Shawnee Plains Mobile Home Parks About
For Ohio residents exploring various housing options, manufactured home communities often present an alternative path to homeownership or affordable living. Shawnee Plains Mobile Home Parks, located in Camden, Ohio, is one such community that might appear in your housing search within Preble County. In this model, residents typically own their manufactured home and lease the land (or "pad") it occupies, which can offer a different financial structure compared to traditional real estate.
While the concept of mobile home parks can provide a sense of community and potentially lower entry costs, it is crucial for prospective residents to conduct thorough due diligence and gather a comprehensive understanding of the specific park they are considering. Public reviews for Shawnee Plains Mobile Home Parks offer a significantly mixed perspective. While one review indicates that "The people I know who live there are some of the best I know," suggesting positive individual connections, another review expresses strong negative sentiments, describing the park as a "hell hole" with concerns about management, safety, and misleading practices.
These contrasting viewpoints highlight the importance of personal investigation. For anyone in Ohio considering Shawnee Plains Mobile Home Parks, it is highly recommended to visit the property, speak directly with management, and if possible, engage with current residents to form an independent assessment of the living environment. Understanding the community rules, management's responsibilities versus resident responsibilities, and the true cost of living (including lot rent and utility responsibilities) are paramount before making any housing decisions.
Shawnee Plains Mobile Home Parks is located at 74 N Shawnee Plains, Camden, OH 45311, USA. This address places the community within the village of Camden, a small but established community situated in Preble County, Ohio. The location offers residents the quiet charm of village life with relatively convenient access to surrounding towns and amenities.
Camden is a traditional Midwestern village, providing residents with local essential services such as small shops, local businesses, and community facilities. While Camden itself offers a more rural and laid-back pace, its location in Preble County means it's within a reasonable driving distance of larger towns and cities, expanding access to a wider range of amenities and opportunities. For example, Eaton, the county seat of Preble County, is typically a short drive away, offering more extensive shopping, dining, and healthcare options.
For commuters, the park's location in Camden provides connectivity to regional routes. State Route 725 runs through Camden, offering direct access to areas both east and west. Additionally, larger interstates like I-70 are accessible within a reasonable drive, facilitating commutes to cities such as Dayton (approximately 45-60 minutes away) or even Cincinnati. This allows residents to work in larger urban centers while enjoying the potentially lower cost of living and quieter environment of a smaller community.
The specific mention in a review of "the last park going bye the library" suggests that there might be multiple sections or adjacent parks under a similar umbrella or within close proximity, and that the library serves as a local landmark for navigation. This implies a very localized and integrated feel within the Camden community, where residents are part of the village's fabric.
Based on the nature of mobile home parks and insights from resident reviews, Shawnee Plains Mobile Home Parks likely offers a set of core services standard for such communities. However, it's crucial to acknowledge that resident experiences regarding the delivery and quality of these services can vary significantly, as indicated by the provided feedback.
- Lot Leasing: The primary service is the provision of individual land lots (pads) for lease. Residents own their manufactured homes and pay a monthly "lot rent" for the use of the land.
- Community Management: The park has on-site or accessible management responsible for overseeing daily operations, enforcing park rules, and addressing resident concerns. However, one review explicitly mentions issues with the "Lot Manager," indicating potential challenges in this area.
- Utility Hookups: The infrastructure for connecting homes to essential utilities such as water, sewer, and electricity is typically provided at each lot. Residents are generally responsible for setting up and paying for their individual utility accounts directly with utility providers.
- Road Maintenance: The park is typically responsible for maintaining the internal roads within the community, ensuring they are accessible for residents.
- Community Rules and Regulations: Like most mobile home parks, Shawnee Plains would have established rules governing various aspects of community living, including property maintenance (e.g., keeping yards nice), noise levels, and other conduct designed to maintain a certain standard within the park.
- Rental Trailers: One review mentions "the trailers they rent out," suggesting that the park may offer manufactured homes for rent in addition to leasing lots for owner-occupied homes. This indicates a potential service for those looking to rent rather than own.
- Children's Park/Play Area: A review mentions "the kids park," indicating the presence of a designated area for children's recreation. However, this same review raises serious concerns about safety and supervision in this area due to unsupervised children and drug activity.
Given the significant negative feedback regarding management's responsiveness, the condition of rental units, and concerns about safety in common areas, prospective residents should exercise extreme caution. It is highly advisable to thoroughly investigate these points, perhaps by visiting the park multiple times, speaking with current residents, and obtaining a clear understanding of all terms and conditions before committing to a lease or rental agreement.
Based on the provided information, the features and highlights of Shawnee Plains Mobile Home Parks are perceived very differently by residents. Here's a breakdown, acknowledging both potential benefits and serious concerns:
- Affordable Housing Model: For many in Ohio, manufactured home parks offer a potentially more affordable route to housing compared to traditional stick-built homes or even some apartments, especially in the context of owning one's home.
- Location in Camden, Ohio: The park's address in Camden places it in a quiet village setting in Preble County. This can appeal to those who prefer a more rural or small-town environment away from the hustle and bustle of larger cities. It offers a sense of local community.
- Potential for Community Interaction: One review mentions "The people I know who live there are some of the best I know," suggesting that positive individual relationships and a sense of camaraderie can exist among some residents.
