Rose Lake Estates About
For many individuals and couples in Florida, particularly those seeking a vibrant yet affordable lifestyle during their golden years, mobile home parks present a popular housing solution. Rose Lake Estates, nestled in Tampa, Florida, has historically offered an accessible 55+ community for both year-round residents and "snowbirds." However, recent times have brought significant changes to the park, impacting the experiences of its long-term residents. Understanding these changes, based on available public information, is crucial for anyone considering making Rose Lake Estates their home.
The landscape of mobile home communities can be dynamic, often influenced by ownership changes and broader economic trends. Rose Lake Estates has recently transitioned through multiple corporate buyouts, moving from previous ownership to Bedrock LLC, and most recently, as of March 2025, to Inspire Communities. These transitions, while sometimes promising improvements, have also been accompanied by challenges, particularly concerning rent increases and resident relations. For Floridians researching housing options, staying informed about these realities is essential to make a decision that aligns with their financial and living expectations.
Despite the complexities, Rose Lake Estates continues to operate, and for some, it may still present a viable option, especially given its location and advertised amenities. This article aims to provide a factual overview, drawing from recent resident feedback to offer a comprehensive picture of what it's like to live at Rose Lake Estates today.
Rose Lake Estates is ideally situated at 201 Sun Terrace, Tampa, FL 33613, USA. This North Tampa location offers residents a blend of suburban peace with convenient access to the urban amenities of one of Florida's largest cities. Being in the 33613 zip code means residents are well-positioned to enjoy various local conveniences and attractions.
The park's proximity to major roads, including N Nebraska Ave and Fletcher Ave, ensures excellent accessibility to the wider Tampa Bay area. This makes commuting for work, accessing healthcare facilities, or reaching shopping centers and entertainment venues relatively straightforward. Residents will find a variety of grocery stores, pharmacies, banks, and other essential services within a short driving distance, simplifying daily errands. Public transportation options are likely available nearby, connecting residents to Tampa's bus network, which can be a valuable asset for those who prefer not to drive or need alternative transport.
Beyond daily necessities, the North Tampa area offers numerous recreational and cultural opportunities. Popular attractions like Busch Gardens Tampa Bay, the University of South Florida, and various parks are typically within a reasonable drive, providing ample opportunities for leisure, education, and social activities. While not directly on the coast, Tampa's beautiful Gulf beaches are accessible for a day trip, offering Florida's quintessential sunshine and sand experience. The strategic location of Rose Lake Estates allows residents to experience the dynamic life of Tampa while residing in a community designed for 55+ living.
Based on the information available, particularly from the current owner, Inspire Communities, and corroborated by some resident feedback, Rose Lake Estates offers the following services and amenities characteristic of a 55+ mobile home community:
- Lot Rentals: The park primarily provides leased land for residents who own their mobile homes. Historically, low lot rent was a key feature, though this has changed, as detailed in resident reviews. The official website indicates a "low lot rent of 605 a month" as of some past data.
- Community Management: As of March 2025, Inspire Communities manages the park. Their stated mission is to "create clean, safe, and engaging communities, where people are happy to live and proud to call home." However, resident reviews indicate significant challenges and dissatisfaction with management practices, particularly concerning rent increases and resident support during difficult times.
- Basic Amenities: According to Inspire Communities' website, Rose Lake Estates offers amenities designed for an active 55+ lifestyle, including:
- Swimming Pool: A common feature for leisure and exercise in Florida.
- Clubhouse: A central hub for social activities and gatherings.
- Billiards: An indoor recreational option.
- Horseshoe Pit & Shuffleboard: Outdoor recreational activities.
- Laundry Facilities: Convenient on-site services for residents.
- Community Activities: The official site also mentions "a variety of social activities throughout the year" aimed at fostering engagement among residents.
- Utility Connections: Standard for mobile home parks, the lots would include hookups for essential utilities such as water, sewer, and electricity.
It is important for prospective residents to reconcile the advertised services with the experiences shared in negative reviews, particularly regarding rent negotiations and support during emergencies.
