### Services Offered

As a Property Owners Association, Deer Run is primarily focused on the management and maintenance of its community, often providing services that support the property owners and overall well-being of the area. While specific, granular details for every service are not always publicly listed, typical services offered by such associations, supported by positive customer feedback about helpful staff and responsive management, include:

  • Community Management and Governance: The core service involves the oversight of the community by an association that maintains common areas, enforces bylaws and regulations, and handles administrative tasks. ### Features / Highlights

Deer Run Property Owners Association offers several features and highlights that contribute to its appeal as a community in Camden, Ohio. Based on customer reviews, both positive and critical, here are some key aspects:

  • Exceptional Staff and Management: A recurring highlight is the "Wonderful people, employees, and campground!" This is further elaborated by an account of management being "gracious enough to work with us" and "awesome to work with," indicating a supportive and understanding approach to resident relations.
  • Strong Sense of Community: The positive review describes it as a "beautiful community," suggesting a friendly and interconnected atmosphere among residents, which is often a key draw for such associations.
  • Flexible and Accommodating Policies: The anecdote of being able to return to the "same site back when we returned" after an early departure due to a breakdown demonstrates flexibility and a willingness to accommodate residents' unforeseen circumstances.
  • Potential for Serene Environment: The location on Free Short Pike implies a quieter, more secluded setting, which can be a significant draw for those seeking a peaceful escape or residential environment.
  • Return Visitor Loyalty: The phrase "we will definitely be back!" from a satisfied customer speaks volumes about the positive experience and the likelihood of repeat visits or long-term stays, indicating a high level of satisfaction.

However, it is crucial to address the contrasting feedback, specifically the review stating, "Such a shame this once beautiful place has deteriorated so badly. People have no sense of pride in their lots or campers. It looks like a junkyard." This feedback highlights a concern regarding the maintenance and appearance of some individual lots and campers within the community. It suggests that while management may be responsive, the upkeep of individual properties might vary. Prospective property owners and visitors are advised to tour the grounds firsthand to assess the current state and ensure it meets their personal standards and expectations. This contrast in reviews indicates a community with strong positive aspects in management and interpersonal relations, but also potential areas for improvement in overall property aesthetics by some individual lot owners.

Wonderful people, employees, and campground! After leaving early for a breakdown that we needed to travel to have repaired, Deer Run was gracious enough to work with us if we needed to come back after leaving for repairs, and gave us our same site back when we returned! They were awesome to work with and a beautiful community! Thank you and we will definitely be back! Tim & Terri Terry

Absolutely love Deer Run. New Management/owners I do believe. The clean up effort has been excellent. The campground looks great and I am excited for the future here.

If you like the outdoors and would like to own a long term lot to camp on or, more commonly, place a camper then you may just love it here. Amenities include electricity year-round, publice restrooms with showers until water is shut off during the winter and there's also a pool and small putt putt course.

Deer Run is not a public campground. It is campsites owned by individuals that pay annual dues to use the park facilities, just like a HOA.
