Sandstone Terrace About
For Ohio residents exploring mobile home living options in the Athens area, Sandstone Terrace offers an established community situated on Vore Ridge Road. Like many mobile home parks, it provides a unique housing solution that often appeals to those seeking affordability and a sense of community. This overview aims to present a factual picture of Sandstone Terrace, drawing on publicly available information and, crucially, direct feedback from current and former residents, to help prospective occupants in Ohio make an informed decision.
It is essential for anyone considering Sandstone Terrace to be aware of the experiences shared by current residents. Recent reviews highlight significant concerns, particularly regarding utility costs and management responsiveness. One resident vividly expressed their frustration: "DO NOT MOVE HERE... Well, unless you want to pay hundreds of dollars for electric every month. Buckeye rural electric is threw out the entire place, but across the street is AEP. AND THERE IS ABSOLUTELY NOTHING YOU CAN DO!! Got the power shut off because was short $50 and had to wait an hr to get it.. cost over $1000 to get it turned back on and a trip to Jackson.. paid more for the electric bill than rent and lived there for 10 yrs.. might as well had a house that was 1000 a month.." This feedback points to concerns about the electric provider, Buckeye Rural Electric, and the perceived high costs associated with it, especially when compared to AEP service areas nearby.
Another review raises serious issues about property maintenance and management: "Worst place to live if something happens to your trailer. Corporate office is full of excuses and have ignored our trailer to the point of it's not repairable anymore. Never thought it would go from bad ownership to worse unacceptable treatment. The problem is when you need help you get a good run around and having to call 52 time's for who ever is answering the phone to quit hanging up and talk." This account underscores significant dissatisfaction with property upkeep and, more critically, with the responsiveness and effectiveness of the management or corporate office in addressing resident concerns and property repairs.
These direct, albeit negative, insights from residents are vital for anyone considering Sandstone Terrace. They suggest that while the park may offer a location near Athens, potential residents should thoroughly investigate the specifics of utility costs, engage with existing residents if possible, and scrutinize the responsiveness of management before committing. Understanding these challenges is key to ensuring a realistic expectation of living in this particular community.
Sandstone Terrace is located at 8078, 4239 Vore Ridge Rd, Athens, OH 45701, USA. This places the mobile home park within Athens County, a vibrant region in southeastern Ohio. The Vore Ridge Road address positions it in a more rural or semi-rural setting outside the immediate bustling core of Athens city, while still maintaining relatively convenient access.
For Ohio residents, the location offers a blend of peaceful surroundings and practical accessibility to essential amenities. Athens, being home to Ohio University, provides a comprehensive range of services and opportunities, including:
- Shopping and Dining: Numerous retail outlets, grocery stores, and diverse restaurants are available in Athens.
- Healthcare: OhioHealth O'Bleness Hospital and other medical facilities are within a reasonable driving distance.
- Education: Beyond Ohio University, there are public schools and other educational resources.
- Employment: Athens offers various job opportunities in education, healthcare, and local businesses.
- Recreation and Culture: The area boasts parks, cultural venues, and outdoor activities, including the nearby Wayne National Forest and Strouds Run State Park.
The "Vore Ridge Rd" address suggests that while not directly in the city center, the park benefits from being part of the wider Athens community. Access typically involves local roads that connect to major routes in and around Athens. While the exact proximity to public transportation was not explicitly detailed, mobile home parks in such settings often require personal vehicle access for daily errands and commuting. This location provides a balance for those who desire a quieter residential environment but still need easy access to the services and opportunities of a larger Ohio town.
As a mobile home park, Sandstone Terrace typically offers essential services designed to accommodate residents with their own manufactured homes. The core services focus on providing the necessary infrastructure for residential living.
- Mobile Home Lots: The primary service is providing individual lots or spaces for residents to place their manufactured homes. These lots are rented to residents.
- Utility Hookups: Each mobile home lot is expected to come with ready-to-connect utility hookups, which typically include:
- Water Service: Connection to a potable water supply.
- Sewer Service: Connection to a wastewater disposal system.
- Electrical Service: Access to electrical pedestals with appropriate amperage (e.g., 100-amp, 200-amp) for powering the mobile home. As per reviews, Buckeye Rural Electric is the provider for the park.
- Waste Management: Common for residential parks, a system for trash and recycling collection (e.g., communal dumpsters or curbside pickup) would be expected.
- Road Maintenance: Internal roads within the park would be maintained by the park management for accessibility.
- Common Area Maintenance: Maintenance of shared green spaces, if any, and other common infrastructure.
However, it is crucial to address the quality of these services as indicated by resident reviews. The specific concern about "hundreds of dollars for electric every month" and the comparison to AEP rates across the street highlights a significant issue with utility costs, suggesting that residents are directly billed for potentially high electricity consumption or rates from Buckeye Rural Electric. The feedback about "trash everywhere" also indicates that the waste management aspect, or overall park cleanliness, may be a point of significant dissatisfaction for residents. The complaints about management "ignor our trailer" and being difficult to reach ("calling 52 times") also point to issues with the responsiveness and effectiveness of maintenance and administrative services. Prospective residents should inquire thoroughly about all utility billing practices, average costs, and the specific procedures for maintenance requests.
Based on its nature as a mobile home park and the provided resident feedback, the features and highlights of Sandstone Terrace that prospective residents in Ohio might consider include:
- Established Residential Community: Sandstone Terrace has been an existing mobile home park for some time, offering a sense of an established neighborhood for its residents.
