When exploring such opportunities, it's essential for prospective residents to gather comprehensive information to make an informed decision that aligns with their lifestyle and expectations.
Ozark Mobile Home Park, like any residential community, has its own unique characteristics. Public reviews from current residents offer valuable insights into the lived experience within the park. Some reviews highlight concerns regarding the perceived lack of improvements despite rent increases, and the addition of utility costs for water and sewage. Other feedback touches upon issues related to management practices, specifically concerning approval processes for residents and information handling on applications. It's important to remember that individual experiences can vary, and direct communication with park management is always recommended to clarify any potential concerns and gather the most current information.
Understanding the nuances of community living, including management styles and evolving costs, is crucial for anyone considering a move. While the provided feedback indicates areas where residents feel improvements are needed, it also reflects that a community of residents calls Ozark Mobile Home Park home. For those in Missouri exploring manufactured home living as a viable option, this overview aims to provide a factual basis for further personal investigation into what Ozark Mobile Home Park might offer.
Ozark Mobile Home Park is situated at 2464 Cedar Ln, Arnold, MO 63010, USA. Arnold is a city located in Jefferson County, Missouri, just south of St. Louis. This positioning offers residents a balance between suburban living and access to the amenities and opportunities of a larger metropolitan area.
Arnold's location provides good accessibility for residents. It is well-connected by major roadways, with Interstate 55 (I-55) running nearby, offering a direct route to downtown St. Louis to the north and other communities in Southern Missouri. State Route 141 (locally known as Arnold Commons) also serves as a key artery, providing access to local businesses, shopping centers, and services within Arnold itself.
The address on Cedar Lane suggests a residential street, likely contributing to a neighborhood feel within the park's immediate vicinity. For daily needs, Arnold offers a variety of grocery stores, retail outlets, dining establishments, and essential services such as healthcare facilities and schools. Residents can typically find everything they need for daily living within a short driving distance.
Arnold also boasts several parks and recreational areas. These include Arnold City Park, with its fishing lake and walking trails, and the Arnold Recreation Center, which offers various fitness and community programs. Other nearby attractions like Mastodon State Historic Site and Cliff Cave County Park provide opportunities for outdoor exploration and historical learning. This blend of urban convenience and natural attractions adds to the appeal of living in Arnold, making Ozark Mobile Home Park a potentially convenient base for locals. The area is generally considered car-dependent, meaning personal vehicle transportation is typically necessary for most errands and commuting.
When considering a mobile home park, understanding the services included in the lot rent versus those that are additional costs is paramount. Based on available public feedback, Ozark Mobile Home Park provides the land for mobile homes, and some utilities, though the structure of utility payments has recently changed.
-
Lot Rental: The primary service offered by Ozark Mobile Home Park is the rental of individual lots or spaces where residents can place their manufactured or mobile homes. This includes the use of the designated plot of land within the community.
-
Water and Sewage: According to a recent resident review, water and sewage are now paid for separately by residents. This indicates that while the infrastructure for these utilities is in place, they are no longer included in the base rent, representing a shift in the cost structure for residents.
-
Trash Service: While the review mentions, "Next it will be trash," implying that trash service is currently included but residents anticipate it may become an additional cost in the future, it is presumed to be part of the base offering at the time of the review.
-
Community Management: The park operates under management, responsible for the overall operation and rules of the community. Resident reviews indicate that management handles application processes and approvals for new residents.
It is crucial for prospective residents to directly contact Ozark Mobile Home Park to get the most current and detailed information on all services, what is included in the lot rent, and what additional fees or utility charges apply. This includes clarifying the specifics of water, sewage, and trash payments, as well as any other potential charges not explicitly mentioned in public reviews. Understanding the full financial picture is essential for making an informed decision about living at the park.
Ozark Mobile Home Park, like any residential community, has features that shape the living experience for its residents. Based on the provided public feedback, here are some points that can be considered features or highlights from a resident's perspective, alongside areas of concern.
-
Established Community: The fact that residents live here and have been for some time indicates an established community. This can be a highlight for individuals and families looking for a sense of belonging and neighborly interaction, as opposed to a transient living situation.
-
Resident Perspective: A direct quote from a resident stating, "I live here and I am not trash," highlights the pride and self-respect within the community. This indicates that while some external perceptions or internal issues may exist, residents maintain their dignity and value their homes, which can foster a supportive environment among neighbors.
-
Mobile Home Living Affordability (Initial Consideration): Mobile home parks generally aim to offer a more affordable housing alternative compared to traditional homeownership or high-cost apartment rentals. While recent rent increases and added utility costs are a concern for current residents, the base premise of mobile home living often remains a more budget-friendly option for many Missourians looking for a standalone home.
-
Individual Home Space: Unlike apartment living, mobile home parks offer individual lots for each home, providing residents with their own private space, and potentially small yards. This can be a significant advantage for those seeking more personal space and outdoor areas.
