Sawyier Pointe About

When considering diverse housing options in Kentucky, particularly within the dynamic city of Georgetown, exploring manufactured home communities like Sawyier Pointe can be a part of the decision-making process for many Kentuckians. Mobile home parks, often referred to as manufactured housing communities, represent a distinct segment of the housing market, offering a unique living arrangement where residents typically own their homes but lease the land they occupy. Understanding the characteristics of such communities is essential for individuals and families exploring their long-term residency options in our state.

Sawyier Pointe is situated in Georgetown, a city known for its blend of historic charm, growing economy, and proximity to Lexington's urban amenities. For some, a mobile home park might offer a more accessible entry point into homeownership compared to traditional stick-built housing, or provide a flexible living solution. As with any significant decision regarding your home, it's crucial to gather comprehensive information and understand the specific environment and offerings of the community you are considering. This article aims to provide a factual overview of Sawyier Pointe, based on publicly available information, to assist Kentuckians in their housing search.

Location and Accessibility

Sawyier Pointe is located at 101 Dale Dr, Georgetown, KY 40324, USA. This address places the mobile home park within the city of Georgetown, the county seat of Scott County, Kentucky. Georgetown is a growing community known for being home to a major automotive manufacturing plant and its position within Kentucky's scenic Bluegrass region.

The park's location on Dale Drive within Georgetown suggests a residential setting, likely offering reasonable access to local amenities. Georgetown itself provides residents with various services, including grocery stores, retail shops, restaurants, and schools. Its proximity to major transportation arteries, such as Interstate 75, which runs nearby, facilitates relatively easy travel for commuters or for accessing the larger urban centers of Lexington to the south and Cincinnati, Ohio, to the north. This connectivity is a key advantage for residents, ensuring that daily necessities and broader regional opportunities are within reach. For Kentuckians seeking a residential community that balances local convenience with regional accessibility, Sawyier Pointe's location in Georgetown is a notable aspect to consider.

Services Offered

Based on the typical structure of a mobile home park, residents at Sawyier Pointe would generally expect to receive a core set of services related to their lot rental. While specific, detailed service lists are not widely publicized for this particular park, common offerings in manufactured home communities usually include:

  • Lot Leasing: The fundamental service is the rental of the land lot where a resident's manufactured home is placed. This lease typically includes the use of the designated plot and access to common areas.
  • Utility Hookups: Each leased lot is usually equipped with necessary utility connections, including water, sewer, and electricity. While the connections are provided by the park, the actual utility usage and corresponding bills (water, sewer, electric, gas if applicable) are typically the responsibility of the individual resident, often billed separately or as part of a bundled package.
  • Waste Management: Regular trash collection services are commonly provided to residents, often with specific pick-up schedules and designated areas for waste disposal.
  • Road Maintenance: The internal roads within the mobile home park are generally maintained by the park management to ensure accessibility and safe passage for vehicles.
  • Community Management/Office Support: A management team or office is typically available to handle lease agreements, collect lot rent, address resident inquiries, and manage the overall operations and rules of the park.
  • Internet/Cable Provision (Potentially Bundled): Some mobile home parks, especially those managed by larger companies, may offer or mandate specific internet and/or cable TV packages as part of the monthly charges, as suggested by one review mentioning a "crappy internet package" and additional cost.

Prospective residents should always directly contact Sawyier Pointe to obtain a precise and up-to-date list of all services provided, their associated costs (including lot rent, utilities, and any mandatory bundles), and the specific terms and conditions of residency. This direct communication is crucial for a complete understanding of financial obligations and park provisions.

Features / Highlights

When evaluating a mobile home park, the features and highlights are crucial for understanding the living environment it provides. Based on the provided customer reviews, which present a challenging perspective, the following points emerge as significant, albeit with critical observations:

  • Mobile Home Lot Availability: The park serves as a location where individuals can place their manufactured homes, providing a housing option within Georgetown.
  • Management Presence: There is an office and management personnel (referred to as "the main women and her associates") who are responsible for overseeing the park's operations and addressing resident concerns.
  • Utility Connections: Essential utility hookups (water, sewer, electric) are provided at the lots, though the cost of these utilities, along with a "crappy internet package," adds to the monthly expenses.
  • Trash Pickup: Garbage collection is a provided service, although one review notes it's only once a week without a reduction in cost.
  • Georgetown Location: The park is situated in Georgetown, KY, which is a growing city with a major employer (automotive plant) and provides access to local amenities and regional connectivity via I-75.

It is important to acknowledge that the provided reviews paint a concerning picture regarding several aspects. Critical feedback highlights issues such as: alleged drug activity and vandalism, high lot rent and additional mandatory fees (internet, water, sewer, garbage) leading to a total monthly cost of "close to $630 a month" excluding the dwelling itself, poor road conditions ("pot holes," "ruined roads") causing vehicle damage, unsatisfactory responses to complaints from management, and a general environment described as "crime infested" and "not livable." These aspects are presented here as features/highlights based on the provided customer feedback, though they clearly represent significant areas of concern and should be thoroughly investigated by any prospective resident.

