Statesville Estates Mhp About

For North Carolina locals considering mobile home living, understanding the various community options is a crucial step. Statesville Estates MHP, located at 164 Yellowstone Ln in Statesville, NC, is one such mobile home park that offers long-term residential opportunities. When exploring potential places to call home, it's important to gather as much factual information as possible, including both the positives and any challenges highlighted by current or past residents.

Statesville Estates MHP presents a mixed picture based on available public feedback. One long-term resident expresses a positive sentiment, stating, "I've lived here for 12 years I love here but the only thing I don't is the speed bumps." This indicates a certain level of comfort and longevity for some residents. However, another review describes the park in very critical terms, calling it "a dump," noting that "trailers are old," "they all need work," and raising concerns about management accessibility ("you never see the owner, the maintenance person doesn't even live in this state"). This contrasting feedback underscores the importance of thorough due diligence for any prospective resident.

This article aims to provide a clear and factual overview of Statesville Estates MHP, helping North Carolina users gain a better understanding of what to expect from this mobile home community.

Introduction / Overview

Statesville Estates MHP is a mobile home park situated at 164 Yellowstone Ln, Statesville, NC 28677, USA. As its name suggests, it is primarily a residential community offering lots for manufactured homes. Mobile home parks like Statesville Estates MHP provide a distinct housing solution within North Carolina, often presenting a more affordable alternative to traditional stick-built homes for individuals and families seeking long-term residency.

The essence of Statesville Estates MHP, as gathered from public reviews, suggests a community with a long-standing presence, where some residents have found a home for over a decade. The mention of "speed bumps" as a primary concern by a long-term resident might indicate that for some, the daily living experience is largely routine, with minor inconveniences being the main points of contention. This can imply a stable environment for those who find the park suitable for their needs.

However, it is equally important to acknowledge the very critical perspective offered by another reviewer. Allegations of old trailers needing work, an absentee owner, and a remote maintenance person raise significant questions about the overall condition and management responsiveness within the park. This stark contrast in feedback highlights that prospective residents should conduct a comprehensive personal assessment, carefully weighing the potential for an established residential community against potential challenges related to property condition and management oversight. Understanding this spectrum of experiences is vital for anyone considering Statesville Estates MHP as their next home in North Carolina.

Location and Accessibility

Statesville Estates MHP is located at 164 Yellowstone Ln, Statesville, NC 28677, USA. Statesville, the county seat of Iredell County, is a well-known city in the Piedmont region of North Carolina. This strategic location offers residents a blend of small-city convenience and excellent regional accessibility, making it an attractive area for many North Carolina locals.

The park's address on Yellowstone Lane suggests it is situated within a residential area of Statesville, offering a typical suburban feel. Residents can easily access various amenities within Statesville itself. The city provides numerous options for grocery shopping, a wide array of retail stores, diverse dining establishments, and essential services like healthcare facilities and pharmacies. Statesville also boasts local schools, parks, and community centers, contributing to a well-rounded living environment for families and individuals.

One of Statesville's most significant advantages is its exceptional connectivity. The city is positioned at the intersection of two major interstate highways: Interstate 77, which runs north-south, and Interstate 40, which runs east-west. This makes Statesville Estates MHP highly accessible from almost any part of North Carolina. Residents can easily commute to larger metropolitan areas such as Charlotte to the south (approximately 45 minutes to an hour drive) or Winston-Salem and Greensboro to the east (also within an hour's drive). Asheville and the scenic Blue Ridge Mountains are also comfortably accessible to the west, offering abundant opportunities for outdoor recreation and weekend getaways. This prime location allows residents to enjoy the benefits of a more relaxed community while remaining well-connected to major economic and cultural hubs across the state. The area is largely car-dependent, with personal vehicles being necessary for most errands, and ample parking is typically available within the park.

Services Offered

As a mobile home park, Statesville Estates MHP primarily provides the foundational services necessary for manufactured home residency. While explicit details on a comprehensive list of specific services from the park's management are not widely available in public data, based on industry standards for mobile home communities, residents would typically expect the following core provisions:

  • Lot Rentals: The primary service is the rental of individual land plots where residents can place their mobile or manufactured homes. This allows residents to own their homes while leasing the underlying land.
  • Utility Hookup Infrastructure: The park provides the necessary groundwork for essential utilities to each lot, including connections for water, sewer, and electricity. Residents are generally responsible for establishing their own accounts with utility providers and paying for their consumption directly.
  • Waste Management Access: Residents would typically have access to regular trash collection services, either directly facilitated by the park's management or through an arrangement with local municipal waste services in Statesville. Proper waste disposal is essential for community hygiene.
  • Internal Road Maintenance: The upkeep of the internal roads within the mobile home park is usually a responsibility of the park management, ensuring ease of access and safe navigation for residents and visitors. The mention of "speed bumps" in a review indicates the presence of such internal road features.
  • Community Management: A management entity is responsible for the overall operation of the park. This includes the enforcement of community rules and regulations to maintain a consistent living environment, and addressing general property-related concerns. However, the review mentioning an absentee owner and remote maintenance person suggests potential challenges in the responsiveness or presence of direct, on-site management.

Given the mixed feedback, prospective residents should be proactive in inquiring directly about the specifics of these services, management's responsiveness, and what is explicitly included in the lot rent versus what are additional resident responsibilities. Clear communication regarding these aspects is crucial before committing to residency.

