This article will provide a detailed overview of Rehoboth Shores, highlighting its desirable location, comprehensive services, and appealing features, helping you decide if this vibrant community is the perfect fit for your lifestyle.
Mobile home parks, or manufactured home communities as they are increasingly known, have evolved significantly. Today, they represent a modern, often more affordable housing solution compared to traditional stick-built homes, without compromising on comfort or amenities. Rehoboth Shores exemplifies this evolution, providing a welcoming environment for individuals and families seeking a relaxed coastal lifestyle in a well-maintained setting.
One of the key advantages of choosing a manufactured home in a land-lease community like Rehoboth Shores is the often more accessible path to homeownership. By purchasing the home and leasing the land, residents can avoid the hefty upfront costs associated with land acquisition, making homeownership a reality for a wider range of people. Additionally, these communities often foster a strong sense of belonging, with shared amenities and planned activities that encourage neighbors to connect and build lasting relationships.
Rehoboth Shores boasts an enviable address at 26335 Goosepond Rd., Millsboro, DE 19966, USA. This prime location places residents within easy reach of some of Delaware's most beloved coastal attractions, while still offering a sense of peaceful seclusion away from the constant hustle and bustle of major thoroughfares. For those familiar with the area, it's situated near Long Neck Road, a well-known artery that connects residents to various points of interest.
The community's proximity to Rehoboth Beach is a major draw, with the vibrant beach town typically just a 12-15 minute drive away. This means that sunny days on the boardwalk, tax-free shopping at the Tanger Outlets, and a diverse culinary scene are all conveniently close by. Beyond Rehoboth Beach, residents can also access local stores in Millsboro for everyday necessities, offering a balance between tourist attractions and practical living.
For those who enjoy outdoor activities, the location is particularly appealing. Rehoboth Shores is positioned on Rehoboth Bay and near the Indian River, making it an ideal spot for boating, crabbing, and fishing enthusiasts. Furthermore, the area is rich with natural beauty, including nearby state parks like Cape Henlopen and Delaware Seashore State Park, offering opportunities for hiking, swimming, and exploring the diverse coastal ecosystems.
While generally convenient, it's worth noting that past residents have mentioned that winter weather, particularly snow, can sometimes pose a challenge with community road clearing. However, a strong sense of community often prevails, with neighbors banding together to assist each other, and local services working to maintain accessibility.

Customer Reviews
Visited a friend in the development and apon leaving my truck slid on ice and buried in the community ditch. Every time I Visit this community, they never do anything to clear the roads from snow, they do not salt, and they had told me that my truck getting stuck was not their problem. But the front office was clear, salted and non icy. This is absolutely ridiculous, for anyone living here. And not to mention I was being yelled at my residents driving by when I was getting towed out of the ditch. The people who run this park is a joke and do not know how to operate this community for residents safety and respect.
I lived there and I loved it! Super convenient, but also away from the ruckus of the main road. Rehoboth was 12-15 minutes away, but I could go to local stores if I did not feel like driving that far. It is a gorgeous neighborhood with respectful staff! The staff was always very nice and security patrolled like clock work to make sure the neighborhood was safe. I especially enjoyed the cute little private beach in the back of the community. After a long day of work in the summer I took a dip here and there. With the units, I would say look for an all electric setting so that you do not incur the high gas costs. I also had FIOS, so I was satisfied especially with the fact that other places I've lived did not offer fits at all! The only drawback for me was winter. The snow was a beast. The community is somewhat off of the main road and we did not always get proper plowing in the community. However, many of us banded together to help each other out and we did have local trucks come through so that we were not completely stuck. I would definitely rent again if I were to move back to DE.
Just looks like a mess. I think it maybe a lower income. area?
4 years leaving here and I have to say that is very nice and secure place... Good security, they drive around to the park many times durant the day.. They have a gate and cameras on the entrance . I never had any problems with my neighbors... Everyone take care their own business.. I rent the trailer from Rehoboth Shores and They do a inspection every three months and it's nice because makes everybody keep your own house nice and clean inside and outside... Lately the trash pick up is being late but I think is because of the end of the season..
I like it there, my neighbor are good people and everyone minds there own.. it can be a little hard with all the rent and extra fees, but I’m glad we are still there and we were told we have one of the cleanest places there which goes a long way... they aren’t out of available spots regularly for a reason