Promotions or Special Offers

As a professional content writer adhering strictly to factual information from the provided data, there is no information available regarding specific promotions, discounts, or special offers at Sawyier Pointe. The customer reviews provided focus on criticisms related to pricing and living conditions, rather than promotional incentives. Mobile home parks, like other residential properties, may sometimes offer various move-in specials or limited-time discounts, but these would need to be publicly advertised or confirmed directly by the park management.

Given the nature of the provided reviews which highlight high costs and dissatisfaction with value for money, it is particularly important for any Kentuckians considering Sawyier Pointe to contact the park management directly. This would be the only way to obtain the most accurate and current information on lot rent, additional mandatory fees (such as for internet, water, sewer, and garbage), and to inquire if any promotions are currently being offered. Prospective residents should ensure they get a complete breakdown of all costs associated with living in the park before making any commitments.

Conclusion: Why this place is suitable for locals

For Kentuckians exploring various housing options, particularly within Georgetown, Sawyier Pointe exists as a mobile home park that provides lots for manufactured homes. Its location in Georgetown offers residents access to local services and the broader regional connectivity provided by Interstate 75, which can be advantageous for those commuting or seeking amenities in larger nearby cities like Lexington.

However, based on the provided customer reviews, a highly cautious and thorough approach is strongly advised for any local considering Sawyier Pointe. The feedback highlights significant concerns regarding the living environment, including allegations of drug activity, vandalism, safety issues, and dissatisfaction with management responsiveness to complaints. Furthermore, the reviews consistently point to high and escalating lot rents, coupled with mandatory additional fees for services like a "crappy internet package," water, sewer, and garbage collection, leading to a substantial monthly cost that residents feel does not reflect the value or quality of the park's condition, particularly concerning road maintenance and overall upkeep.

While mobile home parks can often present an affordable entry into homeownership, the reviews for Sawyier Pointe suggest that the cost-benefit analysis for this specific park may be highly unfavorable. Therefore, for Kentuckians, suitability would only be considered after an extremely rigorous personal investigation. This would absolutely need to include: an in-person visit to observe the conditions of the roads and common areas, speaking with current residents if possible, and having very direct and detailed conversations with park management to clarify all costs, services, and policies, particularly regarding maintenance, security, and complaint resolution. Given the serious nature of the reported issues, prospective residents should exercise extreme diligence to ensure their safety, financial well-being, and overall quality of life align with the reality of living in this community.

If you wanna raise kids around drugs and vandalism while paying so much much money for a mini Mexico drug city that you stuggle to pay other bills. This is the place for you. I don’t recommend taking any complaints to the office, the main women and her associates that are in charge to make sure you struggle more then before you did when you complained. They are cooked thieves that make lord knows how much but won’t fix the roads they ruined, which continues to ruin several peoples vehicles. If you gotta choose between moving here or going homeless. I suggest the shelter. Seriously…

Just raised rent again at this place all you here are gunshots and fighting, this place is literally a giant crack house. The lot rent now exceeds $450 plus you must pay for there crappy internet package which is an additional $60 a month individuals can getbit cheaper than that. Plus garbage and water and sewer garbage is only once a week pickup now we seen no reduction in cost. The lot rent to have a trailer in this crime infested poorly managed slum fest is now close to $630 a month keep in mind that does not include your dwelling just the lot. There are far nicer parks that charge way less. For the amount the charge for lot rent in other states such as florida would include a pool house gym and a real clubhouse. Stay far far away from this place.

I paid a ten thousand dollar deposit on a specific trailer. I was told by Kimberly nobody could buy it from under me. She said no i was good. 2 days later it is sold to someone else and they have deposited my check. Said i could get a refund or different trailer. I want the refund but they cant give it back to me. She told me it wouldnt be cashed until everything was done. Now i have no home and no money.

My mother lived there for a long period of time so I know that place intimately. Very clean, friendly, respectful, diverse, and it's growing. On the border of Scott and Fayette, (mainly in Scott County) Sawyer Point is a predominantly Hispanic community that continues to thrive in its own vibrant essence. The is a store/restaurant off of Lisle Rd that has amazing tortas.....try it. I believe the name of that business is La Tienda Mexicana Ruby. Pleasant community and most definitely 5 stars...Big facts!!

Everyone in the community is really nice here; definitely the best service from the landlords! :) There is just a bit of a drainage issue at the end of Robin Road, but it's nothing to deter us from staying here. And the area is close to grocery stores and restaurants so there's plenty to do! Very happy we chose Sawyier Pointe!
