Russell village Mobile Homes About
For many Georgians seeking affordable and community-oriented housing outside of the immediate hustle and bustle of Atlanta, manufactured home communities offer a unique and increasingly popular solution. These communities often combine the benefits of homeownership or flexible rental options with a structured, neighborhood environment. In Winder, Georgia, a charming city in Barrow County, one such community is Russell Village Mobile Homes.
This article is designed to provide a clear, engaging, and informative overview of Russell Village Mobile Homes, specifically for local Georgians who are considering their housing options in the Winder area. We understand that choosing a place to live is a significant decision, and a comprehensive understanding of a community's characteristics, including its strengths and any areas of concern, is vital. We will delve into its location, the services it aims to provide, its community features, and crucial insights from existing customer reviews, presenting a balanced perspective to help you make an informed choice.
Russell Village Mobile Homes is situated at 259 Scott Cir, Winder, GA 30680, USA. This address places the community in Winder, the county seat of Barrow County, Georgia. Winder offers a blend of small-town charm with convenient access to larger metropolitan areas like Athens and Gainesville, and is within a reasonable commute to parts of the Atlanta metro area.
The community's location on Scott Circle suggests a residential setting, likely away from the immediate traffic of major highways. However, Winder itself is well-connected by state routes like Highway 53, Highway 8, and Highway 11, which provide access to surrounding towns and cities. For residents, this means relatively easy access to local amenities such as grocery stores, retail shops, dining establishments, and healthcare facilities within Winder. Being in Winder also places residents close to Fort Yargo State Park, a significant recreational asset offering outdoor activities. The Barrow County Public Library and the county's health department are also nearby, enhancing the convenience for residents. While the area is described as "car-dependent" by some metrics, the proximity to essential services within Winder makes daily errands manageable.
Russell Village Mobile Homes aims to provide a variety of services typical of a manufactured home community, catering to a diverse resident base. These services are designed to facilitate comfortable living within the park:
- Diverse Living Arrangements: The community offers flexibility, including opportunities for purchasing used manufactured homes, lot rentals for existing manufactured homeowners, and rentals for those looking to experience the mobile home lifestyle. They offer various floor plans, including 3-bedroom, 2-bathroom homes (like the "Dogwood" model) and smaller 2-bedroom, 1-bathroom options (like the "Cypress").
- Pet-Friendly Environment: Russell Village Mobile Homes is a pet-friendly community, welcoming residents with their pets. This is a significant consideration for many individuals and families.
- Interactive Resident Events: The community emphasizes fostering a sense of belonging by holding "interactive resident events throughout the year," encouraging neighbors to meet and connect.
- On-Site Management/Support: While not explicitly detailed as a daily presence, the property is managed by Greenleaf Management, LLC, which states that residents have "direct access to your property manager and maintenance needs are addressed in three days or less." However, it's crucial to note that recent specific customer reviews contradict this, reporting significant issues with responsiveness, stating "Not one single time did anyone ever contact us about renting a trailer" despite multiple attempts to call. Another review also mentioned a challenge in getting an explanation from the manager regarding differing lot rents.
- Maintenance Needs Addressed (Claimed): Greenleaf Management advertises that "maintenance needs are addressed in three days or less." However, recent direct customer feedback suggests a severe lack of response, stating, "They never answer to any service request and never in the office. Never picks up the phone." This disparity is a key point for prospective residents to consider.
- Electronic Payment Acceptance: The community accepts electronic payments, offering a convenient way to manage rent.
- Youth Programs (Managed by Greenleaf): Greenleaf Management, the parent company, advertises "residents-first amenities" including "complimentary after-school and summer youth programs" and "back-to-school and holiday supply drives," suggesting a family-friendly approach.
