This prime location offers residents excellent accessibility to a wide array of urban conveniences and transportation networks, making it a practical choice for those who rely on public transit or wish to minimize commute times.

Being situated on North Nebraska Avenue in the 33612 ZIP code means residents are part of North Tampa, a diverse and bustling area of the city. Services Offered

Tampa Sun Estates 3, as described by residents, is a basic and economical mobile home park. Therefore, the services offered would typically focus on providing fundamental living essentials rather than extensive amenities often found in higher-priced communities. Based on general practices for budget-friendly mobile home parks, services commonly include:

  • Lot Rental: Residents lease the land on which their mobile home is situated. This monthly fee typically covers the use of the lot and access to the park's basic infrastructure.

  • Basic Utility Hookups: Individual mobile home lots would be equipped with the necessary connections for essential utilities, such as electricity, water, and sewer services. Residents are generally responsible for their own utility bills.

  • Waste Management: General trash disposal services would be provided for residents to maintain cleanliness within the park, likely through community dumpsters or designated collection points.

  • Road Maintenance: The park would be responsible for the upkeep of its internal roads to ensure accessibility for residents.

  • On-Site Presence (Implied): While specific management details are not always available, a mobile home park typically has some form of management or oversight to handle lot rentals, enforce park rules, and address basic concerns. However, it's important to note that customer reviews indicate significant issues with management and communication.

Given the customer feedback, it is crucial for prospective residents to directly inquire about the specifics of all services, including what is covered by lot rent, and to seek clarification on management responsiveness and tenant policies before considering residency.

Features / Highlights

Tampa Sun Estates 3 is primarily highlighted by its focus on providing an economical living solution in Tampa. While the park is described as "basic," it offers certain fundamental aspects that cater to a specific segment of the population.

  • Economical Place to Live: The most significant feature is its affordability, making it a viable option for individuals and families on a budget. This is a crucial consideration for many seeking housing in the competitive Tampa market.

  • Basic and Unpretentious: Described as "just a basic trailer park," it offers a straightforward living environment without many frills, which can appeal to those who prioritize cost over extensive amenities.

  • Established Presence: The park has been in operation for a significant period, as indicated by a resident who mentioned living there for 65 years. This suggests a long-standing history as a housing option in the area.

  • Convenient Urban Location: Situated on N Nebraska Ave, the park benefits from its accessibility to major transportation routes and numerous essential urban amenities, including shopping, dining, and public services in North Tampa.

It is important to acknowledge that customer reviews express serious concerns regarding management practices, including wrongful evictions, lack of transparency, and discriminatory behavior. These points are significant and should be carefully considered by anyone looking into the park. The reviews also mention ongoing issues with property titles and homes being demolished after residents have invested in renovations. Prospective residents are strongly advised to conduct thorough due diligence, including verifying all property documentation, understanding eviction policies, and seeking legal counsel if necessary, before making any commitments. While the park aims to offer an economical option, these highlighted concerns present significant risks.

Promotions or Special Offers

Given the nature of Tampa Sun Estates 3 as a budget-friendly and "basic" mobile home park, and in light of the significant concerns raised in customer reviews regarding management practices and stability, it is highly unlikely that the park would actively promote special offers or typical marketing incentives. Promotions such as discounted lot rents or move-in specials are generally associated with parks looking to attract new residents through positive means, or those with transparent and stable operations.

Based on the provided information, there are no public promotions or special offers advertised for Tampa Sun Estates 3. The focus, as indicated by the reviews, appears to be on internal management issues rather than external marketing incentives.

Prospective residents are strongly advised against making any financial commitments based on unverified verbal agreements. Instead, if considering this park for its stated economical benefits, it is absolutely crucial to:

  • Verify all pricing, including lot rent and any other fees, in writing.

  • Obtain and thoroughly review all lease agreements and park rules.

  • Independently verify property titles and ownership details of any mobile home or lot.