-
Accessibility to Arnold Amenities: Being located in Arnold means residents have access to the city's amenities. These include shopping centers, dining options, schools (within the Fox C-6 School District), and various local parks like Arnold City Park and the Arnold Recreation Center. The proximity to major roads like I-55 also facilitates commuting to larger employment centers and attractions in the St. Louis metropolitan area.
It is important for prospective residents to weigh these potential benefits against the challenges raised in the reviews, particularly concerning management practices and the financial aspects of living there. Engaging directly with the park management and, if possible, speaking with current residents on site, can provide a more balanced and current view of the community's features and overall living experience.
Based on the provided resident reviews for Ozark Mobile Home Park, there are no specific "promotions" or "special offers" publicly highlighted in the traditional marketing sense (e.g., move-in specials, discounted rates for new residents). The reviews primarily focus on the evolving cost structure for current residents.
The information suggests a focus on the core service of lot rental. However, the feedback indicates changes to the pricing model, which can be interpreted as a shift in how costs are allocated to residents:
-
Rising Rent and Utility Costs: Residents explicitly mention that "rent went up again and now water and sewage we have to pay for it." This indicates that these utilities, which might have been included in previous rental agreements, are now separate charges. The concern about "Next it will be trash" further suggests a potential trend towards unbundling utility costs from the base lot rent.
For prospective residents, this means that the "offer" is primarily the availability of a lot for a mobile home within the park, with the understanding that the monthly costs will include lot rent plus separately billed utilities (water, sewage, and potentially trash in the future).
Given the nature of the feedback, it is highly recommended that anyone interested in Ozark Mobile Home Park directly contacts the management to obtain a complete and current breakdown of all fees, including:
-
Current lot rental rates.
-
Exact charges for water and sewage.
-
Whether trash removal is currently included or an additional charge.
-
Any other potential fees (e.g., pet fees, application fees, late fees).
Understanding the full financial commitment upfront is crucial when evaluating a residential community like Ozark Mobile Home Park.

Ozark Mobile Home Park in Arnold, MO, holds a particular suitability for Missouri locals seeking an alternative to traditional housing, especially within the context of the St. Louis metropolitan area. While recent resident feedback highlights areas for improvement and increased costs, the core appeal for locals lies in specific aspects of mobile home living and its location.
Firstly, for many Missourians, mobile home parks offer a potentially more accessible entry point into homeownership or a more affordable rental option compared to detached single-family homes or apartments. This can be especially attractive for individuals or families looking for independent living without the full financial commitment of a traditional mortgage, or those seeking a more permanent residence than apartment leasing can provide. The individual lot structure offers a sense of personal space, a benefit often valued by those moving from more densely populated areas.
Secondly, the park's location in Arnold is a significant advantage for locals. Arnold provides a suburban environment with easy access to major transportation routes like I-55, connecting residents quickly to employment centers, healthcare facilities, and cultural attractions in St. Louis. This balance of a quieter residential setting with urban proximity is often sought after by Missourians who want to avoid inner-city living but still desire convenience. Local amenities in Arnold, including shopping, dining, and recreational parks, cater to daily needs and leisure activities, fostering a self-contained community feel.
Furthermore, the existence of an established community, as evidenced by residents who call the park home, suggests a potential for neighborly connections and a familiar environment. While challenges may arise in any community, the opportunity to be part of an existing residential fabric can be appealing to those looking to settle down in a known area.
However, it is crucial for Missouri locals to engage proactively with Ozark Mobile Home Park's management to thoroughly understand all current terms, costs, and community guidelines. Clarifying expectations regarding rent, utility payments, and any planned park improvements is essential. For those who carefully weigh these factors and find the cost-to-benefit ratio aligns with their housing goals, Ozark Mobile Home Park could remain a viable option for community-based mobile home living in the Arnold area.

Owner doesn't go by law when doing approvals for residents and manager does what she wants on applications including cha ging your information.
I live here and I am not trash. But our rent went up again and now water and sewage we have to pay.for it. Next it will be trash. With new ownership would expect a lot of improvements . But I see is my money going out every month. It isn’t worth to move here.
Don’t even bother with them. When I called asking the requirements for the length and year of a trailer I was 1. Being talked to in a disrespectful manner, 2. Being ignored because they refused to answer my question until like the 5th time I asked. And 3. They haven’t been able to allow new trailers into this location in over 10 years!!!! It’s crazy how they can still advertise they have space but then you call and get some disrespectful chick that doesn’t understand “what are the requirements on a trailer” instead she says “we don’t have room for a trailer” could’ve started out with the whole, whoever is running your park is refusing trailers not a “we don’t have space” what a joke.
Horrible management, new managers took over, they want to fight with the city of Arnold on everything making stuff harder on the residents. Rent keeps going up yet they wont even salt the roads when it’s icy. Find a better place to live, this place is going downhill.
It's quiet, and friendly neighbors. Altho the water has been raising. We'll make it!🙏
