In this article, we’ll dive into what makes Suburban Pointe Mobile Home Park a significant part of the Lexington housing landscape. We will explore its location and accessibility, the services it strives to provide, its evolving features and highlights, and ultimately, why it remains a suitable place for locals looking for a long-term home. Our goal is to provide you with factual, up-to-date information to help you make an informed decision about your next home in Lexington.
Resident feedback, spanning several years, provides a dynamic picture of life at Suburban Pointe. Long-term residents highlight that the "place has changed a lot but it's been for the better," noting significant improvements such as "the new park" (playground), cleaner roads, and more lit-up areas with "new street lights." The community is generally described as having "friendly neighbors," contributing to a peaceful atmosphere, especially enjoyable for "going on a walk or taking your dog on a walk" in the mornings. This sense of peace and community is a strong positive for those seeking a stable environment.
However, it's also important to acknowledge all feedback. Some residents have expressed concerns about rising rent costs compared to alternative housing, as well as past issues with property theft, emphasizing the need for personal security measures like cameras. While the dog park is described as "pathetic" by one long-term resident, the introduction of "Two dog parks" in 2024, as noted by an external source, indicates a recent improvement in this area. Despite some challenges, the overarching sentiment from long-term residents points to a community that is consistently working to improve its facilities and resident experience, making it a viable option compared to other mobile home parks in the Lexington and Georgetown areas, which are often described as "way trashier." The overall cleanliness of Suburban Pointe is a recurring point of praise.

Suburban Pointe Mobile Home Park focuses on providing a well-managed environment for its residents, ensuring a comfortable and functional living space. While specific inclusions in lot rent can vary, typical services offered by mobile home parks, and those implied by reviews and general park information, would include:
- Lot Rentals: The park provides plots of land where residents can place their manufactured homes, allowing for an affordable housing option where residents own their home but rent the land.
- Property Management: An on-site or readily accessible management team is responsible for the day-to-day operations and maintenance of common areas, and addressing resident concerns. The park has seen changes in ownership, with current management making ongoing improvements.
- Common Area Maintenance: The park is consistently noted for being "kept clean" with "clean roads," indicating regular maintenance of shared spaces, roads, and lighting.
- Enhanced Lighting: Recent changes include more street lights, contributing to improved safety and visibility within the park, especially during evening hours.
- Community Amenities: The park features a "new park" (likely a playground) and, as of 2024, "Two dog parks," providing recreational spaces for residents and their pets.
- Friendly Neighbors: While not a direct service, the presence of "friendly neighbors" is a highlight, contributing to a positive and welcoming community atmosphere.
- Utility Access: Typically, lot rent in mobile home parks covers access to utilities like water, sewer, and trash pickup, though residents are usually responsible for their electricity and gas bills. Specific details on utility inclusions should always be confirmed with park management.
Suburban Pointe Mobile Home Park boasts several key features and highlights that make it a notable choice for mobile home living in Lexington, Kentucky.
- Well-Maintained and Clean Environment: A consistent theme in reviews is the park's cleanliness. It is frequently praised for being "kept clean" with "clean roads," distinguishing it favorably from other parks in the wider area.
- Evolving and Improving Community: Residents who have lived there for many years attest that the "place has changed a lot but it's been for the better," indicating a proactive management committed to ongoing enhancements.

- Strategic Lexington Location: Situated in Lexington, the park offers convenient access to major universities (UK, Transylvania), significant employers, and a wealth of shopping, dining, and cultural attractions, balancing suburban living with urban amenities.
- Overall Good Condition of Homes: Residents note that trailers are generally "in good shape inside and out," suggesting a community with well-cared-for properties.
Based on the provided customer reviews and general public data, Suburban Pointe Mobile Home Park does not explicitly advertise specific "promotions" or "special offers" in the retail sense. Like most mobile home parks, its primary offering is the rental of land lots for manufactured homes. Pricing for these lots is generally based on market demand, location, and the amenities provided.
However, it's important to consider the context of mobile home park living:
- Value Proposition: The affordability of mobile home lot rent, even with recent increases mentioned in reviews, often presents a more economical housing solution compared to apartment rentals or traditional homeownership in Lexington. This inherent value can be considered a consistent "offer" in itself.
- Long-Term Residency Incentives: While not explicitly stated, some mobile home parks may offer more favorable terms for longer lease agreements, or perhaps slight rent adjustments for long-term, reliable tenants. This is common in the industry but would need to be confirmed directly with management.
The reviews indicate a significant increase in lot rent, with one resident noting it is "close to 800 dollars." This suggests that while historically more affordable, the current pricing reflects ongoing improvements to the park and general market conditions in Lexington.

Last UPDATE: 2017 Great place to live. Great trailer park compared to other ones in Lexington and Georgetown. Those ones are way trashier. This one is kept clean. Everything is great but one thing. People think it’s nice to park and block the road when picking up their children from school or when picking up the mail. People have places to go. UPDATE:10/25/22 This place is still kept clean, lots of friendly neighbors. But it has declined in safety over the past 3 years. There has been cases of people coming from other areas of Lexington to steal peoples property. Make sure you have cameras on your property and don’t let anything outside that is vulnerable to steal. Edit 05/29/2025 Rent is so high just for a piece of land you’re renting. If you guys want to pay close to 800 dollars for rent mine as well get an apartment. Or buy a piece of land for your mobile home.
Been living here almost 11 years and I love it here, this place has changed a lot but it's been for the better the most recent changes are the new park, it's a nice place to spend the evening. The roads are clean and more lit up with the new street lights and the people are friendly I've only seen a Karen onec but she moved a while ago . The trailers are in good shape inside and out but there are still some that are in bad or meh condition it depends on type of person living in them. It's very peaceful espically in the morning for going on a walk or taking your dog on a walk and you might sometimes see an outst or tray but they are usually friendly the only disappointing this is the dog park it's kind of pathetic imagine a 30 ft by 30 ft fence with a bench in it
My mother lives in the trailer park and has for 20 years the trailer park looks good but they take advantage of the older people since the new owner took over that is the only thing. The park for the kids is wonderful.
Love living here but there is a walnut tree that is the bane of my existence! It is right over my lot line. Half the tree is actually over my trailer. Every yeah my trailer gets attacked by the falling walnuts. Not to mention the extra yard work it leaves us. I am always afraid it will damage my trailer. Management will not rove the tree.
Besides the fact that one of my good friends lives there it is a quiet neighborhood. When I visit I usually stay a few days with my friend and I bring my dog. I like walking him there because it is quite and the people seem friendly. It's also clean and kid friendly too. I wouldn't mind living in the area.