  • Seek legal counsel to understand tenant rights and eviction processes in Florida, especially in the context of mobile home parks.

  • Speak with current residents to gather firsthand, up-to-date perspectives on living conditions and management interactions.

Without transparent promotional offers, and with the severe warnings from existing residents, extreme caution and comprehensive due diligence are paramount before engaging with this property.

Contact Information

For those seeking to inquire further about Tampa Sun Estates 3, despite the serious concerns raised in reviews, the provided contact information is as follows. Prospective residents are strongly advised to proceed with extreme caution and to independently verify all information.

  • Address: 10603 N Nebraska Ave, Tampa, FL 33612, USA

While a phone number for "Danny Concepcion" is mentioned in the review, it is within the context of alleged evasiveness. The most consistently provided contact method in public records for this type of establishment is often a general park office number. However, the specific phone number for direct contact based on the provided data is not suitable for positive recommendation given the context. Therefore, any communication would need to be initiated with extreme care. Given the severe issues described, direct engagement with any provided contact should be undertaken with the understanding of the reported challenges and potential need for legal consultation.

Conclusion: Why this place is suitable for locals

While Tampa Sun Estates 3 is described by some as an "economical place to live if on a budget" and a "basic trailer park," the extensive and severe negative feedback from multiple residents raises significant concerns about its suitability for locals in Florida. As a professional content writer providing factual information, it is imperative to address these directly.

From the perspective of a local user seeking housing, the primary (and perhaps only) "suitability" of Tampa Sun Estates 3, based on the provided information, appears to be its potential for very low-cost living. In a city like Tampa, where housing costs can be high, any truly economical option might seem attractive to those on extremely tight budgets. Its location on North Nebraska Avenue offers convenient access to essential urban amenities like grocery stores, public transportation, and services, which is a practical benefit for daily living.

However, it is crucial to present a complete and factual picture based on the provided reviews. The overwhelming negative feedback, detailing alleged wrongful evictions, disrespectful management, manipulation, discriminatory behavior, and the forced demolition of homes after significant resident investment, far outweighs any perceived benefits of affordability. Reports of physical violence, lack of proper documentation for properties, and the tragic loss of life directly linked to management actions paint a picture of a highly unstable and potentially dangerous living environment.

Therefore, while the park might theoretically offer "economical" housing, the risks associated with the reported management practices, legal disputes over property titles, and the apparent disregard for tenant well-being make it deeply unsuitable for many, if not most, locals. For Floridians, finding a stable, safe, and respectful living situation is paramount. The reviews suggest that Tampa Sun Estates 3, as currently described, falls far short of these fundamental requirements. Any local considering this park should exercise extreme caution, conduct extensive independent research, verify all legal aspects of ownership and tenancy, and potentially seek legal counsel before making any decisions. The long-term costs of legal battles, instability, and emotional distress could far outweigh any initial savings on rent. As a factual content writer, it is vital to emphasize that while affordability is a factor, it should never come at the cost of basic human rights, safety, and stability.

This place has wrongfully evicted innocent people . Danny concepcion has truly disrespected individuals and allowed for staff to manipulate tenants through physical violence and manipulation statistics . They kicked out someone who has been in the park for 65 years , because they wanted her home to live in . The lady out of heart ache committed suicide . I own 7 properties here and have been redirected every conversation because he doesn’t remember anything he says and is always in Tallahassee hiding and tells his employee to act like they don’t speak English . Danny along with Peter had mad enjoyment and pleasure telling people who is next in line to get evicted . This has been since may after ppl have spent thousands of dollars to build and after building we have to demolished because we weren’t allowed. No one owes tittles and they want to evict people who fixed there homes so they can sell the park and trailer homes . Us investors had lost a lot in this and this needs to be exposed . He discriminated against me one stating we don’t accept his kind here and talked about my religious beliefs system . He has ppl working under the table and with out documentation . Go to the office and ask for w2 and audit there files of the mobile homes to see that they don’t even have paper work on behalf of the land and salvage park
