proactive or timely issue resolution.
  • Frequent Rule and Rate Changes: A noted feature is that "Management is constantly making changes to rental rates, park/tenant rules," which can create instability for residents.
  • Neighbor Behavior Concerns: Reviews mention "Neighbors are rude and inconsiderate" and "obnoxious music very loudly late at night" from specific tenants (e.g., lot 4), pointing to issues with community harmony and noise control.
  • Pet Policy Adherence Issues: Concerns are raised about "certain tenants have large dogs that are over the weight limit for the lease," suggesting inconsistent enforcement of pet policies.
  • Security and Transients: A review highlights that "transients will take things left unattended," raising concerns about security within the park.

Given these points, prospective residents should consider these reported features carefully and directly inquire about management's plans to address them.

Promotions or Special Offers

Based on the provided customer reviews, there is no publicly available information about promotions, special offers, or specific rental incentives at Razorback Mobile Park. Mobile home parks typically operate on a long-term rental model for lots, and while some may offer concessions for new tenants, waived fees, or special move-in rates, these are not mentioned in the given data.

The reviews primarily focus on operational and management issues (e.g., "constantly making changes to rental rates"), rather than detailing any beneficial offers for residents. The absence of such information means that prospective tenants should not anticipate any specific promotions.

For the most accurate and up-to-date information regarding lot rental rates, any potential move-in specials, lease terms, or included services, interested individuals would need to contact Razorback Mobile Park management directly. It is advisable to clarify all financial aspects and terms of tenancy before committing to a lease agreement, as the reviews suggest that rental rates and rules can be subject to change.

When making contact, it is highly recommended to prepare a list of specific questions regarding lot fees, what utilities are included, pet policies, maintenance schedules, current park rules, and procedures for addressing tenant concerns. A direct conversation can help clarify expectations and provide a more comprehensive understanding of the living environment before committing to a lease.

Conclusion: Why This Place is Suitable for Locals

For Arkansas residents, particularly those in the Fayetteville area, evaluating Razorback Mobile Park's suitability requires a nuanced understanding of its offerings based on available public information. While mobile home parks can provide an accessible housing solution, the reviews for Razorback Mobile Park highlight specific aspects that locals should carefully consider.

The primary suitability lies in its geographical location within Fayetteville. Being on E 15th Street, residents have relatively easy access to the city's extensive amenities, including shopping, dining, employment opportunities, and the University of Arkansas. For those who prioritize urban convenience and connectivity, this location can be a draw, potentially offering a more affordable entry point into the Fayetteville housing market compared to traditional apartments or single-family homes.

However, the provided reviews also paint a picture of significant challenges that impact suitability. Concerns about "Park maintenance," "difficult to reach" management, "constantly making changes to rental rates, park/tenant rules," and issues with "rude and inconsiderate" neighbors suggest a living environment that may not align with everyone's expectations for a peaceful and well-managed community. The reported noise from "a lot of traffic" and emergency vehicles, along with security concerns regarding "transients," are also important factors for locals weighing their options.

In essence, Razorback Mobile Park might be considered suitable for locals who:

  • Prioritize an affordable housing option in a central Fayetteville location.
  • Are prepared for an urban environment with associated noise and traffic.
  • Are willing to be proactive in communicating with management about issues.
  • Understand that maintenance and community rule enforcement may not always meet high standards.
For those seeking a quiet, highly managed, or amenity-rich mobile home park experience, further investigation and consideration of alternatives would be advisable. Locals should conduct thorough due diligence, ideally by visiting the park and speaking with current tenants if possible, to ensure it aligns with their specific housing needs and preferences.

This is not a good place to live. Park maintenance is a joke. Management is constantly making changes to rental rates, park/tenant rules. Neighbors are rude and inconsiderate. Green Acres MHP is owned by the same company and it's ran ridiculously also.

I would recommend avoiding this place for any length of time if at all possible. The trees drop limbs persistently. The tenant in lot 4 plays obnoxious music very loudly late at night. There's a lot of traffic and certain tenants have large dogs that are over the weight limit for the lease. Emergency vehicles wail through at all hours of the night and transients will take things left unattended. Management is difficult to reach when issues in the park need addressed and Johnny on the spot come rent collection time
