Been here for years, last owners were tough, but the new ones just raised lot rent 33% with 3 weeks notice to sign, about a month after owning the place. If I could give negative stars I would. The office manager loves that she can just blame the new company for anything she doesn’t want to do. They put in a gym, but it’s only open Mon- Fri 8-5, that’s Normal work house who in the world works out then. I know the only thing the manager lifts are tacos, she’s the worst! DO NOT MOVE HERE

Stayed here for 4 months and every month they raised the rent ($250). Not to mention they don't maintain the lot or landscape. They put this note on my door telling me I need to rake and bag the leaves around my RV. What exactly am I paying $1,100+ a month for? Speaking of rent. I signed my new lease agreement (rent increase) at the office to get a call a few days later (screenshot 2nd pic) telling me the lease I signed is no longer what they agreed on when they were the ones who composed it. I found out that not only did they increase the monthly rent by $250 but they also wanted an additional $1,000 deposit for a 12 month lease instead of the month to month lease I originally signed when I moved in. Furthermore they gave me 3 hours notice to vacate the property so now I'm on the side of the road with my RV trying to figure out where to go next! Royal Palms, you ROYALLY screwed me!

Tried to get propane from U-Haul on three different occasions. Every other place i went to were either out of propane, or had issues with the machine. Called this place, which is just down the road, and they were extremely courteous, friendly, and very reasonably priced to put propane in my motorhome.

I thought I'd warn people that if anyone is thinking about renting a lot at Royal palms mobile home park,they charge $1,400 per month for just a lot and even though the utilities are included they still require you to do your own yard maintenance,so for $1,400 a month you don't get much.

I want to warn anyone who is thinking about moving to this property. DO NOT MOVE HERE!!! We lived there for two years. They were never accommodating for any situation at all. My daughter would come visit from Oklahoma. They would not allow her to park at a resident. We had to park on the street outside the property. Her car got broken into. One night she left her car parked in front of our RV and it was towed. We had to pay to get it out. We had a neighbor there that offered to allow my daughter to park at her Driveway she only had one vehicle and was allowed to hand 2 the office would not allow her to do this. Anytime I tried to work with this property on anything I was always met with a brick wall. Anytime I put Decorations up outside, left a broom outside. I got a text message telling me I couldn’t have these items outside. I put up Mardi Gras Mardi Gras holiday lights and in March received a text message telling me to take down my Christmas lights. Which by the way I took down in December and they looked completely different!! we gave them a 30 day notice I talked to them multiple the move out process and what I needed to do. I received an invoice for October last week. I called the office immediately asking why we were being invoiced for October. I was told that as long as we were moved out and the lot was clean we would not be charged . We were completely moved out Saturday, September 28 and the property was cleaned; come Monday, October 1 we were charged for October over 1300.00 I called this morning and was told they have nothing to do with that. I had to go onto the resident portal and cancel my payment which I was NEVER Told to do. And I was told ‘we don’t take out any money. We have no idea who sets up automatic payments or not’ even though we got an email telling us we had to set up the resident portal and ACH payments. They were completely unhelpful to resolve this. I’ve contacted my husband who is an attorney to attempt to get our money back. I have filed a BBB complaint as well!! This place is not friendly in any way shape or form. We live there for over two years paid our rent on time every month and never given respect as a tenant good tenant!!