Rose Lake Estates has a mix of established features and recent developments that highlight its current status:
- 55+ Active Adult Community: This is a defining feature, catering specifically to seniors and retirees seeking a community with peers. This often implies a quieter atmosphere and amenities tailored to an active adult lifestyle.
- On-Site Amenities: The presence of a swimming pool, clubhouse, billiards, horseshoe pit, and shuffleboard provides residents with recreational and social opportunities without having to leave the park. These amenities are designed to promote an engaging lifestyle.
- Convenient Tampa Location: Situated in North Tampa, the park offers excellent access to shopping, dining, healthcare, and entertainment, as well as proximity to major transportation routes.
- New Ownership by Inspire Communities: As of early 2025, Inspire Communities has taken over. Their stated mission focuses on creating "clean, safe, and engaging communities." While recent resident experiences have been challenging, new ownership theoretically brings new opportunities for improvement and investment.
However, it is crucial to also highlight the significant concerns reported by residents, which unfortunately overshadow some of the positive aspects:
- Frequent and Significant Rent Increases: Multiple reviews detail three rent increases within a year, with promises of more, causing financial strain and making it difficult for residents to keep up with the cost of living. This is a major concern for affordability.
- Allegations of Betrayal and Unethical Practices: Residents feel "betrayed" by the management, particularly regarding previous agreements and support (e.g., during the pandemic). One particularly distressing review details an alleged illegal eviction, fraudulent collection practices, and a lack of compassion from management following a natural disaster and severe health issues.
- Impact of Natural Disasters: The park was significantly affected by Hurricane Milton, leading to drainage issues and extensive flooding in homes. The reported lack of adequate support from management during and after this crisis is a major negative highlight.
- Inconsistent Management Heart/Empathy: A resident explicitly states that the current owners (Inspire Communities) have "even less heart" than the previous ones (Bedrock LLC), indicating a perceived lack of empathy and willingness to negotiate with struggling residents.
Based on the provided information and recent resident feedback, there are no specific promotions or special offers publicly advertised for Rose Lake Estates that would typically attract new residents. The current resident sentiment is largely focused on significant rent increases and challenges with management, rather than incentives for new tenants.
While Inspire Communities, as the current owner, generally promotes "affordable homes" and a "better way of life" across its portfolio, the specific experiences at Rose Lake Estates, as described by residents, suggest that any general promotional claims might need to be viewed with caution. Prospective residents are strongly advised to directly contact the park management for any information on current lot availability or pricing structures. However, it is paramount to engage with park management with a full awareness of the detailed resident complaints regarding rent hikes and tenant relations.
For inquiries about Rose Lake Estates, including lot availability and community information, you can use the following contact details:
Address: 201 Sun Terrace, Tampa, FL 33613, USA
Phone: (813) 592-1118

It is highly recommended that any interested party contact the park directly to confirm current lot rent, discuss terms, and inquire about the specific rules and regulations of the community. Given the serious concerns raised in resident reviews, it would also be prudent to seek additional information from independent sources, such as Florida tenant rights organizations or local housing authorities, to understand your rights and the park's obligations before committing to a lease.
For locals in the Florida region, particularly those in the Tampa area, Rose Lake Estates presents a complex picture of suitability. Historically, as a 55+ mobile home community with various amenities, it could offer an appealing lifestyle for seniors seeking an active and community-oriented environment. Its location in North Tampa provides excellent accessibility to urban conveniences, healthcare, shopping, and entertainment, which are significant advantages for retired individuals.
However, the overwhelming and severe negative feedback from recent residents cannot be overlooked when considering its suitability. The reports of frequent and substantial rent increases under new corporate ownership (first Bedrock LLC, now Inspire Communities) are a major red flag for affordability and financial stability. For Floridians on fixed incomes or those seeking predictable living costs, these rapid and unannounced increases create immense stress and can quickly make the community unsustainable.