- Children's Play Area (with caveats): The presence of a "kids park" indicates a dedicated space for children to play, which could be a highlight for families. However, this is heavily countered by serious safety concerns raised in another review about unsupervised children and alleged drug activity in this area.
- Proximity to Local Amenities: As part of the Camden village, residents have access to local shops, services, and the village library, which is mentioned as a landmark for a potentially "better" adjacent park.
- Options for Renting Homes: The mention of "trailers they rent out" suggests that the park provides both lot leases for owner-occupied homes and potentially rental manufactured homes, offering flexibility for different housing needs.
However, it is critically important to highlight the significant concerns raised by residents, as these dramatically impact the perceived "features" and "highlights":
- Significant Management Issues: Repeated complaints about the "Lot Manager" being "beyond rude and hateful," not tending to rental units, and harassing owners are major deterrents.
- Safety Concerns: Allegations of "Drugs being done at the kids park" and "unsupervised young child playing in the street" raise serious safety issues, especially for families with younger children.
- High Cost for Value: One review claims "800 too 1000 a mth for a trailer. U could find a nice house or apartment," suggesting that the perceived value for money is poor, especially for rental units.
- Lack of Responsibility: The accusation that "The park assumes no resposnibility for ANYTHING" and that owners are fully responsible for site issues (trees, insects, bringing pad to code) despite not owning the property, suggests burdensome obligations for residents.
- Transient Population: The observation that people "move them in during income tax and there moved out in a year or two" suggests a high turnover rate, which can detract from community stability.
Given the severity of the negative feedback, prospective residents should consider these concerns as primary factors before viewing any advertised features as benefits. Thorough personal investigation is paramount.
Information regarding specific promotions or special offers at Shawnee Plains Mobile Home Parks is not publicly available or advertised in the provided review. Mobile home parks typically do not engage in widespread promotional campaigns like traditional retail businesses or apartment complexes often do. Any special offers would likely be managed directly by the park management and communicated to prospective residents on an individual basis.
Therefore, if Shawnee Plains Mobile Home Parks were to offer any incentives, such as reduced security deposits, waiving of application fees, or discounts on initial lot rent, these would need to be inquired about directly. However, given the nature of the provided reviews that highlight concerns about perceived high costs relative to value and management practices, it is uncertain if such promotions are commonly offered or would be a significant draw.
Prospective residents in Ohio are strongly advised to contact the park directly to discuss any current availability, lot rental rates, and to specifically ask if any special offers or promotions are active for new residents. It is crucial to get all financial details, including lot rent, utility responsibilities, and any potential hidden fees, in writing before making any commitments.

It is highly recommended to call during business hours to speak directly with the park management or a representative. For Ohio locals considering mobile home living, Shawnee Plains Mobile Home Parks in Camden, Ohio, presents itself as an option within Preble County. Its location in a small village offers a quieter, more rural environment compared to larger urban centers, which may appeal to those seeking a less bustling lifestyle. The potential for a community feel, as suggested by some positive resident interactions, can be a draw for individuals and families looking for a close-knit neighborhood atmosphere.
However, it is crucial for prospective residents to approach this community with a highly informed and cautious perspective. The significant negative feedback from multiple reviews, highlighting serious concerns about management's demeanor, perceived lack of responsibility, safety issues within common areas (specifically the children's park), and a potentially high cost-to-value ratio for rentals, cannot be overlooked. While the concept of owning a manufactured home on leased land can offer a more affordable entry point into housing, the overall living experience is heavily influenced by park management and the community environment.
Therefore, for Ohio locals, the suitability of Shawnee Plains Mobile Home Parks is highly dependent on a thorough personal investigation. It is paramount to visit the park, interact with management, and, if possible, speak with current residents to directly verify the current conditions, address all concerns raised in reviews, and fully understand all contractual obligations and responsibilities. Only through such comprehensive due diligence can one truly determine if Shawnee Plains aligns with their housing needs and expectations for a safe, comfortable, and well-managed community.
Customer Reviews
Some of the people or ok others well let's say not a place for your kids if there younger. I believe most of these reviews are paid reviews since there moving in a bunch of new trailers but it's a hell hole and the LOT Manager thinks she owns it. Been in the area since 2017 and can't wait to get away from there. Drugs being done at the kids park. The kids parents that live there just turn there kids loose and never watch them. The run in front of cars etc. My friend lives in the last park going bye the library. If ur really wanting to move to the area. Particularly the Shawnee plains parks . Go to the one bye the library. Less people not such a hell hole. O and 800 too 1000 a mth for a trailer. U could find a nice house or apartment. They move them in during income tax and there moved out in a year or two. Lot Manager does not tend to the needs of cleaning the trailers they rent out and if u own urs prepare to be harassed cuz they don't want owners they don't make money off of owner's. Believe me or not. Find out for your self. Best of luck if u move there.
The people I know who live there are some of the best I know. Can speak for any others though.
Nice wooded area quiet scenic Nice atmosphere.
Google needs to get in there and get that neighborhood properly scanned for GPS. If you're delivering anything you're absolutely screwed. Trailer address numbers are not uniform, worn and unlit. The residents are friendly and the grounds may be a bit cluttered but clean.
Nice, quiet, clean mobile home community on the edge of a well-established family neighborhood. Great city park with 2 play areas for children is just a block or two from the entrance.
