Halliday Village Mobile Home, located in the vibrant city of Tampa, Florida, is a community that represents a segment of the housing market in the region. For Floridians exploring various living options, mobile home parks can offer a distinct alternative to traditional stick-built homes, often at a different price point. This particular community is situated in a well-established area of Tampa, positioning residents with access to many urban conveniences.
It's important for prospective residents to conduct thorough due diligence when considering any housing community, and Halliday Village Mobile Home is no exception. While some mobile home parks are known for fostering close-knit communities and offering a relaxed lifestyle, individual experiences can vary significantly. Public feedback provides a range of perspectives, with some expressing concerns about property management and tenant relations. For instance, reviews indicate serious issues raised by past residents regarding property maintenance, specifically concerning tree management, and disputes over rent payment and property access, including service animals. One past resident stated, "They are slum lords. Faked an eviction notice and told the court I wasn't paying rent even tho we have evidence of us trying to pay and them denying." Another mentioned, "They also denied my service animal. And they will illegally charge you for things that should be included in rent." These concerns highlight the critical importance of clear communication, understanding lease agreements, and verifying all terms before committing to residency.

Based on general information about mobile home communities in desirable Florida locations, and some broader descriptions of similar Tampa-area mobile home parks, Halliday Village Mobile Home likely offers a foundational set of services designed to support residents. However, it's crucial to note that specific details directly attributable to Halliday Village Mobile Home beyond contact information and reviews are limited, and some services are inferred from typical community offerings.
- Lot Rentals for Mobile Homes: The primary service would be the leasing of individual lots where residents can place their manufactured or mobile homes. This typically includes connections for utilities such as water, sewer, and electricity (though residents are responsible for their individual utility bills).
- On-Site Management: Mobile home parks typically have on-site management or a dedicated management company to oversee community operations, collect rent, and address resident inquiries. However, past reviews indicate significant concerns regarding the effectiveness and responsiveness of management in addressing maintenance issues and resident disputes.
- Utility Access: The park provides access points for essential utilities (water, sewer, electricity) to each lot. Residents are generally responsible for setting up and paying for these services directly with utility providers. Concerns from past residents about water being shut off without notice suggest potential issues with this service.
- Maintenance of Common Areas: Management is typically responsible for maintaining shared spaces within the park, such as roads, landscaping in common areas, and potentially amenities. However, review feedback regarding "never manage the trees in the park" suggests a significant lapse in this area.
- Community Regulations/Lease Agreements: The park operates under a set of rules and regulations, outlined in a lease agreement, which govern residency. Reviews highlight severe discrepancies between stated policies and resident experiences, particularly concerning "denied service animal" and "illegally charge you for things that should be included in rent."
- Pet Policy: Many mobile home parks are pet-friendly, though with specific rules regarding pet size, breed, and number. The denial of a service animal mentioned in a review raises significant concerns regarding the park's adherence to fair housing laws.
Prospective residents are strongly advised to thoroughly review all lease agreements, understand all rules and charges, and ideally speak with current residents to get a comprehensive understanding of the services and management practices at Halliday Village Mobile Home before making any commitments.
Based on the provided information, which includes customer reviews, and general understanding of similar mobile home parks in the Tampa area, the features and highlights of Halliday Village Mobile Home are viewed through a dual lens – what is typically offered by such communities and what has been explicitly mentioned (both positively and negatively) by past residents.
- Established Location: A key highlight is its address at 102 Halliday Park Dr, Tampa, FL 33612. This places the community in a well-established area of North Tampa, offering residents convenient access to major city amenities, shopping, dining, and employment opportunities.
- Proximity to Tampa Attractions: Residents are a short drive from significant Tampa attractions, including Busch Gardens, the Museum of Science & Industry (MOSI), Adventure Island, and the University of South Florida (USF). This offers numerous recreational and educational opportunities.
- Potential for Home Ownership: Mobile home parks like Halliday Village often provide an avenue for home ownership (of the manufactured home itself, while leasing the lot), which can be a more affordable entry point into the Tampa housing market compared to traditional single-family homes.
- Individual Lots: Each mobile home typically resides on its own leased lot, offering residents a sense of individual property and space, which can be a desirable feature compared to apartment living.
- Community Setting: Like many mobile home parks, Halliday Village aims to foster a community environment. While actual community cohesion can vary, the structure is designed to support a neighborhood feel.
However, it is imperative to address the significant concerns raised in the provided reviews, as these impact the perception of the community's features and highlights:
- Management Concerns: Reviews repeatedly highlight significant issues with park management, including allegations of being "slum lords," failing to manage "trees in the park," denying service animals, illegally charging for services, and shutting off water without notice. These reports severely undermine any potential positive features.
- Lack of Property Maintenance: The specific complaint about a tree falling on a resident's son's house due to neglected tree management is a critical safety and property concern, suggesting a major deficiency in park upkeep.
- Disputes Over Rights and Payments: Allegations of faked eviction notices, denial of rent payments, and attempts to restrict access to residents' homes (e.g., denying use of a bolt lock) point to severe issues with tenant rights and fair practices.
For any prospective resident, these serious concerns must be thoroughly investigated and verified independently before considering Halliday Village Mobile Home as a place to live.
Based on the provided information, which primarily consists of contact details and negative customer reviews, there are no publicly available or advertised "promotions" or "special offers" for Halliday Village Mobile Home.

Therefore, while the location and the concept of mobile home living might initially appeal to Floridians seeking convenience and potentially lower housing costs in Tampa, it is paramount for any local considering Halliday Village Mobile Home to conduct extensive due diligence. This includes reviewing lease agreements meticulously, clarifying all rules and fees in writing, and potentially speaking with current residents to gather firsthand, up-to-date perspectives on living conditions and management responsiveness. For a local seeking a truly stable and problem-free living situation, these highlighted concerns warrant careful investigation to determine if Halliday Village Mobile Home can meet their expectations and provide a genuinely suitable and secure home environment.
Customer Reviews
Slum lords collect rents and never manage the trees in the park as my son lost everything from a tree in this park falling on his house that is not even in this park. Shame on this parks management
So.DO NOT LIVE HERE!!!. They are slum lords. Faked an eviction notice and told the court I wasn’t paying rent even tho we have evidence of us trying to pay and them denying. They also denied my service animal. And they will illegally charge you for things that should be included in rent. They told us we couldn’t use the bolt lock that came with the freakin trailer bc they need access to our house at all times and they don’t have the key for that. Umm that sucks make a key but you won’t be going into my property without permission they also will shut your water off with no notice if they so please. 0 out of 5 stars this place sucks.
Denied me because of my registered emotional support animals even though BY LAW in the state of Florida, they can’t. I suffer from depression and anxiety and had my pets registered bc they help regulate my emotions but because i have no physical disability, it doesn’t count. They have been reported.
I live in the trailer park beside Holiday Village and the three trailers behind my house are disgusting trash leaves pine needles Lems telephone poles laying on the ground you have to see it it is the three worst yards I've ever seen
I Was denied because I didn't have rental history. So much for finding somewhere to start. It's definitely not somewhere I would want to be permanently. But to have a park full of immigrants and creeps and then deny young people trying to get out on their own because of rental history is ridiculous and unfair. And I have a child. I just wanted a place to start because everywhere else is expensive. I was denied because of rental history. At a trailer park. That's the most ridiculous excuse I've ever heard of.
