We have lived here for awhile now,and it used to be a nice,and affordable place to live. Ever since this corporation took over (GBH Properties) it has really gone downhill. When we first moved in,water, sewer,and trash were all included in the pad rent,now nothing is included. So now we're paying over $1,000 in rent for a trailer.. Not to mention,if u own your trailer,they will be on u to keep up with it l, meanwhile their rentals are falling apart. Also,rent increases every year for the same excuse ( For the infrastructure of the park) but we still have to swerve pot holes leaving or coming home. I would honestly look elsewhere if you're looking for a place to live.
Chad, our Property Manager, took the time to send all a weather warning with possible steps to follow for safety. Stephanie, the Office Manager, is equally as considerate. Their hearts are truly in their jobs. I would not have tried to find a home within South Woods if I didn't feel these people would take care of us. They go above and beyond!
Stephanie and Chad made our whole process easy! From gathering documentation, to signing forms, to last minute touches! To payment! We are so happy with our new home! They have exceeded our expectations and beyond. Our family will be here a very long time! The community is amazing as well. After signing our papers, our car would not start. Stephanie found one of our neighbors had jumper cables and another man who was visiting, assisted in getting us started and back on our way! Love this community. Thanks "Connie"!
Quiet neighborhood and all the neighbors I've met and gotten to know so far are all very Friendly and kind people. Very nice place to live.
Stay away. I visited the place in March and met manager Kelsey. He showed me two places and I really liked one. I went there five weeks before I wanted to move, because I needed 30 day notice for my landlord to move out. I asked Kelsey how long the approval took, and he said "one day." A fast approval would give me time to arrange things. I didn't hear from him, so I visited a different park five days later. I'm glad I did. The management at the other park is friendly and responds quickly, plus I found a nice home for $100 less per month than what Kelsey showed me. When he finally called me, he told a story about long-term rental tenants wanting to buy a place ... and they wanted the home I liked. He felt really sorry, and had a sad tone in his voice. He said he understood my position of needing time to leave my current place and that he would do the same thing to save money. He wanted me to move-in immediately to beat the other tenants to the home, even if I had to pay two rents for one month. He told me the SAME story a half-year earlier, when I thought the landlord was going to sell the house. I started looking and South Woods MHP was one of my two favorites. I checked the home in person last weekend. It is still empty and being advertised online. There never was any long-term tenants that wanted to buy the place. If Kelsey truly wanted to rent me the home, all he had to do was approve faster and be truthful. He wasted my time by being slow to approve, and he was careless with the truth. Now the home is empty and he's getting no money for it. If someone is careless with the truth before you move in, what's going to happen after you move in? Like I said, I found a nicer park with better management, and I'm renting a home for $100 less per month. Stay away.
