Sizemores mobile home park About

For many Alabamians, finding an affordable and well-located place to call home is a top priority. Sizemore's Mobile Home Park in Opelika, AL, aims to provide just that: a community-oriented living experience that balances convenience with a sense of personal responsibility. Mobile home parks like Sizemore's offer a distinct housing option, often appealing to those seeking a more manageable cost of living compared to traditional stick-built homes, while still providing individual living spaces.

Reviews offer a mixed, yet insightful, perspective on life at Sizemore's. One resident states, "Wonderful place to live just mind your own business keep you home and yard looking great." This highlights a key aspect of mobile home park living: the importance of residents contributing to the overall upkeep and atmosphere of the community. It suggests a certain level of independence, coupled with an expectation of maintaining one's personal space, which can contribute to a pleasant living environment for all.

Conversely, another review touches on some challenges, mentioning concerns about "high ass rent," quick evictions for late payments, difficulty reaching the office, and maintenance issues. While these are important considerations for any potential resident, they also underscore the need for clear communication and understanding of lease agreements and park policies. Every community has its unique dynamics, and a direct inquiry about management's approach to maintenance and resident relations can provide clarity. Sizemore's Mobile Home Park, like many managed communities, operates under specific rules to ensure fairness and maintain standards for all residents.

Ultimately, Sizemore's Mobile Home Park presents itself as an option for those seeking a practical housing solution in Opelika. It’s a place where residents have the opportunity to create a home within a community, emphasizing personal responsibility for their living space while benefiting from the park's infrastructure.

Location and Accessibility

Sizemore's Mobile Home Park is conveniently located at 3780, 391 Lee St #391, Opelika, AL 36804, USA. This address places the park in Opelika, a thriving city in Lee County, Alabama, known for its dynamic economy and proximity to Auburn University. The specific address on Lee Street suggests good accessibility, likely via well-maintained local roads.

Opelika's location offers residents of Sizemore's Mobile Home Park a balance between suburban tranquility and urban convenience. The city is well-connected, with easy access to major thoroughfares, making commutes to work, schools, and essential services relatively straightforward. Residents can easily reach local shopping centers, grocery stores, healthcare facilities, and recreational opportunities within Opelika and neighboring Auburn. While some parts of Opelika can be quite bustling, a mobile home park often offers a more contained and quieter residential feel within the city limits. This accessibility is a significant advantage for individuals and families looking for practical housing solutions without being isolated from the conveniences of city life. The clear address allows for easy navigation for potential residents or visitors.

Services Offered

  • Lot Rentals: Sizemore's Mobile Home Park primarily offers lots for rent, where residents can place their own manufactured homes. This is a common model for mobile home parks, providing land lease opportunities.
  • On-Site Management/Contact: While some reviews indicate challenges in reaching management, a mobile home park typically has a management entity or contact point for residents to address concerns, pay rent, or discuss park rules. The provided phone numbers suggest a direct line of communication.
  • Community Rules and Regulations: Like all organized residential communities, Sizemore's Mobile Home Park operates under specific rules and regulations governing aspects like timely rent payment, property maintenance (e.g., keeping homes and yards looking great), pet policies, and quiet hours. These are in place to maintain a consistent living standard for all residents.
  • Maintenance (for common areas): While individual home and yard maintenance is often the resident's responsibility, mobile home parks are typically responsible for the upkeep of common areas, infrastructure (like roads within the park), and utility connections up to the lot line. The level of "maintenance up on the yard or anything else" may vary, as suggested by one review, indicating it's a point of consideration for prospective residents.
  • Utility Access: Lots are equipped with necessary utility hookups (water, sewer, electricity), though residents are typically responsible for their individual utility bills.

Features / Highlights

  • Affordable Housing Option: Mobile home parks often provide a more budget-friendly housing solution compared to traditional single-family homes or apartments, making homeownership (of the manufactured home itself) more accessible.
  • Community Living: The park setting fosters a sense of community among residents, as highlighted by a review mentioning it as a "wonderful place to live."
  • Individual Lot Space: Unlike apartment living, residents typically have their own dedicated lot space, offering more privacy and outdoor area for their home and yard.
  • Pet-Friendly (Potentially): While not explicitly stated in the provided reviews, many mobile home parks are pet-friendly, a common feature that appeals to a wide range of residents (it's always best to confirm their specific pet policy).
  • Convenient Opelika Location: Its address in Opelika provides residents with easy access to the city's amenities, employment opportunities, and local attractions, including its vibrant community life and proximity to Auburn University.
  • Potential for Home Personalization: Owning the manufactured home itself (even if leasing the lot) often allows for more personalization and renovation options than traditional rental properties.
  • Focus on Personal Responsibility: The emphasis on residents maintaining their own homes and yards promotes a clean and tidy environment, benefiting the entire community.

Promotions or Special Offers

Mobile home parks, including Sizemore's, typically don't offer traditional "promotions" in the way a retail business might. Their primary "offer" is the provision of affordable lot rentals for manufactured homes. However, there are nuances in how they attract residents.

Instead of seasonal discounts, some parks might offer:

  • First Month Free (Rare, but possible): Occasionally, a park might offer a special for new residents, such as a reduced rate for the first month or a waived application fee, though this is not commonly advertised publicly.
  • Referral Programs: Some communities incentivize current residents to refer new ones, offering a credit or discount if a referred individual signs a lease.
  • Lease-to-Own Options (for homes): If the park also owns manufactured homes on site, they might offer lease-to-own programs to help residents eventually own their home, in addition to leasing the lot.
  • Incentives for Well-Maintained Homes: While not a direct "promotion," a park that values aesthetics might subtly encourage long-term residents who keep their properties immaculate, perhaps through community recognition or ensuring their continued tenancy.

Regarding the "high ass rent" mentioned in one review, this is subjective and can depend on the market. Potential residents are always advised to compare lot rents with other mobile home parks in the Opelika area and consider what services and location are included for that price. Any specific offers or incentives would almost certainly be communicated directly by Sizemore's Mobile Home Park management. Therefore, it is crucial for interested parties to contact the park office directly to inquire about current lot availability, rental rates, application fees, and any potential move-in specials or other financial considerations that might be available.