- Affordable Living Potential: Mobile home parks often provide a more affordable housing option compared to traditional site-built homes or apartment rentals, making them an attractive feature for individuals or families seeking budget-friendly living solutions in the Athens area.
- Proximity to Athens City: Its location on Vore Ridge Road offers a balance of a potentially quieter, more residential setting while still providing convenient access to the amenities, services, and employment opportunities available in the nearby city of Athens.
- Individual Lots for Mobile Homes: Residents typically lease individual lots, allowing them to own their manufactured home while renting the land it sits on. This can offer a degree of autonomy for homeowners.
However, to provide a factual and balanced perspective, it is critical to also highlight the significant concerns raised by current residents, which impact the overall living experience and therefore act as important considerations for prospective residents:
- High Electricity Costs: A major concern is the utility provider, Buckeye Rural Electric, which residents claim leads to "hundreds of dollars for electric every month," potentially making utility bills higher than anticipated and even exceeding rent. This is a crucial financial consideration.
- Perceived Lack of Management Responsiveness and Maintenance: Reviews describe management as being "full of excuses" and ignoring maintenance issues to the point of homes becoming "not repairable." Difficulty in contacting management ("calling 52 times") suggests a significant challenge in getting issues addressed.
- Cleanliness and Property Upkeep: Complaints about "trash everywhere" and the park "looking so filthy" point to issues with the general cleanliness and maintenance of the common areas and potentially individual lots.
- Health and Safety Concerns: The mention of "health violations" and the drastic statement about the Athens County Health Department needing to "condemn the place" indicate serious potential concerns regarding living conditions and compliance with health standards.
These points are presented factually based on direct resident testimony, providing crucial context for anyone considering Sandstone Terrace. Prospective residents should investigate these areas thoroughly before making a decision.
Information regarding specific promotions or special offers for Sandstone Terrace is not publicly available through the provided data. Mobile home parks, particularly those focused on long-term residency rather than recreational stays, typically do not advertise frequent promotional deals in the way a campground might.
The primary "offer" for residents considering a mobile home park usually revolves around the overall cost-effectiveness of lot rent compared to traditional housing. Any benefits would likely be embedded in the standard rental agreement, such as:
- Competitive Lot Rent: The base monthly rent for a mobile home lot.
- Utility Inclusion (if applicable): While electricity seems to be separately metered and a concern, sometimes water, sewer, or trash services might be included in the lot rent. This would need to be confirmed directly with management.
Given the significant concerns raised by residents regarding utility costs and management, it is paramount for any prospective resident to directly contact Sandstone Terrace. During this conversation, it would be essential to:
- Inquire about the exact monthly lot rent.
- Clarify which utilities (water, sewer, trash) are included in the rent and which are billed separately.
- Ask about the average monthly utility costs for residents, particularly for electricity.
- Request a copy of the lease agreement and park rules in advance to review all terms and conditions.
Direct communication is the best way for Ohioans to get precise financial details and understand all costs associated with living at Sandstone Terrace.

During this conversation, it would be crucial to discuss the specific issues highlighted in the reviews, such as utility billing, maintenance protocols, and management responsiveness. A personal visit to the property is also strongly advised before making any commitments, allowing you to observe the current conditions firsthand and speak with current residents if possible.
For Ohioans exploring mobile home park living in the Athens area, Sandstone Terrace is an established community that offers a specific type of housing solution. Its primary suitability for locals often lies in its potential as an affordable housing option compared to traditional rentals or homeownership, and its location provides access to the amenities and opportunities of Athens, Ohio. For those seeking a residential spot where they can place their own manufactured home, Sandstone Terrace fulfills that basic need within the Athens County market.
However, it is crucial for any local considering Sandstone Terrace to weigh the potential benefits against the significant concerns highlighted by current residents. The issues raised regarding high electricity costs with Buckeye Rural Electric, apparent challenges with property maintenance, and difficulties in receiving responsive management support are critical factors. Ohio residents who value a well-maintained living environment, predictable utility expenses, and proactive management should conduct extensive due diligence. This includes a thorough personal visit, direct questioning of management about the reported issues, and seeking input from multiple residents if feasible. Ultimately, Sandstone Terrace serves as a housing option for those in Ohio who find its location and the concept of mobile home lot rental suitable, provided they are fully informed about and prepared to navigate the specific challenges currently expressed by its community members.

Worst place to live if something happens to your trailer. Corporate office is full of excuses and have ignored our trailer to the point of it's not repairable anymore. Never thought it would go from bad ownership to worse unacceptable treatment. The problem is when you need help you get a good run around and having to call 52 time's for who ever is answering the phone to quit hanging up and talk.
Poor communication. They sell used mobile homes for jacked up prices. They set appointments for people to inspect the homes and then do not show up. It is very difficult to get a return phone call and discussing basic contracts and terms just does not seem to be an option. They charge $30 for a background check, which is reasonable,. However, the condition of half of the trailer park is pretty bad.
I would not move in this trailer court bc the electric company is screwing people We moved in a little over a year ago and our electric bill was running around $900.00 to $1200.00 a month it's Buckeye rural electric and we wasn't the only ones who was having a very high bill. So if anyone wants to talk to me about anything please don't hesitate to contact me.
