RHP Properties is a company based in Farmington Hills, Michigan, that specializes in the ownership and management of manufactured home communities (mobile home parks) across the United States. For Michigan residents exploring manufactured home living, understanding companies like RHP Properties, headquartered in Farmington Hills, provides insight into a significant player in the industry. As a large-scale manager of mobile home communities, RHP Properties represents a common model for manufactured housing. Their corporate presence in Farmington Hills signifies their rootedness within Michigan's business landscape.
However, based on the provided customer reviews, which are critically negative, it is essential to approach any property managed by RHP Properties with extreme caution and thorough due diligence. The reviews, although not specific to a Michigan-based park, consistently report issues such as frequent rent increases without corresponding improvements, poor maintenance (e.g., constant water outages, severe potholes), unresponsive management, and questionable eviction practices. Such widespread and severe concerns across different properties suggest potential systemic issues in how residents are managed and how properties are maintained.
Therefore, while the manufactured housing model can offer an affordable living solution for Michigan locals, the suitability of any RHP-managed property depends entirely on a prospective resident's rigorous investigation of the specific park they are considering. It is crucial to:
-
Visit the specific park multiple times: Observe the condition of roads, common areas, and amenities.
-
Speak with current residents: Engage with multiple residents to gain unfiltered insights into their daily experiences with maintenance, management responsiveness, and rent increases.
-
Thoroughly review all lease agreements: Understand all clauses related to rent increases, maintenance responsibilities, and eviction policies before signing anything.
-
Document everything: Keep records of all communications with management, maintenance requests, and payment receipts.
For Michigan locals, the appeal of manufactured housing often lies in affordability and community. However, the experiences shared in these reviews indicate that "avoid moving in at all costs" is a prevalent sentiment among some current residents of RHP-managed properties. While the corporate office is located in Michigan, the critical feedback suggests that prospective residents should exercise extreme caution and independent verification before committing to any of their managed communities.
Customer Reviews
I owned my trailer in Edwardsville, Ks. The management staff is very pathetic. Lot rent goes up monthly. Bring in new trailers constantly and then they sit for weeks on end. If you have a issue with anything and bring it to management attention they tell you this is the first they hear about it. But why is it every week you hear the same line of bullshit. How can I get evicted from my home when I was not renting from RHP. I will make it a mission of mine to warn anybody from moving into any RHP properties. I don't even want to give 1 star but it was the only option it gave me.
I would give a 0 review if I could. I reside at the Riverchase Park in Manhattan, KS. We are constantly without water. No water again today. No one will let us know what the issues are or when the water will be restored. The pot holes are ridiculous. I swear someone's car will disappear into the nether regions one day. The rent is constantly raised every few months, with no fixes to any issues in sight. Management is a joke. Avoid moving in at all costs. I wish I had the money to move the trailer, because I would.
I reside at west glen village in Indianapolis, i Have been here 10 years This place is a joke, management is very rude, un trustworthy, harasses the tenants, Has no compassion or empathy for its long term Residents. Maybe if corporate treated them better they would treat their tenants better. We do pay their salaries. I received a eviction notice with out no warning or reason as to why. When contacted management they(Claudio ) was very rude and evasive. No improvements are made but lot rent keeps going up every year. Lot rent is highest in state at $691 + water and sewer which makes it around $800 a month. We are on fixed incomes And get paid only once a month, which falls after the late payment is accessed so we pay
Rhp properties is a garbage company. Ridiculous obnoxious unnecessary rules. Just anything to make others lives miserable. Always turning water off. They let you know it will be shut off after it's shut off. They put in new trailers and then raise lot rent and we all pay for it. Potholes are insane. Nothing for kids to do. Not allowed basketball hoop. Not allowed to let me dog do anything outside yet pay pent rent and deposit. For what? I'm getting the hell out of here as soon as I'm able and I wouldn't recommend this business to anyone. Buy a home somehow some way because renting from these fools you'll pay more than a mortgage with ridiculous rules.
Trust me you do not want to live at Timberlake Pensacola. The roads flood so bad that it goes up in your yard and then leaves debris and mud for the drains not being pumped out, they don't do anything to improve the appearance of this place. When I first move in it was beautiful in 2017 now its run down and totally embarrassing to pull in everyday. They raise your lot rent every year but offer no improvements.