Russell Village Mobile Homes presents several features and highlights that can make it an appealing choice for Georgians seeking a mobile home living experience, but it is important to consider all available feedback:
Positive Highlights and Community Features:
- Community Atmosphere: Reviews suggest a friendly and quiet environment. Visitors have noted that "neighbors were nice and friendly and pretty quiet." Long-term residents have described it as "peaceful" and an "excellent place for live no noises nice people excellent neighbors." There's a sentiment of it being a "good neighborhood, good people. Families and children playing."
- Affordable Living Opportunity: Mobile home communities typically offer a more accessible entry point into housing compared to traditional homes. The community offers options for both home purchase and lot rental, catering to different financial needs. Some older reviews mention "the rent is cheap."
- Pet-Friendly: Being a pet-friendly community is a significant advantage for many residents who wish to live with their animals.
- Variety of Home Options: The availability of used manufactured homes for purchase, lot rentals, and manufactured homes for lease provides flexibility for various housing needs. The community offers 2-bedroom and 3-bedroom floor plans.
- Proximity to Outdoor Recreation: Its location minutes from Fort Yargo State Park is a major highlight for outdoor enthusiasts, offering opportunities for hiking, fishing, camping, and other recreational activities.
- Convenient Local Access: The community is minutes from Downtown Winder, the local public library, and the county's health department, ensuring easy access to essential services and local attractions.
- Community Events: The stated commitment to "interactive resident events throughout the year" is a positive feature for fostering a stronger community bond.
Areas of Concern Highlighted by Critical Reviews:
- Lack of Communication/Responsiveness for Prospective Renters: A significant concern is the reported inability to get a callback from management when attempting to inquire about renting. Multiple attempts resulted in no contact, which is a major barrier for new applicants.
- Inconsistent Management Service: While some older reviews praise the management, more recent experiences (or contrasting ones) suggest a lack of responsiveness to service requests and difficulty reaching the office via phone.
- Inconsistent Rent Pricing: One older review noted paying more for lot rent than a neighbor without a clear explanation, suggesting potential discrepancies in pricing.
Based on the provided information and public data, Russell Village Mobile Homes does not have explicit, currently advertised "promotions or special offers" in the traditional sense, such as discounted rent or move-in bonuses. The available information primarily focuses on the types of living arrangements offered (purchase, lot rental, home rental) and general community benefits.
However, as a managed property under Greenleaf Management, LLC, their overarching approach includes "residents-first amenities" which, while not direct monetary promotions, can be seen as value-added offerings:
- Budget-Friendly Pet Policies: While specific details are not provided, this implies an effort to make pet ownership affordable within the community.
- Financial and Legal Counseling: A unique offering from the management company, providing support beyond just housing.
- Complimentary After-School and Summer Youth Programs: A significant benefit for families with children, potentially saving on external program costs.
- Back-to-School and Holiday Supply Drives: Demonstrating community support.
Prospective residents interested in any specific pricing incentives or move-in deals should directly contact Russell Village Mobile Homes via the provided phone numbers to inquire about current availability and any potential special offers.

For Georgians seeking an affordable and community-focused living environment, Russell Village Mobile Homes in Winder presents an intriguing option. Its location offers the tranquility of a smaller town while maintaining reasonable access to the amenities and opportunities of the wider Barrow County and Atlanta metropolitan areas, including attractions like Fort Yargo State Park. The community's appeal lies in its diverse housing options, including homes for rent or purchase, and its intention to foster a friendly and peaceful neighborhood, as attested by current residents who value its quiet atmosphere and agreeable neighbors.
However, for locals considering this community, it is crucial to approach with a balanced perspective. While the positive aspects of community and affordability are strong draws, the recurring issues highlighted in recent reviews regarding a lack of responsiveness from management, particularly for prospective renters, are significant. For those who are persistent in their communication and prioritize a generally peaceful and established community, Russell Village Mobile Homes offers a viable and potentially enjoyable living solution. Given the feedback, a proactive approach, including attempting to visit in person if initial phone calls are unanswered, would be wise for any Georgian interested in making this community their home.