Furthermore, the deeply troubling accounts of alleged unethical behavior, including illegal eviction practices, fraudulent debt collection, and a perceived lack of compassion from management, are profoundly concerning. The personal devastation described by a long-term resident, involving loss of home and possessions after a natural disaster (Hurricane Milton) and subsequent alleged mistreatment by management, indicates a severe breakdown in resident trust and support. While "Inspire Communities" aims to create "clean, safe, and engaging communities," the lived experiences shared by current and former residents at Rose Lake Estates contradict this mission significantly.
Therefore, while the park theoretically offers amenities for a 55+ lifestyle and a convenient location, its current suitability for locals is severely compromised by the reported financial instability due to escalating rent and the highly problematic management practices. For any local Floridian considering Rose Lake Estates, an extremely high degree of caution is advised. It is critical to conduct thorough due diligence, including legal consultation regarding tenant rights in mobile home parks in Florida, and to fully comprehend all terms and conditions before making any commitments. Unless these severe issues are demonstrably resolved and new, positive resident experiences become the norm, Rose Lake Estates, despite its inherent potential, carries significant risks for those seeking a stable and respectful living environment.
Customer Reviews
Another corporate buyout with more corporate promises broken . They have raised our rent 3 times this year and promised to raise it again . Nice to know our rent goes up before my payday can keep up with it . But what can you do when they hang your head over a barrel . We are not happy residents here as we scramble to keep up with this new cost of living ! My advice, don't rent here , don't even apply here . This place deserves to die out due to the way they betrayed those of us who lived here before bedrock llc took over . Update 3/2025, Bedrock sold out to inspire communities, and have even less heart (if you can call it that )than the previous owners ! I lived here for 9 years up until Hurricane miltons winds caused debris to dam up the drainage system leaving about half of us sitting in water for 24 hours . Needless to say , coming home to this was devastating. But lets add insult to injury.the week before milton i was being released from the hospital with serious lung problems to go home and prepare for hurricane helene. So during this time i lost work, whatever i had was used to survive. Then im approached by park management demanding 2 months rent, mind you im only 3 weeks overdue. To which i tried to negotiate reminding them of my recent stay in the hospital topped off with natural disaster, sitting amongst the ruins of my house which i lost everything .i mentioned how they worked with me during the pandemic. This is when i realised what she was doing. "Yeah the ability to negotiate the rent ended yesterday" she says, so this was the loophole she needed to exploit me out of my home. I shared this with my mother. Im destitute ,in poor health ,wasnt able to work for weeks so what are my options ? 1. pay 2 months rent , 2. Sign the title over to them to satisfy the overdue 3. Eviction . 3 was not an option as it would affect my mother , so i vacated as quickly as i could in my condition ,when i got all that i could and still left behind so much, i went to the office and signed the ownership over to them . I asked is this all ? Its done , im free ?this takes care of everything? She says yes this takes care of everything im now current and free to go . But she lied , i left there homeless , i am still struggling with homelessness 5 months later , then she had the nerve to send me into collections for 2 months rent ! Isnt that why i gave you my house ? She said i was clear that satisfied my debt then turns around and stabs me again . But since i was "unhomed" i was hard to reach so they went after my 84 year old mother and they frieghtened her so much she paid them ! So if you want to know what kind of company you're renting from just be aware of this place because what they say and what they do is solely for themselves, and she will try anything to trip you up to take your home , i dont know how they sleep at night knowing full well the good people they have no problem putting on the street . I really do hope hell has a very special place for them too
Things at Rose Lake were rough for a while, but the current management is definitely turning it around. Everything takes time, but they are well on the way to becoming one of the better parks in the area.
Has become a very sad place to live due to new management. Treated very rudely by manager who bullies residents. Lots of people now selling. I did enjoy living here for 19 years until change in management. There have been 4 maintenance men in last 6 or 7 months and they only last one week. The last one lasted 4 days and just left. He was nice and friendly but took off unfortunately. Time to move on before it gets worse.
Clean community. Very nice people.
Cute quirky 55+ park. A delightful variety of front yard decor: ceramic ducks, pinwheels, fairy lights, tiny flags, gnomes. Drive slow and carefully coming in, that gutter on the side of Florida will try to eat your exhaust. Not the park's fault, though, that's all city.