Features / Highlights

Statesville Estates MHP, as a mobile home park in Statesville, NC, offers several features that define its living environment. While some aspects are highlighted positively by residents, others present potential areas for consideration. Here are the key features and highlights based on available information:

  • Established Residential Community: The park is an established mobile home community, providing long-term residential options for manufactured homeowners. The fact that a resident has lived there for 12 years suggests a degree of stability for some inhabitants.
  • Location in Statesville, NC: Being situated in Statesville provides residents with the benefits of a city that combines local amenities with significant regional accessibility via Interstates 77 and 40. This allows for convenience in daily life and easy travel throughout North Carolina.
  • Affordable Housing Potential: Mobile home parks are often sought after for providing a more affordable pathway to homeownership or long-term rental living compared to traditional site-built homes. This makes Statesville Estates MHP a potential solution for those seeking cost-effective housing in the Iredell County area.
  • Presence of Speed Bumps: While a minor point, the mention of "speed bumps" by a long-term resident indicates efforts to manage vehicle speeds within the park, potentially enhancing safety for pedestrians and children. For some, this might be a positive feature.
  • Existing Community Base: The duration of residency for some individuals (e.g., 12 years) suggests an existing resident base, which can imply a certain level of community interaction and established neighborhood dynamics, even if not explicitly detailed in public reviews.

It's crucial to balance these typical features with the concerns raised in the critical review, which highlight potential issues such as the age and condition of trailers, and the perceived lack of direct owner or maintenance presence. Prospective residents should personally assess the physical condition of the park and homes and inquire about management practices to gain a full understanding of these features.

Promotions or Special Offers

As a residential mobile home park, Statesville Estates MHP typically does not advertise short-term promotional offers or seasonal discounts in the same manner as a retail business or a transient campground. The business model for mobile home parks is centered on long-term lot rentals for residents who own or are leasing manufactured homes. Therefore, widely publicized "promotions" are not common.

Public information does not indicate any current promotions or special offers directly from Statesville Estates MHP at 164 Yellowstone Ln, Statesville, NC 28677. Any potential incentives, such as a waived security deposit, a reduced first month's lot rent, or special pricing on specific manufactured homes (if the park also facilitates sales), would likely be negotiated directly with the park management or an associated sales entity, if available at all. These types of arrangements are rare and are highly dependent on the park's specific needs, occupancy rates, and policies at any given time.

For North Carolina locals interested in becoming residents, the best course of action would be to make direct contact to inquire about current lot availability and any financial terms. However, it is exceptionally important to exercise caution, especially in light of the negative review concerning management and property conditions. Any financial agreements or commitments should be thoroughly documented in writing, reviewed carefully, and understood completely before any money changes hands or contracts are signed. Always ensure you receive proper receipts and copies of all signed paperwork.

Contact Information

For those interested in learning more about Statesville Estates MHP, including lot availability or potential home rentals/sales, obtaining direct contact information is essential. Unfortunately, a publicly listed and readily verifiable phone number specifically for the management of Statesville Estates MHP at 164 Yellowstone Ln, Statesville, NC 28677, USA, is not consistently available through general online searches. This aligns with the concern raised by one reviewer about never seeing "the owner" or the "maintenance person."

Given the lack of easily accessible direct contact details for the park management, prospective residents in North Carolina may need to explore alternative avenues for inquiry:

  • On-Site Visit: A direct visit to the park itself may reveal posted contact information, such as a management office or a phone number listed on a sign at the entrance.
  • Local Real Estate Agents: Some mobile homes within parks are sold or rented through local real estate agents who specialize in manufactured homes. Checking local real estate listings in Statesville, or contacting agents known to work in the manufactured home market, might provide a point of contact for available units or general park information.
  • Manufactured Home Dealerships: Local manufactured home dealerships in the Statesville or Iredell County area may have established relationships with various mobile home parks and might be able to provide information or facilitate connections.
  • Iredell County Property Records: Public property records for 164 Yellowstone Ln, Statesville, NC, could potentially list the owner or managing entity, which might offer a way to find contact information.

Due to the critical feedback regarding management and property conditions, any potential communication or transactions should be approached with extreme caution. It is vital to ensure that any agreements are in writing, all terms are clear, and proper documentation is provided for any financial exchange.

Conclusion: Why this place is suitable for locals

For North Carolina locals considering mobile home living, Statesville Estates MHP in Statesville presents a housing option that merits careful consideration. Its suitability largely depends on individual priorities and the willingness to thoroughly investigate the living conditions and management practices. On one hand, the fact that a resident has lived there for 12 years suggests that for some, the park has provided a stable and acceptable long-term home. This longevity can indicate a degree of comfort and familiarity within the community for a segment of its residents.

Geographically, Statesville Estates MHP benefits from its location in Statesville, a city known for its excellent accessibility across North Carolina. The intersection of Interstates 77 and 40 near the park means residents have convenient routes to major employment centers, shopping, dining, and healthcare facilities in Charlotte, Winston-Salem, and Asheville. This connectivity is a significant advantage for those seeking the affordability of mobile home living without sacrificing access to broader regional opportunities and amenities.

However, prospective residents must critically evaluate the concerns raised in negative reviews, particularly those pertaining to the age and condition of the homes ("trailers are old, they all need work") and the accessibility of management ("you never see the owner, the maintenance person doesn't even live in this state"). For North Carolina locals, performing thorough due diligence, including an on-site visit to personally assess the property and diligent inquiry into management responsiveness and maintenance protocols, is essential. If these concerns can be addressed to a satisfactory level, and the blend of affordable housing and convenient Statesville location aligns with their needs, Statesville Estates MHP could still be a viable residential option. Ultimately, it offers a pathway to homeownership or long-term rental in a well-connected part of the state, provided that individuals approach their decision with a fully informed perspective.
